Town of Oyster Bay, New York

The owner of record and full market value of all 102,572 parcels in the Town of Oyster Bay, a Nassau County town of hamlets and 18 village roll segments, are free in the State's open assessment-roll dataset; sale prices are on the State's CAPTCHA-gated Sales Web and on deeds at the Nassau County Clerk.

Can you find out who owns it?

New York records title by deed. Deeds in the Town of Oyster Bay are recorded with the Nassau County Clerk, and the sale price is reported on the State form RP-5217 filed with each deed. Nassau County's Department of Assessment, not the Town, values every parcel, and the State publishes the final roll each year as open data: owner of record (names cut to 30 characters), mailing address, property class and full market value for every parcel. The Town is a collection of unincorporated hamlets (Hicksville, Massapequa, Bethpage, Syosset, Jericho, Plainview and others) plus all or part of 18 incorporated villages; the roll covers both. The State's transfer tax is $2 per $500 of consideration. Where the Nassau County IDA holds title under a tax deal, the roll names the agency, not the business.

Industrial Nassau Steel LLC
The roll's most valuable private parcel in the Town is South Oyster Bay Rd, Bethpage, 'Manufacturing and Processing', $85.4M full market value, owner NASSAU STEEL LLC, with an IDA exemption (code 1802) and no taxable value. 25 parcels worth $279.5M are in Steel-named LLCs, 23 of them mailing to 700 Hicksville Rd or 999 South Oyster Bay Rd, Bethpage. A Newsday article of 8 Sep 2011, filed by the State DEC, says the County legislature agreed to sell the 95-acre former Grumman property to developer Steel Equities for $15M, and that the County IDA gave it a 40-year PILOT; the roll does not name Steel Equities, and this record does not tie that sale to a particular parcel. The core land

The most valuable ground in the city, and what the public record says about it.

There is no single downtown: value sits in institutional campuses on the North Shore, state parkland, and the commercial corridor of Hicksville, Jericho and Bethpage. Nassau assesses at a fraction of value (the State's 2025 equalization rate for the Town is 0.12), so the roll's full market value, not the assessed value, is the figure to compare. All figures are from the 2025 final roll in the State's open data (s1, s3).

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies dominate the Town's roll, and the North Shore estates belong largely to schools, religious orders and land trusts. The Town of Oyster Bay holds the most valuable public estate under its own name, the State the most valuable single holdings (SUNY Old Westbury, Bethpage and Planting Fields, part of Jones Beach), and Nassau County the most parcels. LIPA and KeySpan (National Grid) hold the utility network. No private company holds more than about 60 parcels. Figures group the name variants on the 2025 roll; the State's open roll for Nassau gives no acreage, so holdings are counted in parcels and full market value. The roll's owner field is cut at 30 characters.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

The Town is built out: the 2025 roll has 86,411 one-family homes (median full market value $531,000) out of 102,572 parcels, and new homes come as infill lots, teardowns and a few large planned sites. The one big recent project is Beechwood's 143-acre Country Pointe Plainview, on former Nassau County land at Old Country Rd and Round Swamp Rd, now sold out. Otherwise builders show on the roll as small local firms holding a handful of lots each. No national builder holds more than two parcels. There is no single-family-rental landlord at scale: 2,592 one-family homes are in company names, and no company holds more than 12. Builder counts are parcels in the builder's own name on the 2025 roll, not starts.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Commercial ownership is spread thin. The big blocks are a few retail and office complexes along the Hicksville-Jericho-Bethpage corridor, the former Grumman industrial land in Bethpage, and garden-apartment portfolios. Most are held through single-asset LLCs; the roll gives the LLC and its mailing address, and a filing or trade report is needed to name the parent. Values are the 2025 roll's full market value, which can sit far below recent prices (Jericho Plaza: $84.9M on the roll against $212M paid in 2022).

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who 'OYSTER BAY DEVELOPMENT', the roll owner of 54 Audrey Ave (Town Hall's address), is. It carries the Town's exemption code 1350 and no taxable value, but no source opened says what the entity is.
  • That the Steel-named LLCs in Bethpage belong to Steel Equities. They share the name and two Bethpage mailing addresses, and Newsday (2011) names Steel Equities as buyer of the 95-acre former Grumman property for $15M. No filing ties the LLCs to it.
  • That 1111 Stewart Corporation is the Optimum Communications (Altice USA) subsidiary that owns the Bethpage building its 10-K mentions.
  • The 2024 Broadway Commons buyers (KABR Group, BTF Capital, AJM BRE Ventures) and price. Search showed JLL and trade reports saying 'undisclosed' and one roundup giving $39,577,502. Not opened: JLL's terms ban automated access.
  • Country Pointe Plainview: 660 market-rate condominium homes on 143 acres, with 57 acres dedicated to the Town (search snippets of a Business Wire release and Patch). Business Wire, Patch and Long Island Press could not be read.
  • Nassau County Clerk deed and search fees, and the County's Land Records Viewer. Every nassaucountyny.gov host geo-blocked our connection.
  • Acreage per owner: the State's open roll for Nassau carries no acreage (front and depth are zero), so landholdings are given in parcels and value, not acres.
  • Sale prices from RP-5217 (State Sales Web), which is CAPTCHA-gated and was not used.
