Warren, Michigan
Warren's own assessor publishes the owner of record of all 55,435 parcels and every sale since April 2024 with its price, and the roll shows a city held by two carmakers: General Motors' 758 acres carry more value than the next 18 owners combined.
9 buildings · 9 with an owner established · 17 sources · 6 tier B · 3 tier A · prepared 2026-10-21
Michigan records title by deed with the county register of deeds, which for Warren is Macomb County's. Every deed must state its price or carry an affidavit of value, because the state charges a transfer tax of $3.75 per $500 and the county another 55 cents. The City of Warren's Assessing Department publishes the owner of record, land and building values of every parcel, and a separate file of sales since April 2024 with buyer and price, as public ArcGIS layers. No licence is stated on either.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
Warren has no downtown of value; its most valuable ground is the GM Technical Center. Michigan assesses at 50% of true cash value (MCL 211.27a), and taxable value is capped below that until a sale. City-wide figures are from the FY2025 ACFR (December 2023 valuation); parcel figures are the Land Values layer's value fields (April 2025). 'Value' for a parcel or holder throughout this record is the layer's land, building and land-improvement value fields summed, not assessed or taxable value.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Two carmakers hold the ground that matters in Warren. General Motors' 758 acres carry more value than the next 18 owners combined, and with Stellantis' FCA US the two hold about 1,000 acres of the city's 22,080. The largest public holder by area is the City itself, mostly parks; the school districts come next, then the Army's Detroit Arsenal and a State authority that holds the community college's land. Figures are from the City's Land Values layer (April 2025): parcel counts as listed, acres from the roll or, where the roll gives none, from the parcel shape. Exempt parcels carry no value, so public holdings are compared by area.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Warren is built out and adds almost no new homes. The Census permit files show 8 units permitted in 2021, 11 in 2022, 10 in 2023, 20 in 2024 and 40 in 2025 (36 single-family plus one 4-unit building). The City's own count of new one-family construction was worth $1.76M in FY2025 (ACFR). No national builder appears on the roll. The owners below hold the newest stock or the remaining development land; the figures are parcel counts on the Land Values layer (April 2025).

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Warren has almost no office market; its private commercial wealth is factories, warehouses, 1960s-70s apartment complexes and big-box stores. Apart from the two carmakers, the largest landlords are industrial REITs and out-of-state LLCs. Figures are the Land Values layer's value fields (April 2025) unless stated; ACFR taxable values include personal property.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Who stands behind the LLCs on the roll (14 Mack LP, Noble 51 LLC, NM LPRI LLC, Universal Mall Properties LLC, the Riparian/MDMI SFR entities). Neither the Land Values layer nor any filing opened here names their principals.
- Whether 26600 Bunert Rd (roll: Lex Warren LP) is the property LXP lists at 26700 Bunert Rd. The addresses differ; the match is inferred from the 'Lex' name and the cold-storage class.
- What the 420,450 sq ft 'Apartment' entry at 29430 Van Dyke (City of Warren DDA, $81.2M) describes. City Hall is at One City Square; no source opened here explains the entry.
- The Land Values layer was last edited 23 Apr 2025; owners may have changed since. The Property Sales layer (to Oct 2026) shows 1,725 of 4,554 sold parcels still with the same owner name on both layers.
- Macomb County's register of deeds fees, transfer-tax practice and tax-foreclosure results: www.macombgov.org disallows ClaudeBot and anthropic-ai in robots.txt, so the county's own pages were not read. The statutes are cited instead.
- Whether Warren has a housing commission holding public housing. No owner name containing 'Housing Commission' appears on the layer; exempt public housing may be held under another name.
- The BS&A lookup (bsaonline.com, uid=305), which would give current owner, assessed and taxable value per parcel, was not opened because it sits behind an agree-to-disclaimer page.
