Seattle, Washington

King County names the taxpayer and every recorded sale price on a free per-parcel record for each Seattle property, because Washington's real estate excise tax puts a price on almost every deed, but its bulk downloads strip taxpayer names, and a sale of the company that owns a building is filed with the state and leaves no price on the county record.

Can you find out who owns it?

Washington records title by deed with the county Recorder, and the King County Assessor keeps the roll. The Assessor's free eRealProperty page names the taxpayer of any parcel and lists every recorded sale with seller, buyer, price and deed type, and its free bulk downloads carry the same sales, with buyer and seller names, going back decades. Prices are on the record because every conveyance needs a real estate excise tax affidavit: the state charges 1.1% to 3% on a graduated scale and Seattle adds 0.5%. The limits: the bulk account file is published without taxpayer names, the download page makes you acknowledge that state law bars using lists of individuals for commercial purposes, and a sale of a controlling interest in an owning company is reported to the Department of Revenue rather than recorded, so it shows no price on the county record.

The core land

The most valuable ground in the city, and what the public record says about it.

Seattle is the 'SEATTLE' district on King County's roll: 189,360 parcels of the county's 628,656. The most valuable single parcels are the public stadiums, then the Fred Hutchinson cancer campus, then downtown and South Lake Union towers. Values are the Assessor's appraised land plus improvements for tax year 2026 (valued in 2025), from the Real Property Account extract of 9 Oct 2026, summed by this research; sale prices are from the Real Property Sales extract. Government parcels have not been revalued since a 2013 change in state law, so public land is carried at little or nothing and the totals understate it.

Highest-valued parcel$723,675,300
Lumen Field and its event centre and garage, 800 Occidental Ave S (land $281.8M), exempt; eRealProperty names First & Goal Inc as taxpayer and records the 2000 deed from King County to the Washington State Public Stadium Authority. Next: T-Mobile Park, $694.9M. Account extract, 9 Oct 2026.
Highest-valued private office tower$377,456,000

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Seattle's largest landholder by far is the City itself — about 5,960 acres in some 2,340 parcels across Parks, Seattle Public Utilities, City Light, Finance and Administrative Services, Transportation and Seattle Center — most of it parkland. The Port of Seattle and King County (Boeing Field and the West Point treatment plant) follow, then the school district, the University of Washington and the railroads. King County publishes no owner names in bulk, so these totals were built by grouping parcels on the taxpayer mailing address in the account extract and confirming the owner's name on one parcel of each group in eRealProperty. Acres are recorded lot areas, which include some tidelands; government parcels carry little or no value because they are no longer revalued. Amazon is the largest private holder by value.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Seattle builds homes almost entirely as infill: in 2025 the City permitted 4,366 new units — 3,033 of them in 61 buildings of five or more units, 690 in duplex buildings, 175 in three- and four-unit buildings and 468 single-family houses (Census Bureau). The small-unit work is townhouses on former single-family lots, built by local firms through one-off LLCs; the national public builders are essentially absent. No Seattle builder league table exists. The figures below count recorded sales, 2024–2025, by each builder's selling entities on Seattle parcels in King County's sales file — new homes sold, not starts — with the parcels whose most recent recorded buyer is the same entity family. Sponsors behind the LLCs are not stated on the record.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Seattle's commercial owners split three ways. Listed REITs hold South Lake Union life-science and Denny Triangle office and report it in their 10-Ks, usually as a 'Seattle' market that also takes in Bellevue and Bothell — the city-only figures below are summed from their property tables. Downtown's big towers sit in single-purpose LLCs whose sponsors surface only in CMBS prospectuses. And the largest single commercial owner by value is an occupier: Amazon, which holds its headquarters campus in its own name. Several 10-Ks show the office slump: Kilroy's 2001 8th Avenue was 26% leased at the end of 2025, and the BXP joint venture owning Safeco Plaza recognised a $319.5M impairment in 2025.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Rainier Square Tower's leasehold owner. The roll names only the University of Washington (fee owner, exempt); the brief's Wright Runstad could not be confirmed from a deed, filing or University document opened here. A 2018 deed to WRC Fourth Avenue LLC for $303,416 covers part of the site.
  • The sponsors behind GC Columbia LLC (Columbia Center), Union Square LLC (One and Two Union Square), FSP-RIC LLC (Russell Investments Center) and BPP 1420 Fifth Ave Owner LLC / BPP 800 Fifth Property Owner LLC (U.S. Bank Centre, $611.8M in 2019; 800 Fifth, $539.2M in 2019). No filing opened here names them.
  • Climate Pledge Arena's operator and lease terms. The City owns the parcel; the arena's lease was not opened, so no operator is named.
  • Safeco Plaza after September 2026. BXP's 10-K shows the joint venture's $250M loan maturing 1 Sep 2026; what happened at maturity was not found in a document.
  • Sales of owning companies. Washington taxes a transfer of a controlling interest, but it is reported to the Department of Revenue, not recorded with the County, so a tower that changed hands that way still shows its old price here. Several towers' last priced deeds are a decade old.
  • Builder figures are recorded sales by named selling entities in 2024–2025, not starts; builders who sell through one LLC per site are undercounted, and the sponsors behind numbered LLC series are not named on the record.
  • Landowner totals group parcels by tax mailing address, confirmed on one parcel per group; parcels an owner routes through other addresses are missed, and lot areas include tidelands.
  • King County bulk downloads publish no taxpayer names (the account file is 'NoName'), so owner names here come from eRealProperty one parcel at a time, or from buyer names on recorded sales.
  • Commercial REIT figures for 'Seattle' in Prologis' 10-K (17M sq ft consolidated) cover the Puget Sound industrial market, mostly outside the City; it is left out. On the roll, 17 Seattle parcels (39.3 acres, $201.2M) have a Prologis entity as most recent buyer.
