Port St. Lucie, Florida
Florida publishes the owner of every Port St. Lucie parcel and the deed-stamp price of every sale in a free state download — and the 2026 final roll shows a city of 119,000 parcels being built out by national homebuilders on land the master developers still hold.
13 buildings · 13 with an owner established · 20 sources · 6 tier B · 7 tier A · prepared 2026-10-14
Florida records deeds rather than registering title, and its public-records law makes the result unusually open. The St. Lucie County Property Appraiser keeps the roll for the whole county, including the City of Port St. Lucie: owner name and mailing address, land and building value, and recent sales. The state Department of Revenue republishes that roll free as downloadable files, and each sale carries 'the sale price indicated by documentary stamps on the deed' — Florida deeds pay stamps at 70 cents per $100 of consideration, so the price is effectively public. The limits are entity opacity (the roll names an LLC, not who stands behind it) and owners whose records s. 119.071 exempts.

The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

Wikipedia's article on the stadium gives the same address and names St. Lucie County as owner and its parks department as operator. The team's lease and the renovation cost were not established from a document opened: the County's and the City's sites refuse automated requests. |

Civic | City of Port St. Lucie The 'City Center 1st Replat' covers 42 parcels and 52.1 acres on the 2026 roll; the City now holds 40 of them (48.8 acres, $42.9M just value), including the event center ($25.2M) and the garage parcel ($6.7M). Two small lots are private. The SEC's November 2015 release says investors in U.S. EB-5 Investments LLC were told their money would build 'a mixed-use commercial project planned for the City Center in Port St. Lucie', alleges diversion of about $900,000, and says a court appointed a receiver over the company and its subsidiaries. How the private land returned to the City, and at what price, was not established from a document opened; the City's site refuses automated requests. |

| Tradition / Southern Grove master-planned land West of I-95 between Tradition Pkwy, Becker Rd and Range Line Rd 1,983 acres in 860 parcels (Mattamy Palm Beach LLC); 140 acres in Southern Grove plats (City) |
Land | Mattamy Palm Beach LLC On the 2026 roll Mattamy Palm Beach LLC (Boynton Beach) holds 860 parcels, 1,983 acres, $136.5M — 731 vacant residential lots plus ten grazing-classified tracts of up to 326 acres — the largest private land area after the Riverland entities. The City still holds 18 parcels (140 acres, $70.3M) in the Southern Grove plats. In April 2025 Tradition Entertainment District LLC paid $12.0M for 44.1 acres in Southern Grove Plat 46 — a deed coded 18, a transfer to or from a government agency — and in May 2026 $13.6M for two SG-11 parcels (15.6 acres). Mattamy's ownership structure is not stated in any document opened. |

Institutional | Martin Memorial Medical Center The roll names Martin Memorial Medical Center, mailing to a 'Bldgs & Design Real Estate Dept' in Cleveland, Ohio, as owner of the hospital parcel (DOR use 073, private hospital; built 2013; 20.2 acres; 2026 just value $78.3M, the fourth most valuable parcel in the City) and two adjacent medical buildings ($38.8M). It holds 11 parcels in all, and 'Cleveland Clinic Florida' four more vacant Southern Grove tracts. The hospital's current trade name was not confirmed from a document opened: Cleveland Clinic's website terms forbid automated access. |

| St. Lucie Medical Center (HCA) 1800 SE Tiffany Avenue 498,788 sq ft (roll) |
Institutional | HCA (roll name); HCA Realty Inc for the adjoining medical office parcel CMS lists St Lucie Medical Center, 1800 SE Tiffany Ave, Port Saint Lucie, as a proprietary acute-care hospital. The roll names the owner of that parcel simply 'HCA' (mailing c/o an Indianapolis tax agent), DOR use 073, built 1983, 17.0 acres, 2026 just value $25.4M; 'HCA Realty Inc Land' owns the medical building across the road at 1881 SE Tiffany Ave ($31.2M). HCA Healthcare's 2025 Exhibit 21 lists 'Medical Center of Port St. Lucie, Inc.' and 'HCA Health Services of Florida, Inc.', the latter also named on two City parcels. Which subsidiary holds title is not stated beyond the roll. |

| Former Torrey Pines Institute laboratory (FIU) 11350 SW Village Parkway 85,066 sq ft; 8.7 acres (roll) |
Institutional | City of Port St. Lucie (land; ground lessor) The roll names 'Port St Lucie City of (Lessor)' as owner, mailing to Florida International University's Miami address, DOR use 018 (office), 2026 just value $25.0M. FIU's Board of Trustees agenda of 5 Dec 2019 records that TPIMS Land Company held a leasehold at 11350 SW Village Parkway under a Ground Lease dated 26 Nov 2013 with the City, that TPIMS owned the building, and that FIU would take the Ground Lease and receive the building at no cost. The land therefore remains the City's; the building's ownership after 2019 is as that agenda describes it. |

Institutional | City of Port St. Lucie The roll still names the City of Port St. Lucie as owner (DOR use 018, built 2012, 2026 just value $28.4M), with the tax bill mailed to the same Cleveland 'Bldg & Design Real Estate Dept' that receives the Tradition hospital's — the occupier is therefore Cleveland Clinic-related, but no lease or sale document was opened, so the terms are not stated here. |

The TIAA Real Estate Account's 2025 10-K lists 'Port St. Lucie, Port St. Lucie, FL', industrial, 100.00% ownership, 1,080,306 sq ft, 100.0% leased, fair value $176.0M (Dec 2025; $172.0M a year earlier). Retail | Kite Realty Group Trust (52%) with a joint-venture partner (48%) 52% retained Kite's 2025 10-K says it contributed The Landing at Tradition, with two Dallas centres valued at $233.0M together, to a newly formed 'Seed Asset Joint Venture' on 27 Jun 2025, received $112.1M for the 48% bought by 'the global investment firm' partner (tagged GIC in the filing's data), and kept 52%. The roll still names KRG Port St Lucie Landing LLC and Landing II LLC — both on Kite's Exhibit 21 — on parcels worth $81.8M. No documentary-stamp sale was recorded, consistent with an interest sale above the deed. |

Retail | Kite Realty Group Trust The roll names KRG Port St Lucie Square LLC — listed on Kite's 2025 Exhibit 21 — on three Tradition Square parcels (built 2005–06), $26.7M of 2026 just value. Kite's Schedule III carries 'Tradition Village Center' at a gross carrying amount of $19.5M (built 2006, acquired 2014); matching that name to these parcels is this research's inference from the entity name, not a statement in the filing. |

The core land
The most valuable ground in the city, and what the public record says about it.
The City of Port St. Lucie is the 'Port Saint Lucie' jurisdiction on the St. Lucie County roll (tax-authority codes 0011, 0041, 9011, 9111, 9211 and 9341), 119,136 parcels. Figures are 2026 just (market) values from the state's copy of the 2026 initial final roll (Florida DOR, posted 2 Oct 2026, before Value Adjustment Board changes), summed by this research.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
The City itself is by far the largest landholder (10,921 acres), mostly municipal, drainage and leased grazing land. The private land that remains in large blocks lies west of I-95, held by the master developers and homebuilders now building it out — the Riverland partnerships, Mattamy, ACR Acquisition, Midway Glades and Kolter — each with 1,000–2,200 acres. The roll still counts 12,138 vacant residential lots city-wide. Railways and FPL barely show, because their operating property is assessed centrally. Acres are each parcel's land square footage on the 2026 final roll ÷ 43,560; every spelling of an owner's name is grouped; individuals and family trusts are left out.

|---|---|---|
| City of Port St. Lucie All spellings grouped, with the Port St Lucie Governmental Finance Corp's five Southern Grove parcels (111 acres): $424.3M. By DOR use, 4,189 acres are municipal, 2,602 grazing and 1,756 vacant governmental. The biggest are two parcels at 12525 Range Line Rd recorded as City land under lease (2,254 and 838 acres), a 269-acre leased site on NW Glades Cut-Off Rd, and 140 acres in Southern Grove. Most valuable: the City Hall complex ($46.9M), the former VGTI lab ($28.4M), the event center ($25.2M) and the former Torrey Pines lab ($25.0M). |

Developer | 860 parcels, 1,983 acresA |
| ACR Acquisition LLC Mostly grazing-classified tracts along Becker Rd and Range Line Rd (the largest 283.6 acres at 14100 SW Becker Rd), $125.2M; it shares a Palm Beach Gardens office address with Sundance PSL I LLC (661 parcels, 354 acres, 541 vacant residential lots). Who stands behind either is not stated in any document opened. |
Private company | 31 parcels, 1,948 acresA |
| Midway Glades Developers LLC Jacksonville mailing address; $40.1M, 437 vacant residential lots. The LTC Ranch West Residential CDD's FY2025 audit names Midway Glades Developers, LLC as that district's 'Developer' and says all its Board members are affiliated with it. |
Developer | 565 parcels, 1,331 acresA |
| Kolter Homes LLC (through Verano Development LLC and related entities) The Verano #2 CDD's FY2025 audit states Verano Development LLC 'is indirectly owned by Kolter Homes LLC' and owns most land in that district; Verano Development LLC holds 682 City parcels. Grouped with it, by the same two mailing addresses (4807 PGA Blvd and 105 NE 1st St, Delray Beach): Astor Creek Development LLC (330), KH CW Treasure Coast LLC (317), HH PSL LLC (102), KH Mosaic LLC (97) and KH Rivella LLC — $143.5M together. Only Verano Development LLC's link to Kolter is stated in a document; the others are grouped by address. |
Developer | 1,539 parcels, 1,029 acresB |
| School Board of St. Lucie County $406.5M of 2026 just value — the highest of any owner in the City; the largest campuses are 1485 SW Cashmere Blvd ($62.8M) and 1000 SW Darwin Blvd ($57.8M, 87.2 acres). |
Government | 35 parcels, 797 acresA |
| Florida Power & Light Company Mailing 700 Universe Blvd, Juno Beach; $27.9M, the largest a 146-acre parcel. Its operating plant and lines are assessed centrally by the state, not parcel by parcel. FEC Railway appears on the City roll only once ('FEC RR', 8.5 acres), for the same reason. |
Public company | 29 parcels, 737 acresA |
| South Florida Water Management District Canal and reservoir land, mailing to its West Palm Beach land-management office; $5.0M. |
Government | 23 parcels, 497 acresA |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Port St. Lucie builds houses, not flats. The Census Bureau's permit survey shows the City authorised 2,814 single-family homes in 2025 (3,528 in 2024) against 214 units in multi-family buildings (270 in 2024). The 2026 roll carries 2,911 single-family homes with a 2025 year built and 19,089 built 2021–25; 6,526 single-family homes sold arm's-length in 2025 at a median documentary-stamp price of $429,000. There is no official builder league table, so the table below counts the lots each builder or land developer holds on the 2026 roll (DOR use 000, vacant residential) — a measure of pipeline, not of closings. The pattern is a few land developers with thousands of lots (Kolter, the Riverland partnerships, Mattamy) selling or building alongside the national listed builders.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Port St. Lucie's commercial ground is young. Industrial building has arrived since 2018 along I-95 and the turnpike — Legacy Park, LTC Ranch and Tradition Commerce Park — and is owned by institutional funds and owner-occupiers rather than by the listed industrial REITs: the City's 679 industrial and warehouse parcels hold $1.09B of 2026 value. Retail is held by listed shopping-centre REITs (Kite, Brixmor, Regency, which lists Cashmere Corners and The Plaza at St. Lucie West) and by Benderson and Publix in their own names. The largest single group of income property is rented houses: Invitation Homes, FirstKey and American Homes 4 Rent (126 homes) together hold about 1,260. New apartment blocks (26 parcels of DOR use 003, $1.03B) are owned by out-of-town LLCs whose parents are not named on the roll.
| Name | Type | Port St. Lucie holding |
|---|---|---|
| Invitation Homes Homes standing in IH6 Property Florida LP (420), SRP Sub LLC (173) and securitisation borrower entities, all mailing c/o Invitation Homes. Its 10-K reports Port St. Lucie inside a 'South Florida' market of 8,058 homes, so no city figure is published by the company; the count here is the roll's. |
REIT | 743 single-family homes, $253.5M (2026 roll)B |
| FirstKey Homes (FKH SFR entities) FKH SFR C1 LP, FKH SFR Propco A LP and others, mailing c/o FirstKey Homes LLC. The roll names the entities; no filing opened states FirstKey's own parent, so ownerType follows the entity form only. |
Private equity | 390 single-family homes, $131.1MB |
| Kite Realty Group Trust Nine parcels in KRG Port St Lucie Landing / Landing II / Square LLCs, all on Kite's Exhibit 21. Kite sold 48% of The Landing to a joint-venture partner in June 2025 (see marquee). |
REIT | The Landing at Tradition, 397,199 sq ft (52% JV) + Tradition Village Center; $108.4M on the rollA |
| TIAA Real Estate Account (Nuveen) One distribution building at 7600 NW LTC Pkwy (TREA Midway Road LLC on the roll), the most valuable parcel in the City; 100% leased at Dec 2025. |
Institution | 1,080,306 sq ft, fair value $176.0MA |
| Brixmor Property Group BRE Throne East Port Plaza LLC (on Brixmor's Exhibit 21) holds five US 1 parcels, $30.7M on the 2026 roll; Brixmor's property list gives 214,489 sq ft, 99.2% leased, Publix-anchored. The same list places Shoppes of Victoria Square (95,186 sq ft) in Port St. Lucie; its parcel was not matched on the City roll. |
REIT | East Port Plaza, 214,489 sq ftA |
| Benderson Development Benderson Development Co Inc (Buffalo, NY) owns the St. Lucie West retail parcels at 1701–1781 NW St Lucie West Blvd (37.4 + 1.5 acres) in its own name — the largest retail holding by building area in the City. |
Private company | 326,177 sq ft, $58.2MA |
| Publix Super Markets (Real Sub LLC) Real Sub LLC (Lakeland) and Publix Super Markets Inc hold three shopping-centre sites, including 3225 SW Port St Lucie Blvd ($20.9M) and 1091 SE Port St Lucie Blvd ($14.5M). That Real Sub LLC is Publix's is inferred from its Lakeland mailing address and the roll's paired 'Publix Super Markets Inc' parcels, not stated in a document opened. |

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Clover Park's lease with the New York Mets and the cost of its 2019–20 renovation: St. Lucie County's site refuses automated requests, and the trade press that reports it was blocked or forbids automated reading.
- How the private City Center parcels came back to the City, and at what price, after the 2015 SEC receivership. The City's records were unreachable and the local paper that reported it forbids automated use.
- The Southern Grove history — that the original master developer (Tradition Land Co.) handed the jobs-corridor land to the City — is widely reported but was not read in a document this research may use.
- The trade name and tenant arrangements of Cleveland Clinic's Tradition hospital and of the City-owned former VGTI laboratory at 9801 SW Discovery Way (tax bill mailed to the same Cleveland Clinic real-estate department).
- That the Riverland partnerships (1600 Sawgrass Corporate Pkwy, Sunrise) belong to GL Homes. The builder's site names the Riverland community, but its terms forbid automated reading, so the link is not made here.
- Who stands behind ACR Acquisition LLC (1,948 acres), Sundance PSL I LLC, Mattamy Palm Beach LLC's parent structure, NBPIII Legacy I–IV LLC (Legacy Park), Altitude Prop Co LLC (resort land, $58.5M), AW-PSL Land Holdings and Legends Pointe Investors (the two most valuable apartment parcels).
- The tenants of the TIAA distribution building at 7600 NW LTC Pkwy and of the Legacy Park buildings. Amazon and FedEx were named in the brief; no document opened names either at a City address, and no parcel on the roll stands in either name.
- Whether title to the former Torrey Pines building passed from FIU back to the City at the end of the ground lease; the roll still shows the City as lessor with FIU's mailing address.
- HCA's hospital at 1800 SE Tiffany Ave trades as HCA Florida St. Lucie Hospital; CMS lists it as St Lucie Medical Center. The current brand was not read in a document opened.
- Clerk of Court recording and copy fees (the Clerk's site refuses automated requests). Florida's statutory recording fee applies state-wide but was not opened for this record.
