Worcester, Massachusetts
Worcester's assessor publishes the owner of record, assessed value and last recorded sale of every parcel, and MassGIS redistributes it as a free public-domain file. The deeds themselves sit at the Worcester District Registry, whose search is closed to automated readers.

Massachusetts records title by deed at county registries of deeds. Worcester's is the Worcester District Registry of Deeds, searched through the state's masslandrecords.com portal, which the City's own Assessing page links to. The City Assessor lists and values every parcel each year. Its property-records search names the owner, and MassGIS publishes the same assessor extract (owner, mailing address, values, last sale date, price and deed book/page) as a free statewide parcel file that its metadata places in the public domain. Sale prices therefore appear twice: on the recorded deed, where the state deed excise is paid, and in the assessor's last-sale field.

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

| Polar Park 100 Madison Street, Canal District 207,444 sq ft building area on the roll; 7.58 acres |
Civic | City of Worcester (Ballpark Commission) Home of the Worcester Red Sox, the Boston Red Sox's Triple-A team. The FY2026 roll names CITY OF WORCESTER BALLPARK COMMISSION as owner, by a $100 transfer recorded 31 Dec 2024 (book 71482, page 246). Value $146.3M, the most valuable City parcel after Green Hill Park. WBJ (Jan 2021) called the Worcester Redevelopment Authority 'the technical owner of the ballpark site' when it approved the team's lease to play there for at least 25 and up to 35 years. The team also took on a $17M cost overrun, bringing the total to about $157M. The team is a tenant, not an owner. Madison Properties gave the City the land in exchange for tax breaks on its own projects (WBJ 2023). |

Pairing 101 Commercial St with the convention wing relies on its owner, build year and position on the roll. The private operator was not established from a source that was opened. |

The core land
The most valuable ground in the city, and what the public record says about it.
Worcester's most valuable ground is institutional: the UMass medical campus, Holy Cross, WPI and Assumption each outrank every private building. The most valuable taxable parcel is a for-profit hospital. Downtown office towers are assessed at $14M–$25M, below their recent prices. All figures are the FY2026 roll (MassGIS extract, values as of 1 Jan 2025), read 14 Oct 2026 and summed by this research.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Worcester's largest holders are public bodies and the colleges and hospitals, not companies. The FY2026 roll carries $32.44B of assessed value on 47,675 records. Records in the exempt use classes (9xx) account for 1,920 of them and $8.23B. The City alone, including its schools, holds about $2.5B. The Commonwealth's largest single holding is the UMass medical campus at 360 Plantation St. Four private colleges hold about $1.8B between them. Figures below group the owner-name spellings on the MassGIS FY2026 extract of the City Assessor's roll (values as of 1 Jan 2025), counted by roll record with lot acres as the roll states them. They were summed by this research. The Department of Conservation and Recreation (DCR) does not appear under that name.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Worcester builds in bursts of large rental buildings. Census permit files show 162 units authorised in 2021, then 812 (2022), 267 (2023), 945 (2024) and 470 in 2025. In 2022 and 2024 nearly all of them were in buildings of five or more units: 701 units in 10 buildings in 2022 and 819 in 16 in 2024. Single-family permits run at 57–94 a year. The national home builders are absent. Developers build an apartment building, lease it, and often sell it to an institutional investor within a year or two: Veris to Jones Street at 145 Front, and Wood Partners to an Eaton Vance (Morgan Stanley) entity at Alta on the Row. No Worcester builder league table exists. The entries are new buildings on the FY2026 roll and the reported sales.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Worcester has no institutional office landlord of Boston's scale. The downtown towers belong to regional private owners in single-purpose LLCs, and national REITs appear mostly as net-lease or healthcare owners. Taxable commercial, industrial and mixed-use records (use classes 0xx, 3xx and 4xx) total 3,239 on the FY2026 roll, worth $4.59B. Holdings below group roll records by owner entity. Where the link to a firm rests only on a 'care of' mailing address, the note says so. A mailing address is not proof of ownership.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Deed prices from the registry. Massachusetts prints the deed excise on recorded deeds, but the Worcester registry's search (masslandrecords.com/Worcester) is behind an Incapsula challenge, and worcesterdeeds.com redirects to a Cloudflare challenge. No deed was read. Prices here come from SEC filings, named reporting, or the assessor's last-sale field (which carries the recorded consideration with book and page).
- The members of single-purpose LLCs: 145 Front LLC (WBJ names Jones Street Investment Partners from registry records), Front Street Associates LLC and 120 Mercantile Center LLC, Grid Worcester Holdings LLC, Bel Row LLC (WBJ names an Eaton Vance entity) and Worcester TC LLC (100 Research Dr, $83.3M, the fourth most valuable taxable parcel). None was confirmed from a filing.
- Mercantile Center's 2015 price. The roll gives $24.5M for one deed covering three parcels, while WBJ (2019) reported $33M. The difference may come from parcels or assumed costs and was not reconciled.
- One and Two Chestnut Place. WBJ (2023) reported Synergy bought them for $10.5M. The FY2026 roll shows 10 Chestnut St in OCP Worcester Owner LLC with a $7.7M sale on 31 Oct 2025, so a later transfer or restructuring is possible but not established.
- Whether the Commonwealth's 'Education' records at 360 Plantation St are held for the University of Massachusetts (UMass Chan Medical School). The roll does not say so, and umassmed.edu returned 403.
- The operator of the DCU Center, and the current naming-rights holder. These came from search snippets only, and the operator's site has no published terms page to check, so it was not read.
- The Worcester Red Sox's lease terms beyond what WBJ (2021) reports, and why Polar Park's title passed to the City's Ballpark Commission on 31 Dec 2024 (a $100 transfer on the roll).
- Kite Realty Group's role at 525 Lincoln St (Lincoln Plaza). Kite is the roll's care-of addressee, while Agree Limited Partnership is the owner of record and Agree reports land only.
- 440 Lincoln Street Holding ($63.4M, 441,384 sq ft gross). Its parent was not established, and EDGAR full-text search found no match.
- Listing-portal terms (Zillow, Redfin, MLS PIN) were not opened for this city, so scrapingProhibited is empty, not cleared. No portal was scraped.
- The roll names private individuals as owners of most homes and of some commercial parcels. None is reproduced here, and a nominee or family realty trust is named only where a filing ties it to a company.
