Toledo, Ohio

Lucas County's Auditor publishes the owner, appraised value and every recorded sale price of each Toledo parcel as a free nightly database, because Ohio's conveyance fee makes buyers declare the price; One SeaGate, the city's tallest tower, sold for $8.9 million in September 2026 against $40 million in 2007.

Can you find out who owns it?

Ohio records title by deed. In Lucas County the Recorder records the deed and the Auditor keeps the tax roll, and the Auditor gives away the whole roll: owner, mailing address, land use, appraised land and building value and the sale history of every parcel, as a free Access database updated nightly and a free online search (AREIS). Prices are on the record because each conveyance pays a fee of $4.00 per $1,000 of the sale price. Transfers that pay no fee, and sales of the company that owns a building, carry no price.

The core land

The most valuable ground in the city, and what the public record says about it.

Toledo here means the 26 Auditor taxing districts inside the city (TD 01–26: Toledo City with the Toledo, Maumee, Washington, Sylvania, Ottawa Hills and Springfield school districts), 124,885 real-property parcels once 536 public-utility and railroad operating-property records are set aside. Values are the Auditor's appraised (market) values in the AREIS_Info database of 12 Oct 2026, summed by this research; Ohio taxes 35% of them. Against 3,776 single-family sales in 2025 the roll stood at a median 0.77 of the price paid, so it lags the market. About 505 parcels, mostly pending exemptions, are missing from the database's GENERAL table and are not counted. The most valuable ground is hospital and university land, and the whole stock of downtown elevator offices is worth less than the casino.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Toledo's ground is held, by value, by public bodies and two hospital systems. The State (mostly the University of Toledo) holds the most valuable land, and the City holds by far the most parcels and stated acreage, many of them vacant lots carried in the County's land-reutilization land-use code. The Port Authority holds title to factory sites and downtown towers whose tax bills go to private users. Counts group every name variant on the roll; acres are the roll's stated acreage, blank on many lots, counted once per assessor number. Toledo parcels only; utility and railroad operating property excluded.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Toledo builds almost no new housing. In 2025 the city permitted 23 single-family houses ($4.3M) and no two-family or apartment buildings at all, and Lucas County as a whole permitted 273 single-family houses ($103.9M) and no multifamily units (Census Building Permits Survey, s15). The Auditor's roll shows the same thing: 85 dwellings in the city carry a 2022-or-later build year. The volume builders work in the townships (Sylvania, Waterville), not in the city. The largest corporate holder of houses in the city is not a builder: Toledo Transformation LLC holds about 256 parcels, 218 of them single-family and 23 two-family houses, under 17 name variants. Figures are parcels in each builder's own name on the Auditor's roll (Oct 2026).

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Toledo has no office REIT and almost no institutional office ownership: the 74 elevator office buildings in the city are worth $78M together. The largest commercial values are a casino owned by a gaming REIT, owner-occupied factories (GM, Stellantis), and apartments and shopping centres held by out-of-state syndicators and local family firms through single-purpose LLCs, identified here by the mailing address their tax bills go to. A distinctive Ohio feature is the land trust: several hundred parcels stand in the name of title agencies acting as trustee, which hides the beneficial owner from the roll. Figures are appraised values on the Auditor's roll for Toledo parcels (Oct 2026).

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who stands behind One SeaGate Holdings LLC, which bought Toledo's tallest office tower for $8,900,000 on 10 Sep 2026, and behind 513 Excellence LLC, which bought the Renaissance hotel for $11,000,000 a week earlier. The roll gives only the LLC names and mailing addresses.
  • Whether One SeaGate stands on a ground lease. The tower parcel carries no land value and the surrounding '1 SeaGate' land parcels stand in the City of Toledo, but no lease was opened.
  • The terms on which Owens Corning occupies City-owned land at One Owens Corning Parkway, and the value of its headquarters building: the Auditor's database lists the parcel only as 'Pending Exemption'. The Auditor's AREIS Online parcel pages, which would show it, did not answer.
  • The terms of the Port Authority titles whose tax bills go to ProMedica (333 and 202 N Summit St), Dana Inc and Mayco Toledo LLC (Jeep Pkwy) and Cargill (444 Edwin Dr). No lease or bond document was opened.
  • The beneficiaries of the land trusts held by Midland Agency of Northwest Ohio Inc and Louisville Title Agency for N.W. Ohio Inc as trustee (about 290 Toledo parcels). Ohio's roll names the trustee only.
  • Who stands behind the groups identified only by mailing address: 3440 Secor Rd (hotels and shopping centres), 300 Phillips Ave (IBC Inc) and the Franktown, Colorado apartment LLCs.
  • Whether any of the Toledo Zoo's grounds are City land leased to the Zoological Society; a 35.1-acre City parcel adjoins the Society's land on Broadway.
  • Market values: the roll stood at a median 0.77 of 2025 single-family sale prices, so all appraised figures here understate current prices; the Auditor's own pages opened did not state the tax year of the current values.
