Southaven, Mississippi
DeSoto County publishes its whole tax roll as a free public map layer, so the owner, deed book and page, and appraised value of every Southaven parcel can be read without an account; Mississippi deeds carry no sale price, so the record has owners but almost no prices.
9 buildings · 8 with an owner established · 16 sources · 3 tier A · 6 tier B · prepared 2026-10-31
Mississippi records title by deed with the county Chancery Clerk; there is no state title register. In DeSoto County the Tax Assessor's roll is republished by the county GIS department as a public ArcGIS layer ('Tax Parcels', 85,045 parcels county-wide), giving each parcel's owner of record, mailing address, deed book and page, acreage, land value, appraised (true) value, assessed value and exemption code, free and without an account. What it does not give is a price: the layer has no sale-price field, and the Chancery Clerk's recording-fee schedule charges a flat $26 per deed with no transfer-tax line, so a Southaven sale price appears only when a buyer or seller announces it. No licence is stated on the layer, so facts are quoted one parcel at a time and rows are not republished.

The core land
The most valuable ground in the city, and what the public record says about it.
Southaven's most valuable ground is warehouse land, not a downtown. The highest-appraised parcel is a distribution centre that sold in April 2026 for $82.0M, about 42% above its roll value. The densest land value is the Tanger outlet mall. On the roll, assessed value is 10% of appraised value on 15,820 Southaven parcels (mostly homes) and 15% on 5,312 (commercial, rental and land), e.g. Tanger's $6.0M assessed on $40.0M appraised. Public and church parcels are exempt and carry no value on the layer, so the hospital, City Hall and the Landers Center are not in these totals.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Government holds the largest public blocks of Southaven ground, but the single biggest new holder is private: in 2025-26 an xAI/SpaceXAI affiliate, MZX Tech LLC, assembled 269 acres of industrial land on Stanton and Stateline Roads for a power plant and data centre. The City is the largest landholder overall with 125 parcels and about 921 acres (parks, ball fields, sewer lagoons, utilities and vacant tracts); the county school board and DeSoto County come next. Exempt public parcels carry no value on the layer, so acreage is the comparable measure. The largest private acreages after MZX Tech are farm tracts held by individuals, who are not named here. Parcels (distinct PINs) in the owner's name with their centroid inside the City of Southaven boundary on the county roll, 31 Oct 2026 (s1).

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Southaven is mostly built out, and new-home building is small. The Census Building Permits Survey puts the city at 157 single-family homes ($20.5M of construction) in 2025, down from 252 in 2024, with no permits for buildings of two or more units in either year; Olive Branch permitted 200 and unincorporated DeSoto County 416 in 2025 (s15). No national builder holds land in its own name in the city: there are no D.R. Horton, Lennar, Pulte or NVR parcels on the roll inside the boundary. The builders and lot holders are local companies. Figures are parcels in the company's own name on the county roll inside the city, Oct 2026 (s1), which counts lots and unsold homes, not starts.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Southaven's biggest private landlords are warehouse owners and single-family-rental companies. The industrial belt along Stateline Road, Airways Blvd and Highway 51 holds the city's highest-appraised parcels, owned by national industrial funds through single-asset LLCs. Single-family rental is the other concentration: Progress Residential alone holds 655 Southaven houses. Retail is two centres, Tanger's outlet mall and CBL's Southaven Towne Center. Parcels (distinct PINs) in the owner's name with their centroid inside the City of Southaven boundary on the county roll, 31 Oct 2026 (s1).
