Salt Lake City, Utah

Salt Lake County's own map service names the owner of every parcel free, but Utah is a non-disclosure state: deeds are public, the price paid is not, so a sale price exists only where a filing or the seller states one.

Can you find out who owns it?

Utah records title by deed with the County Recorder. Salt Lake County's own parcel map service names the owner of record and the assessed market value of every parcel, free to query, and the Recorder offers a free search listing the recorded documents on a parcel; viewing the document images costs $5 for 24 hours or prepaid data-unit packages from $300. Utah is a non-disclosure state: deeds carry no price, and a 2023 bill (SB 228) that would have required sellers or closing agents to give the sales price to the county assessor was filed as not passed, so prices here come only from securities filings and sellers' own releases. The County's website terms forbid commercial republication of its data, so this page quotes single facts and sums; it does not mirror the roll.

The core land

The most valuable ground in the city, and what the public record says about it.

Salt Lake County values every parcel, exempt public land included, so the most valuable ground in the city is public or institutional: the University of Utah, the State's facilities, the convention centre, the airport and Temple Square. Private office value is modest by comparison and sits on Main Street between South Temple and 300 South. Figures are full market values from the County Parcels layer, read 13 Oct 2026, summed and sorted by this research. They are assessments, not prices.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Salt Lake City Corporation is by far the largest landowner by area: about 14,300 acres, most of it the airport and the north-west industrial and wetland ground around it. By value the University of Utah leads ($5.9B on 2,700 acres of the east bench), then the City, the corporate entities of the Church of Jesus Christ of Latter-day Saints ($4.1B, concentrated on and around Temple Square and City Creek), and the State. Kennecott Utah Copper holds about 4,500 acres of the western flats. Figures sum the County Parcels layer for every parcel intersecting the city boundary, with parcels of an acre or more dropped where their centroid falls outside the city; spelling variants of each owner are grouped by this research. Values are the County's full market values, Oct 2026 read. The roll labels 1,791 parcels 'TRUST NOT IDENTIFIED' (the County's privacy label for family trusts); they are not grouped as an owner here.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Not established in this pass. Salt Lake City is largely built out, and new housing inside the city is mostly apartment blocks held by single-purpose LLCs (for example BB NAC Apartments, LLC, 550 S 300 W, $203.6M on the roll) rather than homes from volume builders. No source naming builders' unit counts for the city was opened: Pro Builder's Top 200 page did not list a Utah builder in the text read, and Ivory Homes' About page returned 404.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Salt Lake City has no dominant commercial REIT. Downtown retail and much of the Main Street core are held by City Creek Reserve, Inc., a Church corporate entity, with Simon running City Creek Center on a ground lease; the large office towers are each held by a single-purpose LLC; and the biggest private values west of I-15 are logistics buildings near the airport. Floor areas and values are from the County roll (Oct 2026) unless a filing is named.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • That Smith Entertainment Group owns Larry H. Miller Arena Corp, the roll owner of the Delta Center building: SEG's acquisition is widely reported, but the arena's own pages returned 404 and no filing was opened.
  • Who stands behind 111 Main LLC (111 South Main and Eagle Gate Tower): the roll gives the same PO box as City Creek Reserve Inc, but no document opened states the relationship.
  • Utah's statutory non-disclosure basis: the 2023 bill record shows the reform failed; the current statute itself was not opened.
  • Residential builders and their unit counts for Salt Lake City: no league table or builder report was opened.
  • Whether City Creek Reserve, Inc. and Property Reserve, Inc. are owned by the Corporation of the Presiding Bishop: grouped here as Church corporate entities by name; no corporate filing was opened.
  • Kennecott Utah Copper's parent (Rio Tinto) is not stated on the roll; no Rio Tinto filing was opened.
