Schaumburg, Illinois
Schaumburg's ground is a mall, its office parks and the Village itself: Woodfield Mall's main parcel carries about 4% of the village's assessed value, and the Village owns its convention centre, ballpark, airport and Village Hall outright.

Illinois records deeds rather than registering title. Almost all of Schaumburg is in Cook County, whose Assessor publishes free open datasets naming the taxpayer/owner of every parcel, its assessed value, and a sales file with price, date, deed type and buyer and seller names; the Board of Review's appeal file names the entity that appealed each assessment, often the owning LLC. A sliver in DuPage County (eight parcels) is covered by DuPage's free parcel layer. The gap is Illinois land trusts, where a bank holds title as trustee and the beneficiary is not public.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
Woodfield Mall and the Golf Rd/Martingale office corridor hold the village's most valuable ground, and the Board of Review cuts the biggest assessments sharply every year.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Public bodies hold Schaumburg's open land and civic buildings, almost all of it tax-exempt (364 of 28,267 Cook parcels are class EX). Counts are Cook County Assessor parcels for tax year 2026 coded to the Village (tax municipality), grouped by the owner-name field; the Assessor does not publish parcel acreage in these datasets, so holdings are parcel counts. The Village's own land is concentrated on the Thoreau Dr convention campus, the airport, the ballpark and Village Hall.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Schaumburg is built out, and new homes come mainly from redeveloping office land. The Census Bureau counted 92 single-family permits in 2023, 93 in 2024 and 42 in 2025, plus a single 20-unit multifamily building in 2024. Almost all recent new-home sales are D.R. Horton townhomes on the former Motorola campus. Builder counts come from the Cook County sales file (seller name) and the 2026 owner field.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Schaumburg's taxable value is half commercial: in 2025 the 1,062 class-5 commercial parcels carried $761.8M (41.7%) of the village's $1.82B board-of-review assessed value, against $908.3M (49.8%) for 26,270 class-2 homes and condos. Because Cook assesses commercial property at 25% of market value and homes at 10%, the commercial share of market value is far smaller. The large holders are the mall owners and a handful of office-park LLCs; figures are 2025 board values from the Cook County Assessor and Board of Review.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Who owns 1400/1450 American Lane since the $74M transfer of 22 March 2024: search results (The Real Deal, Daily Herald) describe a private venture taking the towers after a $95.5M loan default, but no article was opened, and the Board of Review names the Village as 2025 appellant.
- That the 1475-1515 E Woodfield Rd complex is the 'Schaumburg Corporate Center' is read from the owner name 'SCHAUMBURG CC OWNER', not stated by a source.
- That 1800 E Golf Rd (appellant KP HR 1800 LLC, 'WOODFIELD HOSPITALITY') is the Hyatt Regency Schaumburg: not confirmed by an opened source.
- CalPERS as the 50% co-owner of Woodfield Mall comes from Wikipedia only; Simon's 10-K gives the 50% but no partner was found in the text read.
- Village of Schaumburg budget, property list and TIF documents: villageofschaumburg.com returns an Akamai 403, so nothing from the Village itself.
- Recording fees: the Cook County Clerk's site disallows ClaudeBot in robots.txt, so no fee is stated.
