San Antonio, Texas

San Antonio's owner-of-record roll is free to take in bulk through the City's own GIS service, under a licence with 'no restrictions on use or distribution' — and, as everywhere in Texas, no public record states what anyone paid.

Can you find out who owns it?

Texas keeps no public title register; ownership is read from the county appraisal district. The Bexar Central Appraisal District (renamed from Bexar Appraisal District on 1 Jan 2026) names the owner of record for about 750,000 real-property accounts; its own account search now runs behind Google reCAPTCHA, but the City of San Antonio republishes BCAD's parcel attributes — owner name, mailing address, legal description, building area, acreage — weekly as a free GIS layer whose licence reads 'No restrictions on use or distribution.' Deeds are recorded by the Bexar County Clerk, whose index and images are free to search online, with plain copies at $1.00 a page. What no record holds is a price: in BCAD's words, 'Texas is a non-disclosure state; therefore, property sales prices are not required by law to be reported to appraisal districts.' Unlike Houston, San Antonio is zoned: the City 'requires that all properties be platted and zoned before construction or business operations.'

The marquee buildings

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

BCAD account 110965 at situs 310 S Saint Marys St: owner of record Parque Colina LLC (mailing 4515 San Pedro Ave), 0.1875 acre in NCB 986. The layer shows no building area on this account, so it is cited as the owner of record of the parcel at the tower's address only. The Heron (3 May 2022): 'A group led by the McCombs family has purchased the circa-1920s octagonal office tower from the Zachry family', with Ed Cross and Alamo Capital Advisors; the article names no buying entity. Opened 1929 as the Smith-Young Tower; 2022 appraisal $10.2M per BCAD as quoted by the Heron.

The land is the City's: BCAD accounts 535966 (3.87 acres) and 1061702 (0.47 acre) at 600 E Market are in the name City of San Antonio, exempt. The 1,003-room hotel building has no account on the parcel layer, and BCAD's own account search sits behind reCAPTCHA, so who holds the building now could not be read. KSAT (Feb 2022) reported Hyatt wanted 'to continue managing' the hotel 'while selling off the actual building' in a deal of up to $450M; no record opened here shows the outcome. Hyatt's Exhibit 21 lists the name under Hyatt Corporation's trade names — management, not ownership.

The core land

The most valuable ground in the city, and what the public record says about it.

BCAD publishes values in reports, not per account on the open layer, so the figures here are BCAD's own certified totals and taxpayer tables. The City of San Antonio is worth $217.5 billion on the 2026 roll; a tenth of that ($23.2B) is fully exempt property, much of it the City's own land, the state's, the school districts' and the military's. The largest taxpayer in the City is not a landlord but a grocer.

City of San Antonio, all property, 2026$217,465,984,901
Market value, 498,917 properties (grand totals incl. ARB review), BCAD 2026 Certified Totals, 18 Jul 2026; net taxable $159,358,609,421.

State class F1: 20,097 accounts, 43,110 acres, $44,389,609,897 market value (ARB-approved totals), BCAD 2026 Certified Totals.
Totally exempt property in the City$23.24 billion over 69,942 acres
State class X: 10,717 accounts, $23,243,214,594 market value (ARB-approved totals), BCAD 2026 Certified Totals.

HEB Grocery Company LP, 2026 market value in the City of San Antonio taxing unit; then Microsoft ($1.70B), Amazon Data Services ($992M), Methodist Healthcare ($861M), Toyota ($1.39B market, $806M taxable). BCAD 2026 Top Ten as of initial certification.
Bexar County, all property$322.7 billion
BCAD Annual Report 2025: $322,681,318,781 market value over 788,256 parcels (incl. 45,330 personal-property and 1,338 mineral accounts), as of the November 2025 certified supplement.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies dominate Bexar County's land. The City holds nearly 29,000 acres in its own name — airport, parks, landfill and utility land — and owns both utilities outright: SAWS holds about 5,400 acres more and CPS Energy, owned by the City since 1942, about 3,350. The state's largest holding is Texas Parks & Wildlife land on the northwest edge. Federal land is on the roll only in part: Joint Base San Antonio's installations appear as a few large 'United States Government' accounts. The biggest private holders are employers — H-E-B, USAA and Toyota — and a cement and quarry company. Acreages are from the City's BCAD layer (distinct accounts, deduplicated), which lacks about a third of BCAD's real-property accounts.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

In Census permit data for 2025 the San Antonio–New Braunfels metro issued 8,651 single-family permits and 10,546 units in all; Bexar County 6,333 units (4,589 single-family), and the City of San Antonio itself 5,320 (3,888 single-family, 1,401 in buildings of five or more). New subdivisions on the edge are financed through special improvement and public improvement districts, and BCAD's taxpayer tables for those districts show who holds the lots: national public builders and a handful of large private Texas firms. No San Antonio builder league table is published, and the builders' 10-Ks name San Antonio as a market without breaking out its numbers. The figure below is each builder's largest 2026 market value in a single BCAD taxing unit, from BCAD's own Top Ten tables — a measure of land and inventory held, not of homes closed.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

San Antonio's largest commercial holders are hotel and industrial REITs, single-family-rental funds and a few private apartment owners — there is no office landlord of Houston's scale. Downtown towers are held by local single-purpose entities (Weston Urban's, the McCombs-led group's). Counts from the BCAD layer are in each owner's own names; the layer holds about two-thirds of BCAD's real-property accounts, so they are floors, not totals. Tricon's single-family rental vehicles hold a further 179 accounts.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Coverage of the open layer. BCAD reports about 742,000 real-property parcels (788,256 less personal and mineral accounts, 2025); the City's layer holds 507,250 distinct accounts (512,000 rows, 4,750 duplicates). New-subdivision lots and some downtown parcels (the Pearl's core, the Grand Hyatt building) are missing, which is why builder figures come from BCAD's taxpayer tables and not account counts.
  • No values per account: the layer's description promises 'values' but carries none, so no highest-valued downtown parcel can be named; core figures come from BCAD's certified totals and Top Ten tables.
  • Grand Hyatt San Antonio River Walk: who holds the building after the 2022 proposal to sell it into a bond-financed structure. The land is City-owned on the roll; the building's account could not be read because BCAD's search is behind reCAPTCHA.
  • Tower Life Building: the parcel at 310 S St. Mary's is in the name Parque Colina LLC but carries no building area on the layer, and the 2022 Heron report of the McCombs-led purchase names no entity. No filing opened links the two.
  • Frost Tower partners: WUKDC 1 LP is the owner of record and Weston Urban says it developed the tower with KDC; no document opened states either party's share.
  • Pearl: Silver Ventures' 2001 purchase rests on Pearl's own site; the entity of record for each building is not on the open layer.
  • Joint Base San Antonio's total acreage. Only part of the federal estate appears on the layer in federal names; no DoD real-property inventory was opened.
  • Statutory text: statutes.capitol.texas.gov was not used; Government Code 552.149's sales confidentiality is cited through Harris CAD's 2026 Mass Appraisal Report, and the non-disclosure rule through BCAD's own reappraisal plan.
  • Deed references and recording dates: the County Clerk's search host disallows robots, so no deed numbers or recording dates are given for any building.
  • Zoning text: sanantonio.gov disallows all crawling, so the Unified Development Code was not read; zoning is cited from the City's GIS zoning item (768,388 zoning polygons).
