Pensacola, Florida

Florida publishes the owner of every Pensacola parcel and the deed-stamp price of every sale free, and the 2026 roll shows a city whose most valuable ground is held by its two hospital systems, its State college and the City's own airport.

10 buildings · 10 with an owner established · 18 sources · 7 tier A · 3 tier B · prepared 2026-10-31

Can you find out who owns it?

Florida records deeds rather than registering title, and its public-records law makes the result unusually open. The Escambia County Property Appraiser keeps the roll for the whole county, including the City of Pensacola: owner name and mailing address, land and building value, use code and recent sales. The state Department of Revenue republishes that roll free as downloadable files, and each sale carries 'the sale price indicated by documentary stamps on the deed' - Florida taxes deeds at 70 cents per $100 of consideration, so the price is effectively public. The limits are entity opacity (the roll names an LLC, cut to 30 characters) and owners whose records s. 119.071 exempts from disclosure.

The core land

The most valuable ground in the city, and what the public record says about it.

The City of Pensacola is the Escambia roll's tax-authority codes X (27,734 parcels) and Z (576 parcels, the downtown improvement district); Pensacola is the only city in Escambia County (Wikipedia, s12), and 'PENSACOLA' addresses outside these codes are unincorporated. Figures are 2026 just (market) values from the state's copy of the 2026 PRELIMINARY roll (file dated 1 Jul 2026), summed by this research.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies and two hospital systems hold Pensacola's biggest ground. The City is by far the largest landowner - about 2,500 acres across 649 parcels once its airport is counted - and leases much of it to private operators, whose names appear in the roll's legal text. Naval Air Station Pensacola and the University of West Florida's main campus lie outside the City limits, so the federal government and UWF barely appear. Railways and FPL's operating plant are centrally assessed by the state, so their City holdings look small. Figures are from the 2026 preliminary roll (tax-authority codes X and Z); acres are roll land square footage / 43,560; name spellings are grouped; individuals and family trusts are left out.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Pensacola is an old, largely built-out city and builds new homes one lot at a time. The Census Bureau counted 88 single-family units ($29.6M) and no units in buildings of two or more permitted in the City in 2025. The roll shows 506 parcels completed 2023-25 (412 single-family houses), plus one large rental block, Palmilla (239 units, 2023). One national builder, D.R. Horton, holds infill lots; the rest are local firms. No institutional single-family-rental owner (Progress, Invitation, American Homes 4 Rent, FirstKey, Tricon) appears on the City roll; the largest entity cluster is 23 houses mailed to one Tampa office (850 Holdings LLC, Bay to Gulf Holdings LLC, Seaside 1882 LLC), then 9 held by Grand Bayview Holdings LLC / II LLC (Ronkonkoma, NY). Builder figures count parcels held in each builder's name on the 2026 roll - lots and unsold homes - not homes built; no league table of Pensacola starts by builder was found.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Pensacola has no office REIT and few national landlords. Its commercial top is Simon's Cordova Mall, the Walmart and Sam's Club stores, a downtown group of entities sharing one mailing address, and apartment owners from Memphis, Atlanta and Tulsa. The roll names the entities; only Simon's filing names the asset itself. Housing builders are counted separately below. Figures are 2026 preliminary just values.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • The 2026 final roll. Escambia's final NAL/SDF were not in the DOR 2026F folder on 31 Oct 2026, so every value is from the preliminary, uncertified roll (file dated 1 Jul 2026).
  • Owners whose records s. 119.071, F.S. exempts are removed from the public files, per DOR, so their holdings cannot be counted.
  • Pensacola Bay Center: the roll names FLORIDA STATE OF/DOT on 201 E Gregory St, Wikipedia says Escambia County owns the arena; no deed or lease was read to reconcile the two.
  • Blue Wahoos Stadium: the roll carries the parcel in the City's name as a leasehold ('AGREEMENT WITH NORTHWEST FLA P', cut at 30 characters); Wikipedia names Community Maritime Park Associates as owner and operator. The lease itself (on cityofpensacola.com, robots-blocked) was not read.
  • Who stands behind Pensacola SouthTowne Owner LLC (Tulsa), Palmilla Residences LLC (Birmingham), 1890 Summit LLC (Irvine), SUSO 4 Cordova LP (Toronto), the Memphis-mailed apartment entities and Holi Corp: the Florida corporate record (Sunbiz) was not read, so no parent or sponsor is named.
  • The basis of SouthTowne's $66.7M county and municipal economic-development exemptions (s. 196.1995) - the ordinance or agreement was not read.
  • Crowne Plaza Pensacola Grand Hotel: the tie to the HOLI CORP parcel at 200 E Gregory St rests on address, hotel use code, 210 units and the 1912 year built (the L&N depot), not on a document naming both.
  • City Hall at 222 W Main St: the roll parcel (City of Pensacola, $8.3M) was found, but no reachable source names it as City Hall, so it is not a marquee entry.
  • Escambia County Property Appraiser's own site (www.escpa.org) timed out, so its parcel cards, sales history beyond 2025-26 and terms of use were not read.
