St. Petersburg, Florida

Florida publishes the owner of every St. Petersburg parcel and the price of every sale, read off the deed's documentary stamps, in a free state download — and the 2026 final roll shows the city's most valuable ground is a children's hospital, the county-owned Tropicana Field site and a run of new downtown apartment towers.

Can you find out who owns it?

Florida records deeds rather than registering title, and its public-records law makes the result unusually open. The Pinellas County Property Appraiser keeps the roll for the whole county, including the City of St. Petersburg (tax districts SP and SPPW): owner name and mailing address, land and building value, and recent sales, and it posts its own raw database files free. The state Department of Revenue republishes that roll as downloadable files, and each sale carries 'the sale price indicated by documentary stamps on the deed' — Florida taxes deeds at 70 cents per $100 of consideration, so the price is effectively public. The limits are entity opacity (the roll names an LLC, cut to 30 characters) and owners whose records s. 119.071 exempts from disclosure.

Yet the City runs the site: it calls the district 'approximately 86 acres', was 'obligated to diligently pursue repairs' after Hurricane Milton (Oct 2024; $59.7M approved, roof done Nov 2025). The Rays quit the $1.3B stadium / $6.5B district deal on 13 Mar 2025 (WUSF). On 2 Jul 2026 the City chose The Burg Bid (3,600+ affordable and workforce units) and the Pinellas County Housing Authority; Council approval pending.

The core land

The most valuable ground in the city, and what the public record says about it.

The City of St. Petersburg is tax districts SP and SPPW on the Pinellas County roll (per the Property Appraiser). Figures are 2026 just (market) values from the state's copy of the 2026 final roll (Florida DOR, posted 9 Oct 2026), summed by this research. The most valuable ground is institutional: a children's hospital and the county-held stadium site outrank every private tower.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

St. Petersburg's largest holders are public. By value the City itself leads by a distance — its waterfront parks, airport, pier and arts district — followed by the county school board, Pinellas County (which holds the Tropicana Field site on the roll) and the state's Internal Improvement Trust Fund, which holds the USF St. Petersburg campus. Much of the acreage is bay bottom attached to waterfront parcels. Figures are the City's tax districts SP and SPPW on the 2026 final roll; acres are land square footage ÷ 43,560; every spelling of an owner's name is grouped; individuals and family trusts are left out.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

St. Petersburg is almost fully built out, so new housing is infill and towers rather than subdivisions. Census permit data for 2025: the City issued 629 single-family permits and 2,641 units in all, 1,905 of them in 20 buildings of five or more units; Pinellas County as a whole issued 1,376 single-family and 4,198 units. No builder league table for the City is published. The figures below count parcels in each builder's own name on the 2026 final roll — lots and unsold homes, not closings. The national builders that dominate Hillsborough and Pasco barely register: Lennar and Pulte hold nothing in their own names in Pinellas. In the towers, the developer entity holds unsold units (Cats Red Apple St Pete LLC, 56 units at 400 Central; see marquee).

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

St. Petersburg's landlords are mostly apartment owners: the downtown and Gateway towers of the last decade belong to listed REITs (Camden, UDR) and to private funds and syndicates that appear on the roll only as LLCs — groups at single Charleston, Chicago, Irving, Dallas, Naples and Greenwich mailing addresses each hold $100–240M. Downtown office is thinly held by private partnerships; the largest owner-occupied office campus is Raymond James. Single-family rental is small here compared with Tampa because the City is built out: in the City the roll shows Progress Residential and HPA borrower entities with 80 houses, Tricon/SFR entities 64, FirstKey (FKH) 29 and Invitation Homes 10.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Owners whose records s. 119.071, F.S. exempts (law enforcement, judges and other listed officers) are removed from the public files, per DOR, so their holdings cannot be counted.
  • Why the roll names Pinellas County, not the City, as owner of the Tropicana Field parcels while the City's own pages describe the 86-acre district as City property it may lease or sell. No deed, interlocal agreement or title record was opened, so the record states only what each source says.
  • Which tower is tallest. 400 Central (completed 2025) is widely described as the tallest in the city, but no document opened states a height; the roll does not carry storeys.
  • The developers of One St. Petersburg and Saltaire, and who stands behind D K St Petersburg LLC (the 25 2nd St N hotel). The roll gives only LLC names and mailing addresses.
  • Who stands behind the largest private apartment owners — GS-, TGM-, SD St Pete-, BPOZ-, Lurin- and WRD-named LLCs. Their names and addresses are on the roll; no filing that names their sponsors was opened.
  • The Jul 2026 $31.0M transfer of 10500 Dr MLK Jr St N (Jabil plat) to Bankers Commercial Corp, coded 30 (related parties), and the Dec 2025 deed-in-lieu at 10001 16th St N to the same buyer. Their nature (financing, sale-leaseback or other) was not researched.
  • Builder counts are parcels in each builder's own name, not starts or closings; land held through option or land-bank entities is not counted.
  • Distress beyond the sale file's qualification codes. The Clerk's Official Records sit behind a Cloudflare challenge, so foreclosure filings were not searched.
