Tyler, Texas
Tyler's owner of record is public under Texas law through the Smith County Appraisal District, but that district's site bars AI agents, so this record rests on filings and public bodies' own reports.
10 buildings · 8 with an owner established · 21 sources · 6 tier A · 4 tier B · prepared 2026-10-31
Texas keeps no state title register; the owner of record is carried on the county appraisal district's roll, here the Smith County Appraisal District (Smith CAD), whose property search is free to the public. Deeds are recorded by the Smith County Clerk. Texas has no mandatory sales disclosure, and Government Code 552.149 keeps privately obtained sale prices confidential, so prices surface only through filings or reporting. Smith CAD's robots.txt disallows ClaudeBot, anthropic-ai and Claude-Web, so its roll was not read for this record.

Earnings are split 70% Ardent / 30% UTHSCT. The City's No. 2 taxpayer in 2025 is 'Tyler Regional Hospital LLC' ($197.3M taxable, ACFR), and Ardent's Exhibit 21 lists Tyler Regional Hospital, LLC as an Ardent subsidiary. Who stands behind the partnership was not established from a filing, and TABS owner fields are what the filer entered, not a title search. Floor area was not taken from an opened source. |

Accessibility filings for renovations 2019-2026 (TABS) list an individual as owner, so no company is named here. No price was reported. Smith CAD's roll, which would name the owning entity, bars AI agents. |

| CHRISTUS Mother Frances Hospital - Tyler 800 E Dawson St |
Institutional | CHRISTUS Mother Frances Health System Texas Architectural Barriers filings for work at 800 E Dawson name the owner as 'CHRISTUS Mother Frances Health System' (2024 lab renovation, $1.5M) and 'Mother Frances Hospital' (2026 operating-room project, $800,000), both privately funded 'on private land for private use'. CHRISTUS Trinity Mother Frances is Tyler's largest employer (5,000, ACFR Table 18). The core land
The most valuable ground in the city, and what the public record says about it.
From the City of Tyler's FY2025 ACFR (tables sourced to Smith CAD). Values are certified taxable values, not prices; exempt public property is excluded.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Public bodies and two industrial employers hold the largest known ground in Tyler, but without the Smith CAD roll (its robots.txt bars AI agents) no owner's account count or acreage inside the city could be computed. What follows is what each holder's own filing or report states. Acreage figures are the holders' own; the City's land figure is historical cost, not market value.
| Name | Type | Holdings as the source states them |
|---|---|---|
| City of Tyler FY2025 ACFR: capital assets not being depreciated include land of $18,583,601 (governmental, up $1.27M in the year) and $12,073,047 (business-type, i.e. water, sewer, solid waste and the airport), plus $12.5M of water rights, including 40% of Lake Palestine's perpetual yield bought in 1965. Parks total 1,213.6 acres (Table 21). The City owns and operates Tyler Pounds Regional Airport, runs Lake Tyler and Lake Tyler East, the Rose Garden and the new Rose Complex conference centre, and owns the Fair Plaza Parking Garage at 208 S College Ave (Smith County courthouse page, s19). |
Government | Land at cost $30.7M (governmental $18.6M, business-type $12.1M); 1,213.6 acres of parksA |
| Smith County The County is replacing its downtown courthouse: a 543-space garage at 210 E Ferguson St opened 12 Nov 2024 and the new courthouse, on a site cleared of buildings on East Erwin Street and Fannin and Spring Avenues, is due in fall 2026, with the old courthouse demolished by fall 2027. The County's own acreage and land at cost were not read; its financial reports are not posted on the Auditor's page. |
Government | $179M courthouse and garage bond (2022); new courthouse due fall 2026A |
| Delek US Holdings 'Its property consists of approximately 600 contiguous acres of land that we own in Tyler, Texas and adjacent areas' (2025 10-K). Delek Refining LTD is the City's largest taxpayer ($277.3M taxable, 2025). The 10-K says 'and adjacent areas', so not all 600 acres need lie inside the city limits. |
Public company | About 600 contiguous acres (refinery)A |
| The University of Texas System (UT Tyler and UT Health Science Center at Tyler) UT Tyler's fact page gives 'More than 260 acres' for the main campus. The UT Health Science Center at Tyler (UTHSCT) separately owns the UT Health North Campus Tyler hospital, which Ardent manages but does not own (Ardent 10-K); whether that campus lies inside the city limits was not checked against the boundary. Title in the UT System's name is inferred from its being a UT System component. |
Government | More than 260 acres (UT Tyler main campus)B |
| Ardent Health (UT Health East Texas JV subsidiaries, incl. Tyler Regional Hospital, LLC) Ardent's 2025 10-K: 'Our subsidiaries ... own the assets of eight hospitals and related facilities and operations in the Tyler, Texas area'; earnings are shared 70% Ardent / 30% UTHSCT. Several of the eight are in other towns (Athens, Carthage, Pittsburg, Quitman stand on county ground leases). Tyler Regional Hospital, LLC is an Ardent subsidiary (Exhibit 21) and the City's No. 2 taxpayer. |
Public company | 8 hospitals and related facilities in the Tyler area (assets owned); No. 2 City taxpayer, $197.3MA |
| Oncor Electric Delivery The electric wires utility, ranked fifth among City taxpayers in 2025 ($118,428,277, 0.88%) and fifth in 2016 ($64.0M). Its holding is mostly lines, substations and equipment rather than land; no acreage is stated. |
Public company | $118.4M taxable in the City (No. 5, 2025)A |
| Tyler Independent School District The ACFR names 'the Tyler ISD regional sports stadium' within the Rose Complex area and lists Tyler ISD as the City's third-largest employer (2,550). Tyler ISD's own capital-asset note was not read and the roll was unreachable, so no acreage or value is stated. |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Tyler permits few homes for its size. The Census Bureau's 2025 Building Permits Survey counts 248 single-family houses ($73.1M), 2 two-unit buildings (4 units), 2 three-to-four-unit buildings (8 units) and 2 buildings of five or more units (10 units) permitted inside the city - 270 units in all, against a population of about 113,000. Much new building in the Tyler area happens outside the city limits. Builder-level counts would come from Smith CAD's roll (lots held in each builder's name), which bars AI agents, and no published league table of Tyler starts by builder was found, so builders are not ranked here.
| Name | Type | Units |
|---|---|---|
| Venterra Realty (build-to-rent) Cumberland Park Homes, 240 Centennial Parkway; TABS filing, $46.0M, 2025-2027. Venterra is the owner-developer; the homebuilder is not named. |

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Tyler's private property wealth is a refinery, two hospital systems, an HVAC plant, a grocery chain's headquarters and distribution, and two regional shopping centres. The only published ranking is the City's principal-taxpayer table, whose figures are taxable values that include business personal property (equipment and inventory), so they overstate real estate for the industrial names. The table below keeps the real-estate holders. Note the ACFR's own inconsistency: 'Trane Co / American Standard Inc' is printed at $353.2M taxable but ranked third, below Delek's $277.3M.

Private company | $88.4M (No. 7)A |
| Genecov Investments LTD $82.8M and No. 4 in 2016. The Genecov Group owned Plaza Tower from 2008 and sold it in August 2018 to a local investor group (Tyler Morning Telegraph). Which properties make up the 2025 figure was not established, nor who owns the partnership. |
Private company | $79.7M (No. 8)A |

| CWS SAF XII Cascades I Owner LLC Printed in the ACFR as 'CWS SAF XII Cascades I Ownder LLC'. The name points to an apartment fund ('SAF XII') and a property called Cascades, but neither is confirmed by an opened filing; $42.5M in 2016 too. Owner type is a judgement from the fund-style name. |
Private equity | $42.5M (No. 10)A |

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Owner-of-record account counts, acreage and values for every landowner, builder and landlord inside the city: Smith CAD's roll is the source and its robots.txt bars ClaudeBot, anthropic-ai and Claude-Web, so none was computed.
- Whether Smith CAD offers a free bulk export (as Bell CAD does) - its site could not be read, so bulkOwnership is null and the 'open-dataset' spine rests on Texas practice that appraisal rolls are public and searchable free, not on Smith CAD's own page.
- The entity that bought Plaza Tower in August 2018; the newspaper names only individuals and TABS filings list an individual as owner.
- Who holds title to the Blackstone Hotel site downtown (Valencia Hotel Group is the $47.7M developer; the land owner is not stated).
- That Tyler Regional Hospital, LLC (Ardent subsidiary, No. 2 taxpayer) is the entity holding the UT Health Tyler campus at 1000 S Beckham - inferred from Ardent's Exhibit 21 and the ACFR, not stated.
- The partners behind Tyler Broadway/Centennial LP and the floor area of The Village at Cumberland Park (a GlobeSt report cited in search results gives 649,636 sq ft and a $105M refinancing; not opened).
- What property CWS SAF XII Cascades I Owner LLC holds and who sponsors it.
- Tyler ISD, Tyler Junior College and Smith County land at cost or acreage (their financial reports were not read or not posted).
- Railroad (Union Pacific) and federal holdings (e.g. the William M. Steger Federal Building and U.S. Courthouse) in the city - no opened source states them.
- Smith County Clerk deed-copy fees; titleSearchFee is null.
- Whether UT Health North Campus Tyler (UTHSCT-owned) and Cumberland Park Homes lie inside the city limits - not checked against the legal boundary.
