Sunnyvale, California

Sunnyvale's biggest holders are tech companies, a defence contractor and the federal government, but California keeps owners' names off the open record, and both Santa Clara County's and the City's own sites refuse automated readers.

Can you find out who owns it?

California has no public register of title. Santa Clara County's Assessor values every parcel under Proposition 13, which resets a property's value to its price only when ownership changes, and the County Clerk-Recorder holds the deeds, but neither publishes owners' names as open data and both sites refused our automated requests. A deed can be looked up at the Recorder one document at a time. The County publishes only a top-ten taxpayer list, which is how the largest holders can be named at all.

Moffett Federal Airfield and Hangar One (NASA Ames Research Center)
Moffett Field, CA (federal land between Sunnyvale and Mountain View)
about 1,000 acres (airfield lease area)
Land United States (National Aeronautics and Space Administration)
NASA's 2014 release (s3): NASA leased Moffett Federal Airfield - about 1,000 acres with Hangars One, Two and Three, two runways and a golf course - to Planetary Ventures, LLC, 'with the federal government retaining title to the property'. NASA estimated $1.16B in rent over the initial 60-year term; a Google Inc. executive spoke for the lessee. Planetary Ventures finished restoring Hangar One in December 2025 (s4). The County's FY2022-23 list (s1) has 'PLANETARY VENTURES LLC' at $1.56B assessed, county-wide. NASA places it at Moffett Field, not in Sunnyvale.

Moffett Place and Moffett Gateway (Google-leased campus)
1020 and 1050 Enterprise Way and neighbouring buildings, Moffett Park, Sunnyvale
about 500,000 sq ft in the two 2019-20 leases
Office a private Bay Area office developer
The Silicon Valley Voice (29 Jan 2020, s5): Google signed new leases at 1020 and 1050 Enterprise Way and would occupy all six buildings at Moffett Place and all of Moffett Gateway; 'The deal was struck with one of the largest commercial property owners in Silicon Valley, a private Bay Area office developer that developed the buildings.' Tier B: the source names a private Bay Area office developer as the developer and the lessor, not as the holder of title by parcel, and no deed was read. A 2026 lease renewal was reported by trade press that could not be read (see automationBlocked); Google is the tenant, not the owner.

The Silicon Valley Voice (15 Aug 2019, s7): Google 'bought a nearby office complex on Caribbean Drive last year' (2018) and filed to build two five-storey buildings totalling 1,041,890 sq ft, demolishing 710,381 sq ft on 10 parcels. In April 2020 (s8) the Planning Commission had recommended approval and the Council had not yet decided. No price or closing date is stated, and Alphabet's FY2025 10-K does not name Sunnyvale.

16 acres
Land Google (Alphabet Inc.)
The Silicon Valley Voice (18 Sep 2019, s6): 'According to Santa Clara County records, Google has acquired yet another property in Sunnyvale' - a 16-acre parcel that NetApp had owned, for $95.6M. It was part of a 30-acre block of which NetApp kept the other 14 acres. The same paper (15 Aug 2019, s7) said Google 'reportedly paid Verizon $1 billion' for properties including Yahoo's former headquarters at Bordeaux Drive and North Mathilda Avenue; that figure is reported, not documented, so it is not given as a price here.

Lockheed Martin Space, Sunnyvale
Sunnyvale, CA (Moffett Park area)
Industrial Not established
a paid title search would answer it
Lockheed Martin's FY2025 10-K (s13) names Sunnyvale, California as a principal location of its Space segment and gives owned, leased and government-owned floor space only by segment, not by site. Which parcels the company owns in Sunnyvale is a County Recorder question, and the Recorder's site refused automated requests.

The core land

The most valuable ground in the city, and what the public record says about it.

Santa Clara County values every parcel under Proposition 13: on a change of ownership the value resets to the price paid (s2), then rises at most 2% a year, so long-held campuses are carried far below market. The Assessor's roll is not open data and its site refused automated requests, so no Sunnyvale-wide value or top parcel could be read. The figures below are the nearest the public record offers.

Largest taxpayer, county-wide$9.54B assessed (Google, FY2022-23)

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Sunnyvale's largest holders are a handful of tech and defence companies and, on its northern edge, the federal government. Google has bought block after block in Moffett Park since 2017 and is the County's largest taxpayer; Intuitive Surgical owns 128 acres; the United States keeps title to the roughly 1,000-acre Moffett Federal Airfield, which a Google affiliate leases. The County publishes no owner names, so smaller private holdings cannot be ranked, and the City's own property inventory could not be read.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Sunnyvale's new-home permits have fallen steeply: the Census Bureau's permit survey (s20) counts 677 homes authorised in 2019, 430 in 2020, 1,400 in 2021, 925 in 2022, 558 in 2023, 209 in 2024 and 139 in 2025, nearly all of the volume in buildings of five or more units (1,209 of 1,400 in 2021; 83 of 139 in 2025). There is no builder league table for the city and the City's own planning and permit pages refused automated requests. What the public record shows is who built the downtown towers (Cityline) and who owns the large apartment stock (REIT filings). None of the national homebuilders' FY2025 10-Ks opened (Lennar, Toll Brothers, KB Home, PulteGroup, Taylor Morrison, Tri Pointe) names a Sunnyvale community.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Sunnyvale's commercial ground is held mostly by the companies that use it: Google, Intuitive Surgical, Applied Materials, Juniper (now HPE) and Lockheed Martin. The main landlord is a private developer, a private Bay Area office developer, which builds campuses and leases them whole to tech tenants. None of the listed office or industrial REITs whose FY2025 10-Ks were searched (Kilroy, BXP, Hudson Pacific, Prologis, Alexandria, Digital Realty, Equinix, Realty Income, Regency) lists a Sunnyvale property. No source states anyone's total Sunnyvale floor area.
