Wichita, Kansas

Sedgwick County's GIS service names the owner and 2025 appraised value of all 167,341 parcels in the City of Wichita's tax units for free. Kansas keeps sale prices confidential by statute, so prices here come only from SEC filings, such as TIER REIT handing Epic Center to its lender in 2013.

Can you find out who owns it?

Kansas records title by deed with each county's Register of Deeds; there is no state title register. Sedgwick County, which contains Wichita, publishes the owner, mailing address, appraised value, land use, and the year and type of the last sale for every parcel through a free GIS map service. The Register of Deeds' own index is paid: $8.75 per search, or a monthly subscription. Every deed must carry a Real Estate Sales Validation Questionnaire stating the price. It is not filed of record, and K.S.A. 79-1437f releases its contents only to appraisers, owners appealing a valuation, lenders, licensed brokers and officials. Kansas is a non-disclosure state: a price is public only when a buyer or seller publishes it. Industrial revenue bonds put title to many plants in the City's name, or in an 'IRB' name, which hides the company using them.

Cost of one title searchOwner of record free (Sedgwick County GIS). Register of Deeds online index, as county pages describe it: Tapestry $8.75 per search plus $1.00 per printed page; Laredo subscription $50 to $150 a month. The City of Wichita's 'City of Wichita Parcels' dataset is offered under the ODC Public Domain Dedication and License, but its host (gismaps.wichita.gov) refused our connections, so whether it carries owner names was not checked.

Distress: Behringer Harvard REIT I (later TIER REIT) listed it at 289,154 sq ft in the IPC US REIT portfolio it agreed to buy in 2007, a company deal with no building price (s7). On 13 May 2013 TIER handed Epic Center and One and Two Brittany Place to the lender by deed in lieu of foreclosure, on a loan of about $14.9M (s6). No document we opened gives the 2015 price or names the LLC's members.

The brief linked this address to Chase or the Garvey Center. The roll does not: the Garvey Center is a separate complex at 200-300 W Douglas and 125 N Water. NFC LAND & CATTLE LLC holds nine parcels there, recorded in 2021 as a 'Building Only' sale, appraised at $7.96M in all. The core land

The most valuable ground in the city, and what the public record says about it.

Figures are from the Sedgwick County roll (s1). It covers the 167,341 parcels whose tax unit lies in the City of Wichita (38 units, mapped through the county's tax-district layer, s5). That slice includes 23,015 parcels with no situs city and 245 carrying another town's name, most of them vacant lots and farm tracts, which a filter on 'Prop_City = WICHITA' would miss. Values are the county's 2025 appraisals, not prices. Acreage uses the smaller of the roll's acres and square-feet fields, because some parcels are mis-keyed. One KDOT parcel shows 14,084 acres against 151,594 sq ft.

Next: Eisenhower National Airport's 1,754-acre main parcel, held by the Wichita Airport Authority ($188.3M); Ascension Via Christi St Francis hospital ($134.2M); a USD 266 (Maize) school campus at 3701 N Tyler Rd ($109.6M); City water works ($96.7M); Wesley Medical Center ($93.5M); Century II ($87.8M). Sum of 2025 total appraised value over 167,341 parcels (land $8.0B); the assessed value on which tax is levied is $5.23B. 5,301 parcels carry no value, most of them exempt or IRB. Sedgwick County roll (s1).
Publicly held share2,036 parcels, $3.12B appraised, about 11,700 acres
Parcels held by the City, Sedgwick County, school districts, the State and WSU, the Airport Authority, the United States, the Postal Service and KDOT, every spelling grouped. Sedgwick County roll (s1).
Downtown land benchmarkabout $5 per sq ft (median); $10 at the 90th percentile
2025 land value per square foot across 427 parcels over 3,000 sq ft on the core streets (Douglas, Main, Market, Broadway, Water, Topeka, Emporia). The highest are Old Town row stores on E Douglas at $13–15. Epic Center's land is $10 per sq ft and Century II's $6. Sedgwick County roll (s1).
Sheriff's tax-sale foreclosures0 parcels currently listed
The county's 'Tax Foreclosures sold at Sheriff auction' layer (s22) returned no features when read in October 2026, so no sheriff's-sale distress could be counted from it.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Wichita's largest landholders are public. The Airport Authority holds Eisenhower National and Jabara airports, which together are the largest acreage in the city. The City and USD 259 hold the most parcels, and the county holds the arena, courthouse and jail. The big aerospace plants are mostly outside the city's tax units. Spirit's (now Boeing's) main plant at 3801 S Oliver is in unincorporated Riverside Township, held as MID-WESTERN AIRCRAFT SYSTEMS INC, Spirit's former name (s10). Beechcraft's 9709 E Central plant is in Minneha Township and Cessna's Pawnee and Hoover plants are in Riverside and Waco townships. McConnell AFB does not appear on the city's roll slice. Every spelling of each owner was grouped. Individuals and family trusts are left out. Acreage is the smaller of the roll's two area fields.

NameTypeCity of Wichita tax units, Sedgwick County roll (2025 values)
Wichita Airport Authority
One spelling. Eisenhower National Airport's main parcel is 1,754 acres ($188.3M). Jabara Airport is 333 acres. The Airport Authority also holds the 155.7-acre parcel used by Cessna (Textron Aviation) and a Hampton Inn & Suites at 7230 W Harry ($13.7M), so a private user sits behind public title.
Government 86 parcels, about 4,070 acres, $319.6MA
City of Wichita
Four spellings: WICHITA CITY OF (1,228), CITY OF WICHITA (110), BOARD OF PARK COMMISSIONERS OF CITY OF WICHITA (3), 'WICHITA, CITY OF' (1). It includes the water works ($96.7M), Century II, Riverfront Stadium, City Hall, Botanica and sand pits. IRB-financed plants also sit in the City's name, for example 8219 W Irving 'MAX AEROSTRUCTURES' ($9.0M) and 3000 S Hydraulic 'LEE AIR INC' ($4.5M). The roll gives the user only in the building name.
Government 1,342 parcels, about 5,180 acres, $889.1MA
Wichita Public Schools (USD 259)
11 spellings, chiefly UNIFIED SCHOOL DIST 259 (64), BOARD OF EDUCATION (63), UNIFIED SCHOOL DISTRICT 259 (48) and USD 259 (44). Largest: Southeast High School (123 acres, $55.5M). Districts reaching into the city's edges (USD 266 Maize, 265 Goddard, 261, 375) hold 13 parcels worth $226.0M.
Government 279 parcels, about 1,340 acres, $829.5MA
Sedgwick County
Three spellings: SEDGWICK COUNTY (107), SEDGWICK COUNTY KANSAS (14) and BOARD OF COUNTY COMMISSIONERS (1). Includes INTRUST Bank Arena ($224.6M), the courthouse at 535 N Main, the jail at 141 W Elm and the Ronald Reagan Building. Sedgwick County Law Center LLC holds 5 more parcels ($2.2M), and the roll does not say how it relates to the county.
Government 122 parcels, about 140 acres, $436.9MA
State of Kansas / Wichita State University
12 spellings, chiefly STATE OF KANSAS (50) and WICHITA STATE UNIVERSITY (31), with Board of Regents and WSU variants. It includes the affiliated Wichita State Innovation Alliance Inc (8) and the WSU Foundation (4). Includes the campus parcels at 1845 N Fairmount, among them Charles Koch Arena ($83.3M). The Kansas Turnpike Authority (3 parcels) and KDOT (46 parcels in five spellings, $4.4M) are excluded.
Government 108 parcels, about 375 acres, $355.7MA
United States of America
Includes the VA hospital at 5500 E Kellogg (39 acres, $40.8M), the federal courthouse at 401 N Market and Postal Service sites. No parcel names McConnell Air Force Base or the Air Force.
Government 16 parcels, about 125 acres, $65.4MA
Koch Real Estate Holdings Inc
One spelling. Its campus parcel at 4027 E 37th St N is 326 acres ($29.3M, office 5+ stories). The rest is mostly farm and ranch tracts of 200+ acres around it. The roll does not name a parent company, and no filing was opened, so the holding is recorded under the name the roll gives.
Private company 20 parcels, about 1,370 acres, $29.9MA
Spirit AeroSystems Inc (Boeing since Dec 2025)
Spirit AeroSystems Inc (6), Boeing IRB Asset Trust (4, landfill land on E MacArthur) and Mid-Western Aircraft Systems Inc (1). Spirit's FY2024 10-K gives 12.8M sq ft at Wichita, 88% owned, partly financed by City of Wichita IRBs that Spirit holds as both bondholder and lessee (s8). Boeing's FY2025 10-K says the acquisition closed in December 2025 (s9). The main plant is outside the city.
Public company 11 parcels in the city, about 128 acres, $25.6MB
Ascension Via Christi / Wesley Medical Center
Via Christi entities (15 spellings) hold 146 parcels ($274.8M), including St Francis ($134.2M) and St Joseph ($59.6M). WESLEY MEDICAL CENTER LLC holds 67 ($144.9M). The roll does not name either one's parent, so the two hospital groups are listed together but counted separately.
Institution 213 parcels, about 190 acres, $419.7MA
Catholic Diocese of Wichita
Four spellings. Churches, Kapaun Mt Carmel and Bishop Carroll high schools, and parish land.
Institution 132 parcels, about 370 acres, $200.6MA
Evergy Kansas South / Kansas Gas & Electric; railways
Evergy Kansas South Inc (52) and five Kansas Gas & Electric spellings. The railway parcels are held in 15 spellings, chiefly AT & SF Railway Company (40), Santa Fe Ry Co (32) and Kansas & Oklahoma Railroad (13), plus MoPac/Missouri Pacific and Union Pacific. Their near-zero values fit operating property valued outside the county roll. No parcel names BNSF, and the predecessor names were not tied to it by any filing.
Public company 70 utility parcels ($9.0M); 112 railway parcels (about 197 acres, $22,900)A

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Wichita's new homes are built by local firms. No national builder (D.R. Horton, Lennar, Pulte, Clayton, LGI, Taylor Morrison, NVR or KB Home) holds a parcel in its own name in the city's tax units, so there is no SEC Exhibit 21 to tie. The Census Bureau's 2025 place file shows Wichita permitting 632 single-family homes ($225.8M). It also shows 439 two-unit buildings with 878 units ($119.0M), a duplex share unusual for a US city, and only 2 buildings of 5+ units (16 units) (s14). Sedgwick County as a whole permitted 1,256 single-family homes (s15). The roll records 567 houses and duplexes built in 2024 or later inside the city. The figures below count parcels held in each builder's own name on the roll. They are lots and homes held, not completions, and same-brand entities are grouped by name only.

Perfection Signature Properties LLC / Perfection Builders LLC
Perfection Signature Properties LLC holds 619 parcels: 329 newly platted parcels with no land use recorded yet, 143 vacant residential lots and 129 farm tracts. Perfection Builders LLC holds 36, including 28 homes built in 2024 or later. These are the largest lot holdings in the city. The two are grouped by name only: no filing ties them, and neither is SEC-registered.
Private company 655 parcels (about 200 acres); 28 homes built 2024+A
Pike LLC
220 farm or ranch tracts and 81 vacant residential lots, none with a recorded sale, which fits land being platted. The roll does not say who is behind it.

Don Klausmeyer Construction LLC
Three spellings ('CONSTRUCTION LLC' 76, 'CONST LLC' 5, 'CONST CO LLC' 5). 37 of the parcels show a sale recorded in 2025, and the roll gives no price. About 23 acres, appraised at $13.0M.
Private company 87 parcels (46 houses, 31 lots)A
Sharp Homes Inc
Includes one parcel spelt 'CRAIG SHARP HOMES INC'; 30 sales recorded in 2025. Sharp Holdings LLC holds 104 more parcels, mostly existing houses and duplexes, but no source ties it to the builder, so it is not counted here.
Private company 33 parcels (29 vacant lots)A
Superior Homes LP
18 sales recorded in 2025. The roll's acreage for this group includes at least one doubtful figure, so no area is given.
Private company 32 parcels (22 vacant lots)A
Wichita Habitat for Humanity Inc
A nonprofit builder. Two spellings. 32 sales recorded in 2025.
Institution 39 parcels (34 houses)A

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

The office towers belong to local single-purpose LLCs (Ruffin Epic, PGR Properties, NFC Land & Cattle) and to the banks that occupy them (INTRUST, Fidelity, Commerce, Meritrust). Listed REITs hold the regional mall and a scatter of net-lease retail, industrial and healthcare property, shown below from their own filings with roll counts as a cross-check. Apartments are mostly held by single-asset LLCs; the largest single complex is Edward Rose Development Co LLC's Stoney Point ($40.7M). Builders Inc holds 168 parcels ($83.4M), 114 of them federally subsidised apartments. No filing ties its owners.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • The Register of Deeds' fees and the Sedgwick County Appraiser's own pages: the county host refused every connection, so the search fee is quoted from search results describing county pages (tier C).
  • The City of Wichita's public-domain (ODC PDDL) parcel layer may carry owner names, which would make it a licence-clear bulk source. Its host refused connections, so this was not checked.
  • Who stands behind Ruffin Epic LLC, PGR Properties LLC, NFC Land & Cattle LLC, Pike LLC and Perfection Signature Properties LLC. The roll names only the entities, and Kansas Secretary of State records were not searched.
  • Prices for Epic Center's 2015 transfer, the Garvey Center's 2021 'Building Only' sale and Union Mill Apartments' 2025 sale. The roll records the year and type but, by statute, never the price.
  • Koch Industries' headquarters: the roll names Koch Real Estate Holdings Inc on the 4027 E 37th St N campus. Its relationship to Koch Industries is not stated in any source opened.
  • 125 N Market: the brief linked it to Chase or the Garvey Center. The roll shows neither; it is held by private individuals, so its owner is left blank.
  • McConnell AFB, BNSF and Union Pacific operating land: McConnell does not appear in the city's tax units, and railway operating property is not carried at value on the county roll. No federal or state register was opened.
  • Civic: no conflict-of-interest or council record linking a property holding to an office-holder was found or searched, so the civic section is empty.
