Reno-Sparks, Nevada
The Washoe County Assessor gives away the whole property roll free, rebuilt every night, with the owner, value and full sale history of every parcel in Reno and Sparks, so who owns the two cities is an open record.
10 buildings · 10 with an owner established · 20 sources · 9 tier A · 1 tier B · prepared 2026-10-14
Nevada records title by deed with the county Recorder, and every deed carries a Declaration of Value stating the sale price, which the form itself says 'as a public record ... may be recorded/microfilmed'; Washoe County charges real property transfer tax of $2.05 per $500. The Washoe County Assessor publishes its entire roll free as a nightly download: owner of record, mailing address, taxable and assessed value, and every recorded sale with price, deed type, grantor and grantee. Limits: big properties sit in single-purpose LLCs whose members the roll does not name, and a sale of the owning company leaves no deed price.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

Hotel | Gage Village Commercial Development LLC, with AM-GSR Holdings LLC (as the roll names them) The roll names GAGE VILLAGE COMMERCIAL DEV LLC et al, second owner AM-GSR HOLDINGS LLC, on 361 parcels (151.1 acres, $352.8M taxable); the 138.6-acre main parcel alone is $221.2M. The sale file records distress: a deed in lieu of foreclosure from Grand Sierra Operating Corp to JP Morgan Commercial Mortgage Investment on 30 Oct 2008 at a stated $226.9M, then the 2011 sale out of the lender's hands at $42.45M, about a fifth of that. 344 of its parcels, and 217 held by AM-GSR Holdings alone, are hotel condominium units; 47 more units belong to other owners, not named. No opened filing names the members of either LLC, so no parent is named here. |
Private company | $42,450,000 2011-03-31 Assessor's sale record, deed 3988818, code 2MQC (multiple-parcel): one price for the resort parcels, from Credit Markets Real Estate CRP. A |

The roll names CIRCUS & ELDORADO JOINT VENTURE (100%) on two parcels, 5.47 acres, 2026-27 taxable $205.9M; the tower parcel is 39 storeys, built 1995. The roll mails it, like Caesars' other Reno parcels, to a Dallas PO box. Caesars has its head office in Reno (100 West Liberty Street). No building price: the venture built it. |

Associates The roll names ELDORADO RESORTS LLC on 12 parcels ($93.8M taxable) and C S & Y ASSOCIATES on one 30,270 sq ft parcel ('Eldorado Hotel', $11.7M). Caesars' 2025 10-K: 'The Company owns the entire parcel on which Eldorado Resort Casino Reno is located, except for approximately 30,000 square feet which is leased from C. S. & Y. Associates', a general partnership in which a trust holds about 27%; the lease runs to 30 June 2057 at about $0.6M a year. Caesars was founded with this hotel in 1973. Exhibit 21.1 does not list an 'Eldorado Resorts LLC', so the roll name's link to Caesars rests on the 10-K's ownership statement. |

The core land
The most valuable ground in the city, and what the public record says about it.
Reno's value sits in three places: the university on the hill north of downtown, the casino blocks on N Virginia and Sierra Streets, and the South Virginia corridor where the Peppermill, the Atlantis and the convention center stand. Sparks's is the Nugget and the industrial parks to its east. Nevada assesses at 35% of taxable value; figures are the 2026-27 Washoe County roll (taxable value) for parcels in the Reno and Sparks tax districts, downloaded 14 Oct 2026 and summed by this research.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Reno-Sparks is held mostly by public bodies and by a few land companies on the urban edge. The airport authority is the largest holder by area, with the Reno-Stead airfield as well as the main airport. By value the state university system leads, with the campus alone at $1.67B. Private land is concentrated in raw ground awaiting houses, held by out-of-town LLCs and by the national builders (see residential). Counts group spelling variants of one name; acres are the Assessor's stated land area. Parcels are assigned to a city by tax district (Reno 1000-1831, Sparks 2000-2020), 2026-27 roll as downloaded 14 Oct 2026. Tesla's Gigafactory is in Storey County, outside both cities and this roll.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Reno and Sparks grow at the edges, north into the North Valleys and Spanish Springs and south into Damonte Ranch and Verdi, on land the national builders buy in big blocks. Reno permitted 1,391 new homes in 2025 (740 single-family, 621 in 5+-unit buildings) after 2,723 in 2024 (1,555 in 5+-unit buildings); Sparks permitted 652 in 2025 and 805 in 2024 (Census, s19, s20; Reno reported 8 months in 2025, the rest imputed). There is no official league table. The figures below count parcels each builder holds in its own name on the Washoe roll for the two cities in October 2026: lots, unsold homes and land, a snapshot of land in hand, not starts or closings. Each roll name is tied to its parent through that parent's SEC subsidiary exhibit.

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Commercial Reno-Sparks is casinos, hospitals and warehouses. Three gaming companies and one hotel-casino LLC hold the most valuable private ground; the Renown hospital system holds more than any of them; and the industrial parks around the airport and in Sparks change hands in nine-figure deals between institutional funds, each held through its own LLC. Taxable values are the 2026-27 Washoe roll's, October 2026; Nevada assesses at 35% of taxable value.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Who stands behind Gage Village Commercial Development LLC and AM-GSR Holdings LLC (Grand Sierra Resort). Press coverage names a buyer of the resort in 2011, but no opened filing or public record ties these LLCs to it, so no parent is named.
- Who owns the ICON Reno Property Owner Pool LLCs, Cannon Industrial 7 LLC (the $150.3M 2026 purchase), SP Logistics Reno Owner LLC, NP Reno Convention Center LLC and the large raw-land LLCs (Heinz Ranch Land Company, PV Reno Delaware, Wallach 1 & 2, Lucas Verdi). No opened filing names their members or parents.
- Whether Century Casinos has used, or will use, its option on Marnell Gaming's remaining 50% of Smooth Bourbon (the Nugget's land). As of the Q2 2026 10-Q it had not.
- The Reno-Sparks Convention & Visitors Authority holds no parcel in its own name; the convention center is Washoe County's. The terms on which the RSCVA occupies it (lease or agreement) were not opened.
- 480 parcels in the two cities carry the owner 'NOT AVAILABLE', mailing 'NOT SUPPLIED' ($203.2M taxable). This looks like Nevada's confidential-address protection for certain owners, but the roll does not say why.
- Reno-Sparks Indian Colony land that is not on the county roll (exempt reservation land) is not counted, so the Colony's holdings inside the cities may be larger than shown.
- Tesla's Gigafactory is in the Tahoe-Reno Industrial Center in Storey County, outside both cities and the Washoe roll. It is noted, not covered.
- Peppermill Casinos, Inc. is privately held and files nothing public; its owners are not named.
- Condominium units, including about 47 hotel-condo rooms in the Grand Sierra and residential condo towers downtown, are owned unit by unit by individuals and are not named.
