Tacoma, Washington

Pierce County publishes every Tacoma parcel's value, use and taxpayer mailing address as free open GIS data but strips the taxpayer's name under the state's public-records law, so the owners of Tacoma's landmarks have to be established from deeds, filings and the owners' own records — and most of the city's defining buildings turn out to be public: the City, the Port, the federal government and the State.

Can you find out who owns it?

Washington records title by deed with the county — in Tacoma, the Pierce County Auditor — and the Pierce County Assessor-Treasurer keeps the tax roll. Every sale needs a real estate excise tax affidavit, so a price sits on almost every deed: the state charges 1.1% to 3% on a graduated scale and Tacoma adds 0.5%. The County's free open-data parcel layer gives each parcel's land and building value, use and the taxpayer's mailing address, but it removes the taxpayer's name 'from public requests' under the state's public-records law; the name is on the Assessor-Treasurer's free per-parcel portal, which this research could not read because the portal's robots.txt shuts out everything but its search pages. A sale of a controlling interest in an owning company is reported to the state Department of Revenue, not recorded, so it leaves no price on the county record.

Tacoma Dome
2727 East D Street, Tacoma
Civic City of Tacoma
The arena's own site states 'The Tacoma Dome is owned by the City of Tacoma', and the City's Tacoma Venues & Events department runs it. On the County roll the 26-acre parcel 2078211001 is appraised at $79,649,500 ($46,265,500 land, $33,384,000 building), exempt, with its tax mail going to the City's Municipal Building at 747 Market Street. It is the City's most valuable single venue parcel; the Greater Tacoma Convention Center (1500 Commerce St, $29.5M) is on the same mailing address.

Tacoma Union Station (U.S. Courthouse)
1717 Pacific Avenue, Tacoma
Civic United States (General Services Administration)
GSA states that it leased Union Station from the City of Tacoma in 1990 for 30 years as a U.S. Courthouse with ten courtrooms for the Western District of Washington, then 'exercised an option to purchase the property from the city of Tacoma for $1 at the end of the lease term'. The County roll (parcel 0320043151, 2.58 acres) appraises it at $49,596,800 — $13.8M land, $35.7M building — exempt; the business name on the roll is 'FEDERAL COURTHOUSE'.
Government $1
2022-08
GSA exercised its option to buy the station from the City of Tacoma for $1 at the end of a 30-year lease signed in 1990; transfer celebrated 10 Aug 2022.

Port of Tacoma terminals (Tideflats)
Port of Tacoma Road, Alexander Avenue, Marshall Avenue and the Sitcum, Blair and Hylebos waterways; administration at One Sitcum Plaza
Industrial Port of Tacoma
The Port, an independent municipal corporation, says it has five major container terminals managed by The Northwest Seaport Alliance and 'licenses about two-thirds of its property in the Tideflats to the NWSA'; it also owns breakbulk and grain terminals and the Fabulich Center office building. Inside the city, 202 parcels whose tax mail goes to the Port's published P.O. Box 1837 cover 2,113 acres appraised at $1.887 billion — the largest single parcels 2602 Port of Tacoma Rd (150.5 acres) and 1001 Port of Tacoma Rd (127.9 acres). Tenant terminals operate on Port land; their operators are not owners.

Washington State History Museum
1911 Pacific Avenue, Tacoma
139,200 gross sq ft (OFM facility plan)
Institutional Washington State Historical Society
The Society's capital request to the State Office of Financial Management says 'WSHS owns and maintains two facilities' in Tacoma: the State History Museum (built 1995–96) and the Stadium Way Research Center (1911, with additions). Its projects are classed 'Preservation (State-Owned)'. The County roll carries the museum on parcels 0320043150 ($45,117,000) and 0320043152 ($7,051,700), both exempt. The Society is the State's own history agency, so the State owns the building through it.

1201 Pacific
1201 Pacific Avenue, Tacoma
303,673 sq ft · 22 floors
Office Unico Properties
The Puget Sound Business Journal reports that Unico Properties 'has put Tacoma's landmark 1201 Pacific tower on the market' on 17 June 2026 — 22 storeys, 303,673 sq ft, Tacoma's tallest office building — with no asking price, and in December 2024 that Unico had refinanced 'its iconic 1201 Pacific office tower' with a $35M loan. The roll (parcel 2012020018, from a second source, s1) appraises it at $39,192,300, the city's second-most valuable private office parcel; its garage at 1203 Pacific ($6.1M) shares the Seattle tax mailing address. The owning entity's legal name and Unico's purchase price were not read.

Former Frank Russell Building

the source would not open
The Seattle DJC reported in January 2019 that the vacant building, 'once known as the Frank Russell Building', had sold for $21 million according to Pierce County records, against 'almost $63.7 million' in 2006 when Russell Investments filled it; Russell moved to Seattle in 2010. A 2022 PSBJ item says LPL Financial and Pacific Current filed for permits there. The roll (parcel 2009010010) appraises it at $30,296,800 and sends tax mail to a Seattle address; the buyer's name was in neither excerpt, and the Assessor's per-parcel page that would name the taxpayer is closed to automated reading.

the source would not open
The Registry reports that Tacoma's Columbia Bank Center 'Sells for $58.3MM' in a deal that closed before Christmas 2021; the buyer and seller are behind its subscriber wall (the page's tags name Boyd Watterson Asset Management and Tengelmann Group without saying which side each took, so neither is named here as owner). The roll (parcel 0320042033) appraises it at $35,719,400 — 39% below the 2021 price — with tax mail to an address in Chicago.

Cheney Stadium
2502 South Tyler Street, Tacoma
Civic City of Tacoma
The City's Tacoma Venues & Events department lists Cheney Stadium, home of the Tacoma Rainiers, among the venues it oversees. On the County roll (from a second source, s1) the 19.8-acre stadium parcel 0220122011 is appraised at $61,166,900, exempt, and — like the City-owned Tacoma Dome and Convention Center — its tax mail goes to the City's Municipal Building, 747 Market Street. No deed was read. Wikipedia's infobox names Pierce County as owner; the roll's mailing address does not support that, and Metro Parks Tacoma, whose parcels mail to 4702 S 19th St, is not the taxpayer either.

The roll's main inline-mall parcel 7735000023 (42.45 acres) is appraised at $159,717,500, and 14 parcels mailing to the same Indianapolis tax address cover 76 acres at $229.1M. The core land

The most valuable ground in the city, and what the public record says about it.

Tacoma's most valuable ground is not downtown. Pierce County's roll (tax year 2026 values, read 14 Oct 2026 from the open parcel layer and summed by this research over the 72,660 parcels whose centroid lies inside the City's boundary) puts a warehouse campus, a private university, the County's own administration complex and the community college ahead of any office tower; downtown's towers are appraised at $30–40M each, and two of them have recently been priced well below what they last sold for. Public bodies are valued on the roll but exempt, so their totals count toward value but not tax.

Highest-valued parcel$316,511,900
4802 S Burlington St, 61.2 acres of warehousing named 'Bridge Point Tacoma' on the roll (land $71.4M). Next: University of Puget Sound main campus, $270.5M; Pierce County's administration complex at 930 Tacoma Ave S, $242.2M; Tacoma Community College, $241.2M. County roll via open parcel layer, read 14 Oct 2026.
All Tacoma parcels$56.53 billion
72,660 parcels (68,231 base parcels, 3,909 condominium units, 378 airspace condominiums) on 23,811 acres; land $24.92B, buildings $31.60B; taxable value $43.93B. Tax year 2026 values, summed by this research.
Held by public and tribal bodies6,532 acres (27% of parcel acreage)
Port of Tacoma 2,113; Metro Parks 1,936; City of Tacoma 984 plus Tacoma Public Utilities 316; Tacoma Public Schools 640; Puyallup Tribe 313; Tacoma Housing Authority 139; Pierce County 63; University of Washington 28 — parcels grouped by taxpayer mailing address.
Highest-valued downtown office tower$39,192,300
1201 Pacific, Unico Properties (land $7.2M). Then Columbia Bank Center, 1301 A St, $35.7M and the former Russell building, 909–915 A St, $30.3M. A medical office building at St Joseph Medical Center ($51.6M) is the only office-use parcel valued higher.
Downtown land benchmarkabout $7.0M per acre
Assessed land value on A Street's bank blocks: 802 A St (Bank of America Plaza) $4,324,700 on 0.62 acres and 820 A St $1,441,600 on 0.21 acres — both about $6.98M an acre; the highest rate on any Tacoma parcel over 0.15 acre was $9.8M an acre, at 818 S 11th St.
Distressed office price: former Frank Russell Building$21,000,000
Sale reported by the Seattle DJC in January 2019 from Pierce County records, against almost $63.7M paid in 2006 — a fall of about two-thirds. Columbia Bank Center sold for $58.3M at the end of 2021 and is appraised at $35.7M for 2026.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Tacoma is held to an unusual degree by public bodies. Grouping the County roll's 72,660 Tacoma parcels by the taxpayer's mailing address (the roll publishes no names), the Port of Tacoma is the largest holder by far — 2,113 acres of the Tideflats appraised at $1.89 billion — followed by Metro Parks Tacoma, the City itself with its utility, Tacoma Public Schools and the Puyallup Tribe, whose land around the Emerald Queen Casino and the reservation is partly held in trust. Government parcels carry 'exempt' codes and are valued on the roll but pay no tax. Each group's identity rests on its mailing address matching the body's own published address, or on the parcel names the Assessor's appraisers record; no taxpayer name was read. Joint Base Lewis-McChord lies outside the city: no parcel inside Tacoma's boundary names it.

NameTypeTacoma parcels, acres and appraised value (County roll, tax year 2026, read Oct 2026)
Port of Tacoma
Parcels mailing to P.O. Box 1837, the Port's published mailing address (s14); all exempt. Container, breakbulk and intermodal terminals, the South Intermodal Yard (55 acres) and warehouses. About two-thirds of the Tideflats holding is licensed to the Northwest Seaport Alliance (s13).
Government 202 parcels, 2,113 acres, $1.887BB
Metro Parks Tacoma
Parcels mailing to 4702 S 19th St, named on the roll as Point Defiance Park (647 acres on one parcel, which the roll labels 'Point Defiance Park/Pt Defiance High School campus'), Thea's Park, Sera Fields and others. Metro Parks' own site (parkstacoma.gov) refused automated reading (403), so the address could not be matched to its published one; the identification rests on the park names.
Government 115 parcels, 1,936 acres, $371.2MB
City of Tacoma (general government)
Parcels mailing to the Municipal Building, 747 Market Street — fire stations, the water treatment plant, the Tacoma Dome ($79.6M), Cheney Stadium ($61.2M), the Convention Center ($29.5M), the Municipal Building itself and the Pacific Plaza garage. With Tacoma Public Utilities, the City holds 736 parcels and 1,300 acres in the city ($803M). The City's Real Property Services manages parcels 'owned or controlled by the City and Tacoma Public Utilities' (s24).
Government 561 parcels, 984 acres, $584.0MB
Tacoma Public Utilities (City of Tacoma)
Parcels mailing to 3628 S 35th St, TPU's published headquarters (s21): substations, reservoirs and an intermodal yard. TPU is a City department, not a separate owner. Its dams, watershed and transmission lands outside the city are not counted here.
Government 175 parcels, 316 acres, $219.2MB
Tacoma Public Schools
Parcels mailing to P.O. Box 1357, named on the roll as the district's schools — Mount Tahoma High ($85.4M), Silas High ($77.1M), Meeker, DeLong and others. The district's site shows a temporary administration address, so the P.O. box was matched by school names, not by the district's own page.
Government 158 parcels, 640 acres, $1.288BB
Puyallup Tribe of Indians
Parcels mailing to 3002 Duct Cho St, the Tribe's published mailing address (s23): the Emerald Queen Casino and its parking (77 parcels by name), tribal services, housing and wetlands. Some parcels are named 'USA Trust Puyallup Indian Tribe' or 'Indian Trust Land' — land the United States holds in trust for the Tribe — and most carry a tribal exemption code. Reservation land held by others is not counted.
Government 316 parcels, 313 acres, $290.9MB
Tacoma Housing Authority
Parcels mailing to 902 S L St, THA's published address (s22), all exempt: Bay Terrace, Highland Crest and its other communities. Developments THA holds through tax-credit partnerships with other mailing addresses are not counted.
Government 368 parcels, 139 acres, $419.3MB
Pierce County
Parcels mailing to 1501 Market St — the County's own address on its GIS terms (s3) — or 930 Tacoma Ave S: the County administration complex at 930 Tacoma Ave S ($242.2M), Remann Hall, the Medical Examiner and the former Regence Blue Shield building at 1501 Market St. County land outside the city, including parks, is not counted.
Government 91 parcels, 63 acres, $399.5MB
MultiCare Health System (nonprofit)
Parcels named on the roll for Tacoma General Hospital ($193.9M and $179.1M), Mary Bridge Children's Hospital ($205.6M) and 'MultiCare' parking and clinics, all mailing to one tax address in Overland Park, Kansas; most are exempt as nonprofit hospital property. MultiCare's own site disallows automated reading by this research's agent, so the entity's name rests on the parcel names.
Institution 92 parcels, 47.5 acres, $929.2MB
University of Washington (UW Tacoma)
Parcels mailing to UW Campus Box 359450, Seattle, named UW Tacoma — the restored warehouse campus on Pacific Avenue, Milgard Hall, the Mattress Factory and the Court 17 student apartments ($26.1M). Exempt.
Government 72 parcels, 28 acres, $302.8MB
BNSF Railway
Parcels mailing to a Fort Worth, Texas P.O. box and named 'B.N.S.F', BNSF freight house and operating property; mostly rail right-of-way. Union Pacific holds far less: 6 parcels, 8.7 acres, mailing to Omaha.
Public company 132 parcels, 177 acres, $64.4MB
U.S. Oil & Refining Co.
The largest private holding on the Tideflats by area outside the Port: the refinery at 3001 Marshall Ave ($199.3M on 83.7 acres) and its waterfront terminal, named 'US Oil & Refining' on the roll and mailing to the refinery's own address. It is an owner-occupier, not a landlord.
Private company 8 parcels, 139 acres, $294.5MB

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Tacoma builds few homes for its size, and almost all of them are apartments. In 2025 the City permitted 742 new units — 557 of them in 21 buildings of five or more units, 80 in duplexes, 43 in three- and four-unit buildings and just 62 single-family houses; in 2024 it permitted 402 (Census Bureau). The engine of apartment building is the City's Multi-Family Property Tax Exemption, which exempts new residential space from property tax for 8, 10 or 12 years — the 12-year projects in the register carry affordable units: the City's register lists 152 projects and 6,940 units, 40 of them still under construction. Developers mostly build through one company per project, and national homebuilders are absent; the register names the developer only where the project is titled after its company, so the figures below are units approved in the program, not completions, and miss any builder that titles its projects by address.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Tacoma has no dense REIT-held office core of the kind Seattle has. Its downtown towers are held privately and have traded well below earlier prices — the former Russell building resold in 2019 for $21M against almost $63.7M in 2006 — and the listed REITs that report Tacoma assets hold a regional mall and neighbourhood retail. The most valuable private parcel in the city is a warehouse campus in south-central Tacoma, not an office building. Figures are each owner's own filing where one exists; otherwise the County roll, grouped by mailing address.

Kurv Industrial's site shows it was formerly Bridge and lists 'Kurv Tacoma' properties on S Burlington Way (s25). The roll gives no owner name, so the owning entity is not established.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • The owner of record of every Tacoma parcel. Pierce County strips the taxpayer name from its open parcel layer ('removed from public requests per RCW 42.17.260(9)'), its Data Downloads sit behind a Cloudflare challenge, and the Assessor-Treasurer's free per-parcel portal disallows automated reading in robots.txt. Every owner here comes from the owner's own statement, a filing, or a news report, or — tier B — from the roll's mailing address matched to a body's published address.
  • The buyer of the former Frank Russell Building, 909–915 A St ($21M, reported January 2019) — not named in the DJC excerpt; the roll mails to a Seattle address.
  • The buyer of Columbia Bank Center, 1301 A St ($58.3M, closed December 2021) — behind The Registry's subscriber wall. Its tags name Boyd Watterson Asset Management and Tengelmann Group without saying which side each was on; the roll mails to an address in Chicago.
  • The legal owning entity of 1201 Pacific, and what Unico paid for it. Whether the June 2026 listing has led to a sale was not found.
  • Cheney Stadium's deed. The roll mails it to the City's Municipal Building and the City's venues department runs it, but Wikipedia's infobox names Pierce County; no deed or lease was read.
  • The legal owner behind 'Bridge Point Tacoma' (20 parcels, $476.3M). Kurv Industrial, formerly Bridge, lists Tacoma properties on S Burlington Way, but the roll carries no name and the parcels mail to a Chicago address.
  • Metro Parks Tacoma's address match: parkstacoma.gov returned 403, so its group rests on park names on the roll.
  • Prices for recent Tacoma sales. Washington puts a price on almost every deed through the excise tax affidavit, but Pierce County's sales file and sales search could not be read here, so prices come only from news reports.
  • Ares Industrial REIT's 'Build-To-Core Logistics Portfolio in Tacoma, WA' (2 buildings, $179.5M gross carrying amount) and Americold's Tacoma warehouse (built 2010) — reported under 'Tacoma, WA', but the filings give no street address, so they could not be placed inside the City's boundary. TIAA Real Estate's 4417 192nd St E carries a Tacoma postal address but lies outside the city.
  • Joint Base Lewis-McChord is outside Tacoma: no parcel inside the City's boundary names it. Its land was not measured.
  • 'Rainier Pacific' and 'Wells Fargo Plaza' as tower names: no Tacoma parcel carries either name on the roll (the 1201 Pacific garage is named 'Wells Fargo Parking'), so neither name is used; Rainier Pacific's former building was not identified.
