Oklahoma City, Oklahoma
Oklahoma County's free parcel service names the owner and market value of every parcel in Oklahoma City's Oklahoma County part. The Assessor's public search adds each property's deed history with sale prices, so owners and many prices here come straight from the county record.

Oklahoma records title by deed with the County Clerk; there is no state title register. Oklahoma City spans four counties (Oklahoma, Canadian, Cleveland and Pottawatomie), and this record covers only the Oklahoma County part, which holds downtown and most of the city. Oklahoma County publishes the owner, mailing address, market, assessed and land value and acreage of every parcel in a free online map service. The Assessor's public search adds each parcel's deed history, with book, page, price, grantor and grantee. Deeds carry a documentary stamp tax of $0.75 per $500 of consideration, net of any loan the buyer takes over. Recording a deed costs $18 for the first page. A sale of the company that owns a building leaves no price on any of these records.

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

Office | Devon Headquarters, L.L.C. (subsidiary of Devon Energy Corporation) The assessor names DEVON HEADQUARTERS LLC on the 7.21-acre tower parcel (account R010017150), market value $399,698,900 for 2026, the highest in Oklahoma City's Oklahoma County part. Devon's Exhibit 21 (FY2024 10-K, s9) lists Devon Headquarters, L.L.C., an Oklahoma LLC. Deed history: COTPA to the Urban Renewal Authority (2003), OCURA to Devon World Headquarters LLC (2009), then to Devon Headquarters LLC (2010), all at $0. Devon merged with Coterra on 7 May 2026; its Q2 2026 10-Q (s10) gives Houston as the principal office, 333 W Sheridan as the former address. Ownership of the tower did not change on the roll. |

Office | BFTower, LLC (subsidiary of BancFirst) The roll names BFTOWER LLC (account R010010630, 67,600 sq ft of land, 2026 market value $20,881,250, partially exempt). BancFirst Corporation's Q2 2026 10-Q (s12) says 'BancFirst includes its subsidiary BFTower, LLC.' The assessor's deed history shows the tower sold for $14,500,000 in Sept 2000 and $27,900,000 in Jan 2004, so the 2018 price was about a quarter below the 2004 one. The 2018 sale was a deed, not a foreclosure, and no record we opened calls it distressed. |

Civic | City of Oklahoma City Account R017200080: owner CITY OF OKLAHOMA CITY, care of the City Clerk, exempt and carried at $0 market value. The roll keys 13.17 acres; the mapped polygon is about 6.4 acres. The occupant field still reads 'CHESAPEAKE ENERGY ARENA', the arena's former naming-rights name. Deed history: from the Central Oklahoma Transportation and Parking Authority (historical, 1984 and 1997) and a 2022 instrument from the State of Oklahoma, all at $0. Civic | State of Oklahoma Account R034354000 at the Capitol's address names the owner simply 'STATE', exempt, $0 market value, with a single 'historical' deed entry dated 11 Nov 1911. Other Capitol-complex parcels are held as 'STATE OF OKLAHOMA' (2100 N Lincoln, 800 NE 13th) and by named agencies. The roll gives no floor area for the building. |

Neighbouring Upper Park blocks (217 SW 7th, 501, 601 and 701 S Robinson) are City parcels too. The park (s13, s14) says it was built with MAPS 3 sales-tax money ($132M project budget). It is 'managed by Scissortail Park Foundation under a lease and management agreement with the Oklahoma City Economic Development Trust'. Management and the lease are not ownership. We did not tie every park parcel to the City. |

The core land
The most valuable ground in the city, and what the public record says about it.
All figures are market values on Oklahoma County's parcel roll (data last edited 26 Sep 2026; 2026 values), summed by this research with duplicate polygons of one account counted once. 'Oklahoma City' here means its Oklahoma County part. It covers parcels the roll tags OKLAHOMA CITY or that carry a tax-district code used almost only by Oklahoma City parcels. It adds public parcels whose centroid falls inside the county's own Oklahoma City boundary, which the roll had tagged 'UNINCORPORATED' (for example the Will Rogers terminal parcel). Exempt public land is usually carried at $0. The city's Canadian, Cleveland and Pottawatomie county parts are not counted.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
The largest landholder in Oklahoma City's Oklahoma County part is the City itself, through Will Rogers airport, Lake Hefner, parks and arenas. The federal government, the State and a small set of public trusts follow. The biggest private holder by value and by acreage is Hobby Lobby's warehouse-and-headquarters complex on SW 29th and SW 44th. Values are of little use for public land: 2,119 of the City's 2,120 accounts carry $0. Acres take the smaller of the roll's figure and the mapped polygon, because the roll has keying errors. Two church parcels are keyed at 15,734 and 14,000 acres against polygons under half an acre. The roll tags much public land 'UNINCORPORATED'. We tested those parcels against the county's own Oklahoma City boundary and count only those inside it.

| City of Oklahoma City Name variants 'CITY OF OKLA CITY' (1,356), 'CITY OF OKLAHOMA CITY' (735), 'THE CITY OF OKLAHOMA CITY' and others. About 12,150 of the acres are tagged 'UNINCORPORATED' by the roll yet fall inside the city boundary. They include the Will Rogers terminal parcel at 7100 Terminal Dr and land along Lake Hefner Dr and Lake Hefner Pkwy. The largest single account is 640 acres in Spring Creek Township. The City also owns the arena, the ballpark and the Scissortail Park parcels (see marquee). |
Government | 2,120 accounts, about 17,600 acresA |
| United States of America (Air Force, Army Corps of Engineers, Postal Service and others) The roll names 'U S DEPARTMENT OF THE AIR FORCE / TINKER AIR FORCE BASE' on a 398-acre parcel at 7447 SE 74th St (roll 430 acres). Another 2,770 acres tagged unincorporated fall inside the boundary. They are mostly 'UNITED STATES OF AMERICA' in Boone Township (Mid-Del schools), the largest 616 acres at 5106 N McNarey Ave, and Corps of Engineers land in Hartzell Township. The roll does not say which of the Boone Township parcels belong to Tinker, and much other federal land in the county lies outside the city. |
Government | 112 accounts, about 3,830 acresA |
| State of Oklahoma (general holdings; ODOT, Land Office and universities counted separately) Held as 'STATE OF OKLAHOMA', 'STATE', the Office of Management & Enterprise Services and the Tax Commission, including the Capitol (2300 N Lincoln Blvd). The largest are 297 acres at 8850 Choctaw Rd and 290 acres in an unaddressed account, both tagged unincorporated but inside the boundary. Separately, ODOT holds 418 accounts (about 860 acres, mostly highway land). The Commissioners of the Land Office hold 25 (about 220 acres) and the Turnpike Authority 77 (about 330). |
Government | 318 accounts, about 1,950 acresA |
| Hobby Lobby Stores Inc The largest are 3700 S Council Rd ($100.8M, 98 acres) and 7007 SW 44th St ($92.8M, 128 acres). The Assessor's (s4) 'Top 10 Assessments' list for 2023 ranks Hobby Lobby Stores Inc second in the county at $53,741,744 assessed (real and personal property), after OG&E. |
Private company | 10 accounts, about 395 acres, $335.7M market valueB |
| HL American Investments LLC Care of 'ATTN REAL ESTATE DEPARTMENT'. The largest are 6120 SW 29th St (217 acres, $95.0M), 6900 SW 29th St (110 acres, $91.9M) and 7700 SW 44th St (139 acres, $50.4M), beside Hobby Lobby's own parcels. The Assessor's (s4) 2023 Top 10 lists it fifth at $28,153,302 assessed. No filing we opened says who owns the LLC, so it is not attributed to Hobby Lobby here. |
Private company | 26 accounts, about 970 acres, $350.3M market valueB |
| Oklahoma City Public Schools (Independent School District No. 89) Held as 'BOARD OF EDUCATION' (75), 'INDEPENDENT SCHOOL (DISTRICT NO 89)' (62) and other variants, all $0. The largest is 52 acres at 8301 Gold Medal Dr. 'Board of Education' without a district number may include a few parcels of other districts. |
Government | 158 accounts, about 890 acresA |
| Oklahoma City Airport Trust A public trust of the City. Held as 'THE TRUSTEES OF THE OKLAHOMA CITY AIRPORT TRUST' and variants, beside the City's own airport land. The largest is 156 acres at 7425 Halaby Dr. Nearly all of the acreage is tagged unincorporated but lies inside the city. |
Government | 37 accounts, about 680 acresA |
| Oklahoma City Water Utilities Trust and other City trusts The Water Utilities Trust's largest account is 120 acres tagged unincorporated but inside the boundary; most water works and lake land is held by the City itself. The Oklahoma City Urban Renewal Authority holds 535 accounts (about 136 acres) and the Housing Authority 573 (about 237 acres). The Economic Development Trust, which leases Scissortail Park to its operator, holds 2. Oklahoma County holds 287 accounts (about 320 acres) and the University of Oklahoma Regents 135 (about 85 acres, mostly the Health Sciences Center on N Lincoln Blvd). |
Government | Water trust 4 accounts, about 126 acres; Urban Renewal Authority 535; Housing Authority 573A |
| Oklahoma Gas and Electric Company The roll shows few OG&E parcels because utility plant is assessed centrally by the State, not on the county roll. The Assessor's 2023 Top 10 Assessments puts OG&E first in the county at $208,925,059 assessed, four times Hobby Lobby. |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Oklahoma City permitted 5,236 new homes in 2025: 3,896 single-family, 386 in duplexes, 158 in 3-4-unit and 796 in 5+-unit buildings, $1.16B in all (Census Building Permits Survey; the city's figure covers all four of its counties). Oklahoma County as a whole permitted 4,945 single-family homes. Most new subdivisions in the Oklahoma County part are in the Deer Creek, Western Heights and Putnam City school districts on the city's north-west and south-west edges. No city league table exists. The figures below count parcels held in each builder's own name on the county roll in Oklahoma County's part of the city. They are lots and unsold homes, not closings, and leave out the Canadian and Cleveland county suburbs where much of the volume is. Taylor Morrison, Century Communities and Pulte hold no parcel in their own name here.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Downtown office is owned by single-purpose LLCs and owner-occupiers: Devon's subsidiary, BancFirst's subsidiary, Leadership Sq Realty Investors LLC, and the NE CS FNC LLCs at First National. None of them is a listed REIT. Listed landlords hold retail, attractions and rented houses. Prices are visible because the Assessor publishes deed prices. The Outlet Shoppes at OKC (7628 W Reno Ave) sold on 17 Aug 2026 for $77,049,500, against $128,625,001 on 26 Apr 2017, a 40% fall (s23). The buyer is OKC Outlet Associates LLC (Lakewood, NJ) and the seller OKC Outlets I LLC. No filing we opened names either party's owners, and the roll does not record it as a foreclosure. Private single-family rental platforms hold more houses than AMH: 51 parcels 'c/o FirstKey Homes LLC' and 66 in SFR Owner I, SFR Workforce Owner 2 and related LLCs.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Who stands behind the LLCs that own downtown towers: Leadership Sq Realty Investors LLC (care of a named investment company), the NE CS FNC Hotel, Residences and Garage LLCs (Lewisville TX), Omni OKC LLC (Dallas), 499 Sheridan Property LLC and OKC Outlet Associates LLC. No filing we opened names their members.
- Whether the Outlet Shoppes at OKC sale ($77.0M, Aug 2026, down from $128.6M in 2017) followed a loan default. The deed is recorded as a sale, not a sheriff's deed, and no CMBS filing naming the property turned up in EDGAR.
- Whether HL American Investments LLC is affiliated with Hobby Lobby Stores Inc. The parcels sit side by side and both appear in the Assessor's top-10 list, but no filing we opened links them.
- Which federal parcels in Boone Township are Tinker Air Force Base. Only the 7447 SE 74th St parcel is named Tinker on the roll, and the boundary test used parcel centroids against the county's 2023 boundary.
- The roll's 'locationcity' field is unreliable for public land: it tags the Will Rogers terminal and Lake Hefner parcels 'UNINCORPORATED'. We tested only public and large-holder parcels against the boundary; private parcels tagged outside the city with non-OKC tax-district codes were not tested and are left out.
- County Clerk instruments and documentary-stamp amounts. okcc.online disallows crawling, and getrecords.oklahomacounty.org sits behind a disclaimer we did not accept. Prices here are the Assessor's deed-history prices, and a stamp-implied price nets out any assumed loan.
- The Paycom Center's acreage. The roll keys 13.17 acres against a mapped 6.4; the State Capitol account keys 1.733 acres against about 22 mapped.
- Devon Energy Center after the Coterra merger. Devon's 10-Q says the principal office moved to Houston and it 'rationalized two headquarters-related real estate assets' in Q1 2025 for $120M. It does not name them, and the tower stays with Devon Headquarters LLC on the roll.
- Oklahoma City in Canadian, Cleveland and Pottawatomie counties (including much of the new-home building around Mustang, Yukon and Moore school districts) is not covered.
