Springfield, Missouri

The City of Springfield's own GIS service publishes the Greene County Assessor's owner, appraised value and last sale date for every parcel in the county, free; Missouri deeds carry no price and Greene County collects one only on a voluntary questionnaire.

Can you find out who owns it?

Missouri records title by deed with each county's Recorder of Deeds; there is no state title register. In Greene County the Assessor's Property Search portal names the owner of every parcel free, and the City of Springfield's public GIS map service carries the same Assessor fields (owner, mailing address, appraised and assessed value, acreage, last sale date and deed book/page) for all 123,884 county parcels with no login or licence. Recording a deed costs $26 for the first page. Missouri is a non-disclosure state: deeds carry no price, and Greene County asks buyers for the price only on a sales verification questionnaire whose answers are not published.

The core land

The most valuable ground in the city, and what the public record says about it.

All figures are the Greene County Assessor's appraised values (P_VALAPR3) as the City of Springfield's GIS parcel layer carries them, read 15 Oct 2026 and summed by this research, each parcel counted once. 'Springfield' means parcels whose property-location city is SPRINGFIELD on the roll (61,202 parcels; 56,893 of them in the city's tax district 105). Exempt public, university and church land is carried at zero, so the City, MSU and the hospitals' exempt ground are not in these totals. Missouri deeds carry no price, so no sale figure is given.

All parcels, Springfield$15.18 billion
61,202 parcels on about 45,360 roll acres; $15,183,683,000 appraised, of which land is $3.57B. Residential class 53,955 parcels, $9.69B; commercial 5,546 parcels, $5.48B; 1,443 exempt parcels carried at $136,800 in all. County roll via City of Springfield GIS, Oct 2026.
Highest appraised parcel$47,685,800
2607 N Mulroy Rd, SRC DEVELOPMENT GROUP INC, 68.92 acres, industrial, commercial year built 2020. The highest-valued hospital parcel is Mercy's 76.4-acre campus at 1235 E Cherokee St ($40.36M); the highest apartment parcel 3126 E Valley Water Mill Rd ($35.93M). County roll via City GIS, Oct 2026.

The top taxable parcel is the 8.17-acre convention hotel site held by Springfield City Center Hotel LLC ($23.13M; special warranty deed 22 Oct 2024). County roll via City GIS, Oct 2026.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Most of the largest holders of Springfield land are public and carry no appraised value on the roll. The City holds parks, the airport and the Expo Center; its own utility, City Utilities of Springfield, holds lake, plant and watershed land, much of it outside the city limits; Missouri State University, the school district and Greene County follow. Counts group every spelling of each name; 'Springfield' means the property-location city on the roll. Individuals and family trusts are left out. BNSF's figure counts only the few parcels on which it appears; its track corridors are not separately listed on the roll.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Springfield builds few new homes inside its own limits: the city permitted 208 units in 2025, 123 single-family houses, 46 in 23 duplexes, 3 in a 3-4-unit building and 36 in 2 buildings of 5+ units (Census Building Permits Survey, s17). Growth is in the ring: unincorporated Greene County permitted 397 single-family homes, Ozark 164, Nixa 134 (both Christian County), Republic 101 plus one 148-unit building, and Battlefield 59. No league table exists for the market and no national builder holds a parcel in its own name in Greene County (none of D.R. Horton, Lennar, Pulte or Rausch Coleman appears on the roll). The figures below count parcels each local builder holds in its own name on the county roll; they are lots and unsold homes, not closings, and none of the largest holds lots inside Springfield itself.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Springfield's large private holdings are apartments and plants rather than office towers. The biggest groups on the roll are apartment LLCs sharing an out-of-state mailing address, local manufacturers in their own names (SRC, Prime, Kraft Heinz, 3M, Loren Cook Co., Northstar Battery), and the big-box chains. The one listed REIT with a landmark asset is Simon at Battlefield Mall. Groupings by mailing address are this research's; the roll does not say the LLCs share an owner, and none of the groups below is identified by a filing we opened. Figures are appraised values on the Springfield part of the roll, Oct 2026.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Which Missouri jurisdictions require a Certificate of Value with a deed. Search results describe four, among them the City of St. Louis, St. Louis County and St. Charles County; Greene County is not among those named, and its own form (s5) is a voluntary sales verification questionnaire. The statute itself was not opened, so 'no price is published in Greene County' rests on the county's form and the absence of any price field on the roll.
  • That Mercy Hospital Springfield and the 'St Johns Regional Health Ctr' on the roll are the same corporation. Mercy's own site was not opened and no filing linking them was found; the record keeps the roll's name.
  • When the City's purchase of Hammons Field closed. KSMU reports the 14 Feb 2023 council vote; the roll shows City warranty deeds of 29 Mar 2023 on two adjoining parcels, but the ballpark parcel's last recorded deed is dated 29 Jan 2019. A bankruptcy-court approval reported in search results was not opened.
  • The split of O'Reilly's 0.6M sq ft of Springfield corporate offices between parcels; the 10-K gives only the total.
  • The owners behind the EWR/EVI (Fargo), 3811 S Weller Ave, Golden Pond/Kensington and SRC groups. No filing we opened names a parent.
  • Who holds the ground under Battlefield Mall's ground lease (to 2056). The roll lists Cedar Hills Investment Co LLC on 51.65 acres at the mall address, mailing to the same Indianapolis PO box as Battlefield Mall LLC.
  • Railroad main-line track appears not to be on the county roll (BNSF holds only 11 parcels county-wide); whether it is centrally assessed by the State Tax Commission was not confirmed from a source opened.
  • No civic entries: no Greene County or City of Springfield financial-disclosure record linking an office-holder to a property holding was opened.
