Sarasota, Florida

Florida publishes the owner of every Sarasota parcel and the deed-stamp price of every sale free, and the 2026 final roll shows a City whose most valuable parcel is the public hospital district's Sarasota Memorial campus, while its top private asset, the Ritz-Carlton, sold to a KSL Capital Partners fund for $163.8M in July 2026.

Can you find out who owns it?

Florida records deeds rather than registering title, and its public-records law makes the result unusually open. The Sarasota County Property Appraiser keeps the roll for the whole county, including the City of Sarasota: owner name and mailing address, land and building value, and recent sales. The state Department of Revenue republishes that roll free as downloadable files, and each sale carries 'the sale price indicated by documentary stamps on the deed' — Florida taxes deeds at 70 cents per $100 of consideration, so the price is effectively public. The limits are entity opacity (the roll names an LLC, cut to 30 characters) and owners whose records s. 119.071, F.S. exempts.

Wikipedia gives the hall's address as 777 North Tamiami Trail, owner and operator 'Sarasota', opened 5 January 1970. The roll has no 777 parcel; the City's adjoining bayfront parcel 2009010002 at 803 N Tamiami Trl (29.2 acres, DOR 082 recreational, 126,289 sq ft of buildings, oldest dated 1937) stands in the name SARASOTA CITY OF with a 2026 just value of $172.3M ($143.2M of it land) — the City's most valuable parcel. Two small parcels at 707 and 709 N Tamiami Trl are 'SARASOTA CITY OF (LESSOR)'. That the hall stands on parcel 2009010002 is inferred from the address and was not confirmed on a parcel page (robots.txt bars them).

The core land

The most valuable ground in the city, and what the public record says about it.

The City of Sarasota is the roll's tax-authority codes M0200, M9100, M9300 and M9500 (28,169 parcels). Figures are 2026 just (market) values from the state's copy of the 2026 FINAL roll (file dated 30 Sep 2026), summed by this research.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

The City of Sarasota is the roll's tax-authority codes M0200, M9100 (St Armands), M9300 (Golden Gate Point) and M9500 (downtown) — 28,169 parcels, about 8,000 acres of parcel land, $27.86B in 2026 just value; the codes were identified by this research from where City-owned parcels and known City addresses fall, not from a County code table. Public bodies hold the big ground: the City itself (941 acres, much of it a 307-acre golf course and the bayfront), the County, the School Board, the State's trust-fund land under New College and The Ringling, and the airport authority's southern edge. The public hospital district holds little land but the most value. Railways and FPL barely show because their operating property is centrally assessed. Acres are roll land square footage ÷ 43,560; names are grouped; individuals and family trusts are left out.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Sarasota is a built-out city of condominium towers and infill houses; volume builders hardly appear. Census permits for 2025 (s14) show the City authorised 168 single-family homes ($153.4M) and 48 units in two buildings of five or more ($20.4M). The roll shows 1,158 units on parcels with a 2023–2026 year built, of them 402 single-family houses, and the large projects each in their own development entity. Condo units are held individually and are not attributed here; sponsors are not attached without a document. Single-family rental funds hold only a few dozen City houses (BAF Assets 3 LLC 5, Opendoor Property Trust I 4, SRP Sub LLC 4, MQOZB SFR LLC 3, Home SFR Borrower IV 2, CPI/Amherst SFR Program II 2, and single homes for Tricon, Progress Residential, IH4/Invitation and HPA).

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Sarasota's commercial top is a resort hotel owned by a private-equity fund, a family-owned regional developer's retail and office parcels, and a Delray Beach group assembling bayfront land around the Quay. Listed REITs barely appear: Publix (2 parcels, $12.6M), Public Storage's PS One Florida, Extra Space, Walmart, NNN REIT and Agree each hold a parcel or two. Groupings by mailing address are this research's, and say so; a shared address is not proof of common ownership. Counted separately from housing.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Which parcel the Van Wezel hall stands on: the roll has no 777 N Tamiami Trl parcel, and the hall is placed on the City's 803 N Tamiami Trl bayfront parcel by address only; Property Appraiser parcel pages are barred by robots.txt.
  • Who stands behind the LLCs: TDC Blackbird SCC LLC (1819 Main St), BPOZ 1991 Main LLC (1977 Main St, 424 units), the 'KT Sarasota' entities and LMC Sarasota Quay Holdings LLC. The Florida corporate register (Sunbiz) was not read, so no sponsor is attached.
  • That all 20 parcels mailed to 7978 Cooper Creek Blvd belong to Benderson Development rests on the mailing address matching Benderson's published corporate office; Wikipedia's 2022 sale of Crossings at Siesta Key is the only document naming Benderson for a specific City parcel.
  • The Crossings at Siesta Key price ($25.1M, 2022) comes from Wikipedia citing Your Observer; the deed predates the 2025–26 sale file and was not checked against the stamp record.
  • The City boundary: tax-authority codes M0200, M9100, M9300 and M9500 were identified from where City-owned parcels and known City addresses fall, not from a County code table.
  • Owners whose records s. 119.071, F.S. exempts are removed from the state files, per DOR, so their holdings cannot be counted.
  • No volume homebuilder or single-family-rental fund holds more than five City homes on the roll; the developers of the newest condominium towers (301 Quay Commons, 33 S Palm Ave, 111 and 253 Golden Gate Pt) are not named on the roll and were not established.
