Plano, Texas

Plano's appraisal district publishes the owning entity, deed date and value of every one of its 78,875 parcels as a free nightly-refreshed map service, and no Texas record states what any of them sold for.

Can you find out who owns it?

Texas keeps no public title register; the working public record of ownership is the county appraisal district. Almost all of Plano lies in Collin County, whose Collin Central Appraisal District (CCAD) publishes its parcel layer as a free, unauthenticated ArcGIS service, refreshed nightly, naming the owner of record, mailing address, deed type, number and date, building area, year built and the certified land and improvement values of every account. A small western sliver of the city lies in Denton County and is appraised by the Denton Central Appraisal District instead. What no record contains is a price: Texas has no mandatory sales disclosure, and sales data an appraisal district obtains is confidential under Government Code Sec. 552.149.

The core land

The most valuable ground in the city, and what the public record says about it.

The most valuable ground in Plano is the Legacy business district along the Dallas North Tollway, where corporate campuses, Legacy West and Granite Park sit within about two miles of each other. Every figure is a 2026 certified value from the appraisal districts, not a sale price — Texas records none.

City of Plano, Collin County market value$73.94 billion
Sum of 2026 certified market value over the 78,789 valued accounts CCAD codes to the City of Plano (CPL), read 2026-10-14. Single-family homes are $40.47B of it, commercial real estate (F1) $23.76B and apartments (B) $7.36B. The Denton County part adds about $2.83B across 2,145 Denton CAD accounts.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Plano is almost fully built out, and its largest landholder by far is the City itself: about 4,230 acres in 469 Collin County accounts — parks, golf courses, preserves and plants — plus about 241 acres across the county line in Denton. The school district holds the most value. After the public bodies the big holdings are corporate campuses built and held in the owners' own names (Toyota, JPMorgan Chase, Frito-Lay, Capital One), not REIT portfolios. Collin County itself holds no Plano account in its own name, and Texas Instruments' Collin County site (300 W Renner Rd) is in Richardson, not Plano. Acreages are the appraisal districts' land-size fields; CCAD figures cover the 78,875 accounts the district codes to the City of Plano (CPL).

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Plano is built out. The Census Bureau counts 138 single-family permits in 2025, plus one 175-unit apartment building, so new homes come mostly as townhome infill and teardown lots, not as subdivisions on open land. The housing stock is 72,610 single-family accounts on the CCAD roll (median 2026 value $495,385), and 54,171 of them, about three in four, carry a homestead exemption — that is, the owner lives there. Individual homeowners are not named here. The figures below are accounts standing in each builder's name on the CCAD roll for the City of Plano on 2026-10-14: lots and unsold homes, not completions.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Plano's commercial value sits on the Legacy and Granite Park corridors of the Dallas North Tollway and SH 121, and it is held three ways: corporate users that own their campuses outright (see the landowners above), a handful of listed REITs, and single-purpose partnerships that mail to the same suite. The newer heavyweights are data centres on the east side. Single-family rental companies, which hold hundreds of homes each in Fort Worth, barely register here: Invitation Homes borrower entities hold 18 Plano accounts, Tricon 8, Progress Residential 9. Figures are 2026 certified CCAD values for the City of Plano; ownership grouped only where the roll names the same entity or mailing suite.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who owns The Shops at Legacy (5700–5800 Legacy Dr). The CCAD roll still names 'Shops at Legacy (Inland) LP' and '(RPAI) LP' (deeds of 2007 and 2022, mailed to Oak Brook, Illinois), and Kite's 2025 Exhibit 21 lists 'The Shops at Legacy (KRG), LLC'. Yet CTO Realty Growth's 2024 10-K Schedule III lists 'The Shops at Legacy, Plano, TX', 237,572 sq ft, acquired 6/23/2021. The documents conflict — possibly a ground lease or improvements held apart from land — so it is not a marquee owner here.
  • The sponsor behind CCI-D 6501 Legacy Owners LLC (the former J. C. Penney home office) and behind the Granite Park NM/GP partnerships: no filing opened here names them.
  • Whether Liberty Mutual Plano LLC is wholly owned by Liberty Mutual: the Boston mailing address points that way, but no filing opened here states it.
  • The developer of Legacy West. It is not on the roll and is not named here.
  • What any Plano building sold for, other than the four prices stated in SEC filings (Legacy West $785M, 2025; Legacy Town Center $113.0M, 2012; J. C. Penney home office $273M, 2016). Texas is a non-disclosure state and the roll records deed dates only.
  • Plano Event Center's 2026 value: the June 2026 replat made it a new CCAD account with no value yet.
  • CCAD's own property search and terms of use (collincad.org is behind a JavaScript challenge) and the Collin County Clerk's deed records (Incapsula block): no deed image was opened, so deed numbers and dates come from the CCAD parcel layer.
  • Denton CAD figures come from Denton County GIS's republication of the roll (tax-year 2027 record carrying current values). Denton CAD's own site, a JavaScript app, was not used, and the 145 lowest-valued Plano accounts in Denton were not paged in, so the $2.83B Denton total is a floor.
  • Texas Instruments was named as a possible Plano landowner. CCAD shows TI's Collin County site at 300 W Renner Rd (92.5 ac, $158.7M) coded to Richardson, and no TI account coded to Plano.
