Vancouver, Washington

Clark County publishes every Vancouver parcel's value, use and last sale price as free open data and names each owner free on its per-parcel lookup, but strips owner names from the bulk file — and the city's biggest holders turn out to be the City, the Port and one east-side office campus, while its most valuable parcel is a wafer plant.

Can you find out who owns it?

Washington records title by deed with the county — here the Clark County Auditor — and the Clark County Assessor keeps the tax roll. Every sale needs a real estate excise tax affidavit, so a price sits on almost every deed: the state charges 1.1% to 3% on a graduated scale and Vancouver adds 0.5%. The County's free 'Taxlots for Public Use' layer gives each parcel's value, use, last sale date and price, but the County has removed 'all property owner-related information' from it, citing the state's ban on giving lists of individuals for commercial purposes; owner names in bulk go only to those who email a request to the Treasurer, but the Assessor's free Property Information Center shows the owner of record parcel by parcel, under a notice that the state forbids using lists of individuals from it for commercial purposes. A sale of a controlling interest in an owning company is reported to the state Department of Revenue, not recorded, so it leaves no price on the county record.

The marquee buildings

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land

The most valuable ground in the city, and what the public record says about it.

Vancouver's most valuable ground is not downtown. Clark County's roll (assessment year 2026 for 2027 taxes, published 11 Oct 2026; summed by this research over the 59,405 taxlots the County codes to the City of Vancouver) puts a semiconductor wafer plant, the PeaceHealth hospital and the building over the Port's Terminal 1 ahead of any downtown tower; Riverview Tower and the Vancouver Center office are appraised at $22–23M each. Public bodies are on the roll but exempt.

Highest-valued parcel$428,671,496

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies own Vancouver's big ground. Exempt taxlots cover 31% of the city's parcel acreage; the City alone holds over 2,300 acres and the Port 1,600. The largest private holders are a single office-and-apartment campus, a semiconductor plant and a residential developer that has kept three phases of finished houses. Holdings are summed by County owner ID, an anonymous key in the open layer, with the name read from one parcel per ID on the Assessor's per-parcel page; an entity may hold further land under other IDs.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Vancouver builds mostly apartments and small subdivisions; large tract building in Clark County happens outside the city limits. In 2025 the City permitted 771 new units — 326 houses, 26 duplex units, 16 in three- and four-unit buildings and 403 in six buildings of five or more units; in 2024, 1,205, of which 1,021 in 37 apartment buildings (Census Bureau). On the roll the 646 new-construction or newly platted vacant lots cluster in a few east-side plats where a lot developer sells to national and regional builders. Counts are lots held in October 2026, not completions; a 21-lot holding by individuals is left out.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

No REIT dominates Vancouver. The roll shows a handful of very large single-owner campuses — Columbia Tech Center on the east side, the Columbia Business Center industrial park on the river, new Panattoni-built warehouses near Burnt Bridge Creek and 192nd Ave — plus out-of-town apartment and senior-housing investors. Figures are the County's 2026 market values summed by this research for each County owner ID (taxable commercial, industrial and multifamily accounts); an owner can hold more under other IDs, and the people behind the LLCs are not stated on the roll.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Legacy Salmon Creek Medical Center (2211 NE 139th St) and WSU Vancouver (14204 NE Salmon Creek Ave) are NOT in the City of Vancouver: the County roll codes both to unincorporated Clark County (hospital $259.7M; campus 262.6 acres, $264.8M). They are left out of this record.
  • Who stands behind the owning LLCs — Columbia Tech Center LLC, BOZ Port of Vancouver Owner LLC (mailed c/o Lincoln Property Co), Riverview Tower LLC, Vandevco Office Tower LLC, VancouverCenter BD Owner LLC, US Centennial Vancouver Mall LLC. No filing or owner statement naming the sponsor was read.
  • Vancouver Mall distress: no foreclosure, trustee's deed or receivership appears on the Assessor's sales history; news coverage (The Columbian) could not be read. Wikipedia's $45M 2015 price is not on any document read.
  • Nautilus's former headquarters (17750 SE 6th Way): Nautilus leased it; whether a new tenant occupies it after the 2024 asset sale was not found.
  • WSDOT and Interstate Bridge Replacement program land: no parcel named for WSDOT was identified among the owner IDs checked; the program's acquisitions were not traced.
  • Gramor's full Waterfront holdings: only Blocks 6 and 7 were confirmed as Gramor-managed companies; the developer's own site was not used.
  • Owner of record for every parcel in bulk: the County strips owner names from its open layer and supplies them only by emailed request to the Treasurer, which this research did not make. Holdings are therefore grouped by the layer's anonymous owner ID and named from one parcel each, so one entity may appear under several IDs (the housing authority has three, D.R. Horton three).
  • Recorded deed images and excise affidavits (Auditor's LandmarkWeb) were not opened; prices come from the Assessor's sales history.
