Santa Clarita, California

Santa Clarita's biggest holdings are public — the City, the county, the water agency and the college district — beside a hospital, a mall and an aerospace belt; Los Angeles County publishes owner names only for publicly owned parcels, so private owners here come from SEC filings and public-agency records.

Can you find out who owns it?

California has no public online land-title register. Santa Clarita lies in Los Angeles County, whose Assessor publishes the 2026 roll as open data — land and improvement values, floor area, use and the date of the last recorded deed for every parcel — with no owner-name field. The one exception is the Assessor's 'Publicly Owned Parcels' layer, which does name the owning agency. Deeds are recorded by the LA County Registrar-Recorder/County Clerk, which states it 'does not provide online access to real estate records or indexes' and sells certified copies at $6 for the first page and $3 per page after. Under Prop 13 a sale resets the assessed value, but no price is published.

Six Flags Magic Mountain and Six Flags Hurricane Harbor Los Angeles
26101 Magic Mountain Pkwy, Valencia (unincorporated LA County)
255 acres (owned)
Land Six Flags Entertainment Corporation
Six Flags' FY2025 10-K lists the park under 'OWNED ACREAGE': Valencia, California, approx. 255 acres total, 255 developed. In Q3 2025 the company impaired the Six Flags Magic Mountain reporting unit's goodwill by $533.7M (part of $1.34B across eight former Six Flags parks, restated in the June 2026 10-Q). The County roll puts the park's main parcel (AIN 2826007016) at $209.1M for 2026, deed last recorded 13 Sep 2007, and codes it to tax-rate city 'UNINCORPORATED' — the park lies outside the City of Santa Clarita. The address comes from the roll, not the filing. The City's ACFR lists it as the valley's largest private employer (3,000).

Westfield Valencia Town Center
24201 Valencia Blvd and Town Center Dr / Magic Mountain Pkwy, Valencia
479,178 sq ft main parcel; ~1.34M sq ft across the 15 parcels
Retail Centennial VTC LLC
The City's FY2025 ACFR names Centennial VTC LLC as Santa Clarita's largest property taxpayer: commercial, 17 parcels, $428.9M assessed (0.95% of the city). In FY2015-16 the same top slot was 'Valencia Town Center Venture LP', also 17 parcels. The 2026 roll shows 15 regional-mall parcels around 24201 Valencia Blvd, all with a deed recorded 5 Sep 2023, together $445.5M. Most still carry 2005 land base years, so the 2023 transfer did not reset their values. The link from the LLC to these parcels rests on the matching name, parcel count and date, so this is tier B. The reported $199M price comes from trade press and is not given here.
Private company —B
Henry Mayo Newhall Hospital
23845 McBean Pkwy, Valencia

This is the most valuable parcel on the City's 2026 roll: AIN 2861073011, use 'Hospital', built 1974, $331.1M, of which $325.4M is exempt. The roll names no owner, and the hospital's own site refused us (Akamai 403), so the owner could only be confirmed from a recorded deed. The ACFR lists 'Henry Mayo Newhall Memorial Hospital' as the second-largest employer (1,695). The hospital is matched to the address by the roll's use code, so this is tier B.

Valencia (formerly Newhall Ranch) — FivePoint master-planned community
West of I-5 along the Santa Clara River, unincorporated LA County
~15,000 acres
Land The Newhall Land and Farming Company (Five Point Holdings, LLC)
FivePoint's FY2025 10-K: Five Point Land, LLC 'owns The Newhall Land & Farming Company, a California limited partnership, the entity that is developing Valencia'. The property covers about 15,000 acres, planned for up to about 21,000 homesites and 9.3M sq ft of commercial space, 'in an unincorporated portion of Los Angeles County… adjacent to the City of Santa Clarita'. By 31 Dec 2025, 3,088 homesites had been sold for about $721.6M, and builders had sold 1,837 homes. In 2025, 13.8 acres of commercial land sold for $42.5M. Schedule III carries the land under development at $963.7M, acquired 2009. FivePoint also owns about 16,000 acres next door in Ventura County.
Developer —A
College of the Canyons (Valencia campus)
26455 Rockwell Canyon Rd, Valencia
Institutional Santa Clarita Community College District
The Assessor's Publicly Owned Parcels layer names the owner of AINs 2861004900 and 2861004902 at this address as 'SANTA CLARITA COMMUNITY COLLEGE' (deeds of 26 Feb 1970). The same owner holds 15 parcels in the city, including Sierra Hwy parcels bought in 2005. College of the Canyons is the district's college. That identification and the campus address are general knowledge, not stated in the register, so this is tier B.
Government —B
Santa Clarita Valley Sheriff's Station
26201 Golden Valley Rd, Santa Clarita
Civic City of Santa Clarita
LASD gives the station's address as 26201 Golden Valley Road. The Assessor's Publicly Owned Parcels layer names the owner of AIN 2836012905 at that address as 'SANTA CLARITA CITY' (deed 19 Jul 2001). So the City, not the County, holds the land under the county-run station. The address comes from s11.
Government —B
Santa Clarita City Hall
23920 Valencia Blvd, Santa Clarita
Civic City of Santa Clarita
The City's website gives City Hall's address. The Assessor's Publicly Owned Parcels layer names the owner of AIN 2861026900 at 23920 Valencia Blvd as 'SANTA CLARITA CITY' (deed 24 Dec 1991). The address comes from s12.

These are the City's holdings on Old Town Newhall's main street. The register does not name what stands on them.

Woodward HRT plant
Santa Clarita (street address not given in the filing)
Industrial Woodward, Inc.
Woodward's FY2025 10-K lists one plant at 'Santa Clarita, CA' as Owned (Aerospace segment; manufacturing and engineering). The ACFR lists Woodward HRT as a top-ten employer (710 in 2025). The filing gives no street address, so none is given here.
Public company —A
Boston Scientific (Valencia operations)
Valencia (site not named in the filing)
Industrial Not established
a paid title search would answer it
The ACFR lists Boston Scientific among Santa Clarita's top ten employers (649 in 2025). Its FY2025 10-K says its 'principal manufacturing facilities in California' are in the leased column, but it does not name Valencia, so the building's owner is not established.
Public company —A
Princess Cruises headquarters
Valencia (address not stated in a source opened)
Office Not established
a paid title search would answer it
Princess Cruises was the second-largest employer in FY2016 (1,948) and eighth in 2025 (668), per the ACFR. Carnival's FY2025 10-K names only its Miami and Southampton offices and says it 'own[s] and/or lease[s] a number of other offices'. Whether the Valencia offices are owned or leased is not stated.

CalArts gives this as its address. The 2026 roll codes AIN 2851001003 at 24700 McBean Pkwy as 'College, University (Private)', built 1970, $95.6M, fully exempt (net taxable $0). The roll names no owner, and an exemption is not proof of title. The ACFR lists CalArts as the third-largest employer (1,629).

The most valuable ground in the city, and what the public record says about it.

Los Angeles County's open roll prices every parcel in the city to the dollar and names the owner of none of the private ones. The figures below were computed from the 2026 roll service on 15 October 2026, except the ACFR total, which is the County's FY2024-25 roll as reported by the City.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

In Santa Clarita the big landholders are public. The Assessor's Publicly Owned Parcels layer is the one LA County file that names owners, and it lists 1,447 parcels in the city. The City alone holds about a third of them (494). Next come the County Flood Control District, the City of Los Angeles's Department of Water and Power (the aqueduct corridor) and LA Metro. The largest private holder, FivePoint, owns ~15,000 acres just outside the city limits. Counts are parcels as the register names them, with spelling variants combined. Areas are not given because the layer's shape areas are in a projected unit that overstates acreage. Private residential landlords come from the ACFR.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

New housing inside the city is mostly single-family. The Census Bureau's 2025 permits file shows 395 single-family units ($261.3M) permitted in Santa Clarita and no multifamily units (s15). The largest pipeline is FivePoint's Valencia, which is just outside the city limits in unincorporated county land. There FivePoint sells finished homesites to 'guest homebuilders' rather than building homes itself. Its 10-K names only Lennar among them; the other builders are not named in any source opened.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Westfield Valencia Town Center: trade press reports a Sept 2023 sale by Unibail-Rodamco-Westfield to Centennial for ~$199M, and disagrees on whether URW's 50% or the whole mall changed hands. URW's release would not render, Centennial's terms forbid data extraction, and the local press is behind Cloudflare. The owner is given at tier B from the ACFR; no price is given.
  • Henry Mayo Newhall Hospital, CalArts, The Master's University, Princess Cruises and Boston Scientific: owners not established. The roll names none, and the 10-Ks either do not name the site or show it as leased.
  • AIN 2861004074 (motion-picture industrial, built 2013, $239.9M, almost fully exempt) is the city's second-highest parcel. In FY2015-16 the Packard Humanities Institute was a top-ten taxpayer with one $208.4M parcel. The two have not been linked by a source, and the current owner is not established.
  • Santa Clarita Valley Water Agency as successor to the Castaic Lake Water Agency and Newhall County Water District: the register still uses the older names, and no SCV Water source was opened to confirm the succession.
  • Southern California Edison: a private utility, so not in the public-owner layer, and no SCE filing naming its Santa Clarita land was opened.
  • US Forest Service / Angeles National Forest: the five 'U S GOVT' parcels in the city are not attributed to an agency, and the forest itself lies outside the city.
  • Homebuilders other than Lennar at Valencia and within the city (FivePoint's 'guest homebuilders') are not named in any source opened.
