Overland Park, Kansas

Johnson County shows the value of every Overland Park parcel online but keeps owner names behind a login and a signed open-records form, and Kansas keeps sale prices confidential by statute, so owners and prices here come from SEC filings, court and lender records, and the buyers' own announcements.

Can you find out who owns it?

Kansas records title by deed with each county's Register of Deeds; there is no state title register. Johnson County, which contains Overland Park, publishes each parcel's appraised value through its free land-records search, but its mapping office says owner names are protected under state statute and shows them only to signed-in myAIMS users or to requesters who sign a form acknowledging the Kansas Open Records Act, whose K.S.A. 45-230 forbids using names from public records to sell to the people listed. The Register of Deeds stopped selling subscriptions to its online document library on 1 July 2026 and says its new system, due in autumn 2026, will let anyone with a free account view watermarked deed images. Every deed must carry a Sales Validation Questionnaire stating the price; K.S.A. 79-1437f releases it only to appraisers, owners appealing, lenders, licensed brokers and officials, so a price is public only when a buyer or seller publishes it.

Is ownership public?Only for those who can prove a legitimate interest
Cost of one title searchNo online owner search for the public. Deed images: the Register of Deeds' new public-access site (due autumn 2026) is free to view watermarked images, with fees only to print or certify; subscriptions to the old document library ended 1 July 2026. Owner lists under the Kansas Open Records Act: 'reasonable fees, not exceeding actual cost'.
Bulk ownership dataAIMS (Johnson County's Automated Information Mapping System) sells parcel data through its Digital Data Request application; owner names are released only on a signed form acknowledging the Kansas Open Records Act. The county's ArcGIS REST server (maps.jocogov.org/arcgis) is disallowed by robots.txt and was not read.

Sprint's 10-Q says it agreed a sale and leaseback of the campus on 27 June 2019 and closed on 9 July 2019, booking a $207M impairment; no price is given (s12). Wikipedia names the buyer as Wichita-based Occidental Management, which renamed it Aspiria in 2021 (s13). Distress: a $232.5M JPMorgan loan was extended twice and flagged a 'loan of concern' in 2023. In May 2025 a Royals affiliate bought the loan (about $164M per the KC Business Journal, as reported by s14); in January 2026 the team said the site did not meet its stadium criteria (s15). A Form D shows Aspiria Land Development, LLC raising $28M in 2026 (s16). The deed was not read.

The trust's FY2025 10-K still lists the loan, with KeyBank as special servicer (s9); no filing we opened says it has defaulted. CBL's FY2025 10-K lists Oak Park Mall at 100%, 95% leased, anchors Dillard's, JCPenney, Macy's, Nordstrom. In December 2024 CBL bought its partner's 50% in the CBL/T-C, LLC venture (Oak Park, CoolSprings Galleria, West County Center) for $25.0M in cash for all three and took on the non-recourse loans. The Oak Park loan is $245.7M at 3.97%, due October 2030; Schedule III gross carrying amount is $132.3M. Wikipedia still shows a 50/50 split with TIAA-CREF, which is out of date. The JCPenney building sits in a separate pass-through trust (see commercial).

Wikipedia's infobox gives the owner as the City of Overland Park and the operator as OVG360, and says the centre opened on 17 November 2002 on a 26-acre site. The county's parcel record that would confirm title is behind a login (s4), so this rests on Wikipedia.

Wikipedia describes the hotel attached to the convention centre as 'municipal-owned', built for $68M and opened in 2002 (s19). Its debt is issued by the Overland Park Development Corporation: a Nuveen fund held $5.9M of its 'Revenue Bonds, Convention Center Hotel, Refunding & Improvement Series 2019' (due 2044, 5%), not in default, at 31 May 2026 (s11). Search results show the City's 2012 annual financial report saying the corporation financed, built and owns the hotel as a blended component unit, but that PDF sits on a Cloudflare-blocked host and was not opened. Sheraton is a brand, not the owner.

The core land

The most valuable ground in the city, and what the public record says about it.

Johnson County publishes appraised values parcel by parcel, but its search and map hosts are behind Cloudflare or disallowed by robots.txt (automationBlocked), so no roll total or highest-parcel figure could be computed. The figures below are the largest documented values from filings and the public record.

Largest documented price$280,000,000

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Johnson County keeps owner names behind a login, so this list cannot be built from the roll as Wichita's was, and no acreage total by owner could be computed. What can be sourced shows public bodies holding the large open ground: the City's parks and arboretum, two school districts, the community college, and the county's park and water agencies. The largest private holdings are two former corporate campuses: Aspiria (200 acres) and Corporate Woods (160.8 acres pledged to one CMBS loan). Johnson County, the Johnson County Park & Recreation District, WaterOne, Evergy and BNSF are not listed because no source we opened gives an Overland Park holding for them.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Overland Park is still building on its southern edge, in the Blue Valley district. The Census Bureau's 2025 place file shows the city permitting 304 single-family homes ($144.4M). It also shows 2 two-unit buildings (4 units), 9 buildings of 3-4 units (27 units), and 10 buildings of 5+ units with 500 units ($98.0M) (s29). The home builders' association counts 333 single-family permits for 2025, fourth in the metro after Olathe, Kansas City MO and Spring Hill (s31). Johnson County as a whole permitted 2,055 single-family homes ($941.6M) and 1,145 units in 5+ unit buildings (s30). No builder ranking could be sourced. The county shows owner names only to signed-in users, so lots per builder cannot be counted as they were for Wichita. Neither the association's report nor any builder's SEC filing we searched names Overland Park.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Overland Park's big commercial holdings are a few large blocks: CBL's mall, the Group RMC entity's Corporate Woods, and Occidental's Aspiria. Listed REITs and pass-through trusts hold scattered hotels, a department store and medical offices, found only where their filings name the city. Several of these are under stress. Aspiria's loan was sold to a Royals affiliate, Corporate Woods' 2017 loan matures in 2027, and Prairiefire's public bonds are in default. Kansas keeps sale prices confidential (s7), so the prices below are ones the buyers or sellers published.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Black & Veatch headquarters (11401 Lamar Ave): the firm is 100% employee-owned and based in Overland Park (s37), but no source we opened says whether it owns or leases the building.
  • Yellow Corporation headquarters at 10990 Roe Ave: Yellow's 2022 10-K already called Overland Park a 'field resource center', with the principal office in Nashville (s39). Yellow filed Chapter 11 in 2023 and auctioned 128 owned properties (s38). No source we opened shows who owns the Roe Ave building now, or whether Yellow ever did.
  • Brookridge (now Meridian), I-435 and Antioch: the Post names Curtin Property Co. as developer of the roughly $2B project, with about $200M in incentives and deadlines extended to 2029 (s35). Who holds title to the former golf course was not established.
  • Sheraton Overland Park: the City's 2012 annual financial report, seen only in search results on a Cloudflare-blocked host, says the Overland Park Development Corporation 'financed, constructed and owns' the hotel. That PDF was not opened.
  • Saint Luke's Health System combined with BJC HealthCare in 2024. This was not checked against a filing, so Saint Luke's South is shown under the Saint Luke's name.
  • Johnson County, the Johnson County Park & Recreation District, WaterOne (Water District No. 1), Evergy and BNSF were all named as likely landowners. None has an Overland Park holding in a source we opened, and the Wikipedia articles for JCPRD and WaterOne did not resolve.
  • Oak Park Mall: Wikipedia still shows CBL 50% and TIAA-CREF 50% (s36). CBL's FY2025 10-K shows 100% after it bought out its partner in December 2024 (s8).
