Scottsdale, Arizona
Scottsdale's largest landowner by far is the City itself, with some 30,800 acres, nearly all of it the McDowell Sonoran Preserve, while its resorts and its mall belong to REITs and LLCs whose sworn sale prices Maricopa County publishes free.

Arizona has no state title register; ownership is a county record. The Maricopa County Assessor names the owner of record, mailing address, deed and value of every parcel in Scottsdale and publishes the whole roll free as downloadable files (the 'Secured Master', updated twice a month). Arizona is a full-disclosure state: every deed must carry a sworn affidavit of value stating the price paid, and the Assessor publishes those affidavits too, with buyer, seller, address and price, except where a deed is exempt, such as a quitclaim for no consideration or a transfer to which a government is a party. Deeds are recorded by the County Recorder for $30 per instrument.

The core land
The most valuable ground in the city, and what the public record says about it.
The most valuable ground in Scottsdale is public and retail: the City's airport parcel tops the roll, and Fashion Square and Scottsdale Quarter are the most valuable private parcels. All figures are summed by this research from the Assessor's Secured Master (current tax year, files dated 2 Oct 2026) for parcels whose tax-area code carries Scottsdale's city digits (14).
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Inside Scottsdale the City is by far the largest owner: it holds about 30,800 acres, almost all of it the McDowell Sonoran Preserve in the north, which is 29% of the parcelled land in the City. After it come the federal Bureau of Reclamation (the Central Arizona Project canal, and the land under TPC Scottsdale and its neighbours), the State Land Department's remaining trust land, and the private associations and clubs that own the common land and golf courses of north Scottsdale's master-planned communities. The Salt River Pima-Maricopa Indian Community lies next door, not inside: no parcel inside the City stands in its name, and reservation trust land is not on the county roll. Acreages are the roll's land-area field summed by this research from the Secured Master (files dated 2 Oct 2026), for parcels whose tax-area code carries Scottsdale's city digits.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Scottsdale is largely built out, and new single-family building is small and expensive: the Census Bureau counts 369 single-family permits in the City in 2025 against 1,600 units in buildings of five or more, 2,061 units in all. The roll shows 813 single-family homes inside the City with a construction year of 2024 or later. Production builders are few; much of the north is custom-home lots sold to individual owners. No Scottsdale builder league table is published, so the figures below are parcels held in each builder's own name inside the City on the Maricopa roll (lots and unsold homes, not closings).

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Scottsdale's largest commercial holdings are its regional mall, its resorts and its apartment communities, not office towers. The public owners state their holdings in their 10-Ks; the private ones hold through single-purpose LLCs, which the county roll names but does not see through. Figures are parcels and full cash value inside the City on the Assessor's Secured Master (Oct 2026) unless stated.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Licence and commercial use. The Assessor grants no licence; its Data Sharing page quotes A.R.S. 39-121.03, under which a record obtained for a noncommercial purpose and used commercially makes the user liable for three times the price that would have been charged. No commercial-purpose request was filed. This record quotes single facts and reproduces no rows; republish stays false.
- City boundary. 'Inside the City' means parcels whose Assessor tax-area code carries 14 in the city digits; this was inferred from the roll (124,579 of the 131,310 parcels with that code carry a Scottsdale situs; unincorporated parcels carry 00), not from a published code table.
- Scottsdale Quarter's buyers. The roll and the affidavit name only Quarter on Scottsdale LLC (registered-agent address in Delaware). Search results attribute the June 2025 purchase to a private investment firm with Vestar as operating partner, but the page that carried it (an orionprop.com repost of a ranking) returned 404, so no investor is named here.
- Scottsdale Fashion Square's other 50%. Macerich's 10-K lists 'Scottsdale Fashion Square Partnership 50.0%' but does not name the partner.
- The Fairmont Scottsdale Princess's ultimate owner. FMT Scottsdale Owner LLC (tax mail Irvine, California) is the owner of record; an EDGAR full-text search for the LLC name (filings since 2023) returned nothing, and no filing opened here names its parent. The City conveyed the improvements parcel to it in December 2011; the terms of any City land arrangement were not opened.
- Kierland Commons, the Westin Kierland and The Phoenician carry Scottsdale mailing addresses but stand in the City of Phoenix's tax area (city digits 13), so they are outside this record: Kierland Greenway LLC (Kierland Commons, tax mail Macerich's PO Box; Macerich's 10-K lists 'Kierland Commons Investment LLC 50.0%'), Host Kierland LP ($280.5M) and Host Camelback I LLC ($207.3M).
- Salt River Fields at Talking Stick is on Salt River Pima-Maricopa Indian Community land, not in the City and not on the county's taxable roll; its ownership arrangement was not researched.
- Nationwide Realty Investors' holding is grouped by a shared tax-mailing address (375 N Front St, Columbus); only three parcels carry Nationwide's own name.
- The airport, TPC Scottsdale and Preserve parcels are identified by situs address, acreage and the City's and TPC's own pages; the City's leases to TPC's operator and to airport tenants were not opened.
- Hospital entities. The roll lists Scottsdale Healthcare, Scottsdale Memorial and HonorHealth names separately; their corporate relationship is not stated in any record opened here.
- Builder figures are parcels in each builder's own name inside the City (land and inventory, not closings); custom homes built on lots sold to individuals are not attributable to a builder from the roll.
- No Arizona State Land Department figures from its own site: land.az.gov refused automated reading (Cloudflare) in the Phoenix research and was not retried.
