Yonkers, New York

Can you find out who owns it?

New York records title by deed. Yonkers deeds are recorded with the Westchester County Clerk, whose online index of deeds back to 1680 is free; the Clerk keeps no list of sale prices. The City of Yonkers Assessor keeps the tax roll, and the State publishes each year's roll joined to parcel maps: owner of record, mailing address, property class and full market value for every parcel, served free by Westchester County GIS. Sale prices are on the State form (RP-5217) filed with each deed. The State's transfer tax is $2 per $500 and Yonkers adds its own 1.5% tax. Where the Yonkers IDA holds title under a tax deal (a PILOT), the roll names the agency, not the business using the building.

MGM Growth Properties' 2019 10-K says it acquired the developed real property from MGM on 29 Jan 2019 for about $634M (assumed debt plus OP units). No source opened links that venture to the LLC, so the price is not given as this owner's. The brief's 'Forest City / Brookfield' is out of date: Forest City Ratner developed it, and the IDA data still lists 'FC Yonkers'. The core land

The most valuable ground in the city, and what the public record says about it.

Yonkers assesses at a small fraction of value, so the State's full market values (assessed value divided by the equalization rate) are the comparable figures. The top of the roll is public plant: Con Edison's franchise, New York City's Hillview Reservoir, the County's sewage plant, the hospitals and the schools. All figures are from the 2025 roll as published in the State's public parcel layer (s1), read 14 Oct 2026.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies dominate. The Board of Education holds the most valuable public estate. The City holds the most parcels after the State, which owns the parkway corridors. Westchester County holds the most land, mostly parks and the sewage plant. New York City owns the Hillview Reservoir and aqueduct land. The City's housing authority (MHACY) is the largest housing landlord. Where the Yonkers IDA holds title under a PILOT, the roll names the agency. Figures group the name variants on the 2025 roll; acres are the roll's own field and leave out streets.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

New building in Yonkers is almost all apartments, and almost all of it runs through the Yonkers IDA: the developer leases its site to the agency and pays PILOTs instead of full tax. The State's IDA data is therefore the best public list of who is building. The 2025 roll records 25 multi-unit residential parcels (classes 410-419) built from 2018 to 2025, with 3.29M sq ft of floor area. The figures below are IDA project amounts (FY2024 report), not units. Company names only; no league table exists.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

No single landlord dominates commercial Yonkers. The retail corridor on Central Park Ave is held by mall partnerships and listed shopping-centre REITs; offices on Executive Blvd and the waterfront are held through single-asset LLCs. Figures are commercial-class parcels (property classes 400-499, apartments 411 excluded) on the 2025 roll, with REIT square footage from the REITs' own filings.
