Winston-Salem, North Carolina
Forsyth County publishes the owner of record, assessed value, deed stamps and last sale price of every parcel in Winston-Salem free through public map services, and North Carolina's deed stamps price most sales. Downtown's towers sit in single-purpose LLCs, two have passed through foreclosure since 2022, and the City, the school board and Wake Forest hold the most land.

North Carolina records title by deed with the county Register of Deeds; Winston-Salem lies wholly in Forsyth County. The County Tax Assessor's mapping section keeps what it calls the 'tax scroll' of owners, built from Register of Deeds records, and publishes every parcel's current owner, mailing address, deed book and page, deed date, revenue stamps, total assessed value and last qualified sale price through a free public map service and an online property search, with no account. Prices reach the record because the seller pays the State's deed excise tax of $1 per $500 of price, which the stamps record. The limits: towers sit in single-purpose LLCs, a sale of the owning company shows no price, and the County grants no reuse licence for the data.

Office | R. J. Reynolds (roll: 'Reynolds R J Inc'), a BAT subsidiary The roll names 'Reynolds R J Inc', mailed to PO Box 2959, Winston-Salem, on 401 N Main St (1.73 acres, built 1981), assessed at $35.5M. BAT's 2025 Annual Report gives 401 N. Main Street as the address of R. J. Reynolds Tobacco Company and other U.S. subsidiaries, and calls Winston-Salem 'our U.S. headquarters'. Other city holdings include 950 Reynolds Blvd ($39.1M), 2901 Shorefair Dr ($18.5M) and 4040 Reynolds Ct ($15.2M). The Tobaccoville plant (7201 Doral Dr, 555.56 acres, $130.8M) is outside the city. The roll name does not exactly match a BAT subsidiary, so the tie rests on the address. |

The core land
The most valuable ground in the city, and what the public record says about it.
Winston-Salem's most valuable taxable ground is not downtown. It is Hanes Mall and the industrial parks to the south-west and east. The downtown business improvement district as a whole is assessed at less than six times the mall parcel. Values are total assessed values (2025 reappraisal) on the County's public parcel layer, read 14 Oct 2026, for parcels whose centroids fall inside the City's corporate limits. On that layer, exempt parcels mostly show a value of 0 and 851 City parcels read 'VALUE PENDING', so public and institutional ground is under-counted. Prices are the stamp-implied prices (stamps x $500), which matched the stated price on 34,034 of 34,038 City transfers in the Forsyth Sales layer.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
In Winston-Salem the largest landholder by area is the City, which owns about 5,680 acres, a fifth of it the Salem Lake watershed. The school board, Wake Forest University and the County come next. The County's single largest parcel is Smith Reynolds Airport. Concentration in private hands shows up in two places: RJR's corporate campus, and rental-house platforms that each hold several hundred houses (see commercial). Counts group every spelling of an owner's name among the 99,351 Forsyth County parcels whose centroids fall inside the City's corporate limits (read 14 Oct 2026). Acres are the layer's computed parcel area. The public layer shows a total value of 0 on most exempt parcels, so public and institutional land carries no dollar figure here.

| City of Winston-Salem Owner name 'CITY OF WINSTON SALEM' in every spelling. The largest is the Salem Lake tract at 815 Salem Lake Rd (1,181 acres). Next come 2790 New Walkertown Rd (292 acres), Reynolds Park Rd (176 acres) and the Truist Stadium site. Countywide, the City holds 1,134 parcels and about 6,630 acres. The public layer shows no value on almost all of them because they are exempt, so City land has no dollar total here. The City ABC Board's parcels are not counted. |
Government | 1,061 parcels, about 5,680 acresA |
| Winston-Salem/Forsyth County Board of Education Five spellings of the board's name, mostly 'WINSTON SALEM/FORSYTH COUNTY BOARD OF EDUCATION' (143). All of its parcels are inside the city. The exempt parcels show no value; the $72.3M is the value of the parcels that are assessed. |

None of the names on the roll is Atrium Health, so this record does not say whether Atrium holds anything through these entities. |
Institution | 108 parcels, about 123 acres; $213.3M taxableA |
| State of North Carolina Owner name 'STATE OF NORTH CAROLINA'. The roll gives no institution behind the name, so Winston-Salem State University's campus cannot be separated from other State land by owner name. The WSSU foundations hold 6 parcels (25 acres) in their own names, and 'N C School of the Arts' holds 5 (9.2 acres). The NC Department of Transportation and the former State Highway Commission hold 551 more parcels (494 acres), mostly right-of-way remnants. Countywide, the State holds 189 parcels and 897 acres. |

| Duke Energy 'DUKE POWER CO' (88), 'Duke Energy Carolinas LLC' (9) and two other variants. These are substations and corridors. The public layer shows no value for them, and how utility property is valued was not read from a source. Countywide: 252 parcels and about 3,007 acres. |
Public company | 103 parcels, about 251 acresA |
| R. J. Reynolds (BAT) 'Reynolds R J Inc', 'R J Reynolds Inc', 'R J Reynolds Tobacco Co' and RJR Road LLC. Countywide, the same names hold 25 parcels, about 892 acres and $265.6M, most of it the Tobaccoville plant (555.56 acres, $130.8M) outside the city. Whether RJR Road LLC is affiliated is not stated by any source. The tie to BAT rests on BAT's 2025 Annual Report, which lists the RJR companies at 401 N. Main Street. |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
New homes in Winston-Salem are now almost all single-family houses, built mostly by national public builders on the city's edges. The Census place file counts 1,364 one-unit permits in 2025 ($330.0M) against a single 12-unit apartment building. In 2024 the city permitted 1,168 houses and 871 apartments in 65 buildings of 5+ units, so the 2025 apartment pipeline nearly stopped. The city reported all 12 months both years. No Winston-Salem builder league table is published, and the roll does not name contractors. The figure here is lots in the builder's own name inside the City on the County roll (Oct 2026), split by whether the layer shows a building on the lot. That measures a builder's pipeline, not its completions.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Winston-Salem's large private landlords are a health-care REIT on the old tobacco district downtown, a mall REIT on the city's biggest taxable parcel, an industrial net-lease REIT in its business parks, and single-family rental platforms. The rental platforms hold more houses here than in most cities this size. Downtown office towers stand in single-purpose LLCs whose parents no opened filing names (see marquee), so they are not counted here. Figures are the County roll's total value and building square feet for parcels inside the City's limits (Oct 2026), grouped under entity names that the landlord's own SEC filing confirms.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Who stands behind the single-purpose owners of downtown's towers: WFC Property LLC (100 North Main, Oklahoma City address), 200 West Land DST and 200 West Building LLC (200 W Second; the 2015 prospectus names an individual sponsor, who is not named here), Winston Tower LLC (Charlotte), AFF III One West Owner LLC (Atlanta) and 425 N Cherry St Property Owner LLC (Weston, FL). No opened filing names their parents.
- Whether 100 North Main is now called 'Truist Center', as the brief suggested. Every opened source calls it 100 North Main Street, Wells Fargo Center or Wachovia Center. 'Truist' attaches in opened sources only to the ballpark (Truist Stadium, formerly BB&T Ballpark). BB&T's own Winston-Salem buildings are 200 W Second St, a ground-leased DST, and 101 N Cherry St, which is held in the name Branch Banking and Trust Company ($25.5M; 2017 deed with 44,275 stamps = $22.1M, against a roll 'last qualified sale' of $27.1M that does not match the stamps).
- The use of 425 Cherry St (219,294 sq ft, built 1983) is not stated in any opened source.
- FirstKey Homes: the 'FKH SFR' partnerships hold 509 City houses ($157.6M), MCH SFR entities 151 ($45.7M) and PR Borrower 28 LLC 63 ($15.5M). None of their parents was confirmed in an opened filing, so they are left out of the commercial table.
- The Reynolds Building condominium units and some new subdivisions show a total value of 0 or 'VALUE PENDING' on the public layer. The County's property record cards (a JavaScript app) may carry fuller values but were not read.
- Smith Reynolds Airport: the roll names the County of Forsyth under a 2022 deed, while Wikipedia gives the Airport Commission of Forsyth County. The 2022 deed was not read.
- Winston-Salem State University's campus. The roll's 'STATE OF NORTH CAROLINA' rows do not name the institution, and there is no legal-description field on the public layer to separate them.
- Atrium Health's position. The medical centre's parcels stand in the names of Wake Forest University Health Sciences and North Carolina Baptist Hospitals. No opened source was read on how those entities relate to Atrium Health or Advocate Health.
- Forestar and CMH Homes parents, and the parents of WFIQ Holdings LLC (21 Innovation Quarter parcels), TBR Plant 64 Owner LLC and BRI TIP LLC.
- The text of North Carolina's deed excise statute (G.S. 105-228.30) was not read: ncleg.gov blocked earlier records' scripts and was not retried here. The $1-per-$500 rate is shown by the County's own data, where stamps x $500 equals the sale price on 34,034 of 34,038 City transfers since 2021.
