Can you find out who owns it?

California has no public title register. San Diego County's Assessor/Recorder/County Clerk, which records both Oceanside and Carlsbad, says owner names 'cannot be provided on the internet in accordance with California Government Code section 6254.21', but gives them by phone and at office kiosks. The Recorder's grantor/grantee index can be searched online; copies are $2 for the first page and $0.05 for each page after. SanGIS publishes every parcel's values and last recorded document with no owner field. Prices surface through the documentary transfer tax ($0.55 per $500) and Prop 13, which resets assessed value to the purchase price on a sale.

Institutional Tri-City Healthcare District
Public hospital district formed by popular vote in 1957. North Coast Current (4 Jun 2026): Measure H asked voters whether the district 'should be authorized to enter into an affiliation and lease agreement with Sharp HealthCare for the operation of Tri-City Medical Center'. It was passing with 92.15%, and Sharp expected to take over operations on 1 July under a 30-year agreement. CDPH's facility listing (data date 16 Sep 2026) names the 368-bed hospital 'Sharp Tri-City Medical Center', licensee Tri-City Medical Center Corporation, licence effective 1 Jul 2026. Lease rather than sale, so the district is recorded as owner; the deed was not seen.

Pier View Way and The Strand, Oceanside, CA 92054
Civic City of Oceanside
SanGIS's public land-ownership layer (County HHSA union, 2019) classes the parcels at 300 Strand, the unnumbered Strand frontage and a possessory-interest parcel at 312 Pier View Way as 'City'. The City's own website (ci.oceanside.ca.us) refused scripted requests (403), so this rests on the County layer alone. The layer gives an ownership class, not a deed.

A working parish with a museum, cemetery and retreat centre. The record could not settle who holds title. Wikipedia's infobox names the Roman Catholic Diocese of San Diego as owner, while the brief expected the Franciscan friars, and neither a deed nor an assessor record opened here resolves it. Church-exempt parcels carry no situs on the public roll. The neighbouring taxable parcels at 4070 and 4080 Mission Ave share one document dated 13 Sep 2019; who holds them was not established.

The core land

The most valuable ground in the city, and what the public record says about it.

Every figure is computed from the SanGIS parcel layer, whose values are the 2026 roll, filtered by situs jurisdiction (OC = Oceanside, CB = Carlsbad). The layer has land and improvement values, acreage and the last recorded document number and date, but no owner field. Carlsbad has fewer people than Oceanside but more parcels and more assessed value.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

The largest holders in both cities are public. Oceanside is ringed by federal land: Camp Pendleton runs along its northern edge, though outside the city. Inside the limits, the City, the school districts, NCTD, the Tri-City Healthcare District and the County hold most of the 608 non-taxable parcels in Oceanside and the 489 in Carlsbad, which the 2026 roll gives as about 4,700 and 5,000 acres. Counts below are distinct APNs by ownership class in the County's 2019 union of SanGIS parcels with its land-ownership layer. That layer gives classes, not names, and its acreage double-counts split parcels, so only counts are given. SDG&E is the utility; its holdings were not separable in any source opened.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Oceanside permitted 857 new homes in 2025: 364 single-unit houses, 18 units in 3-4-unit buildings and 475 in buildings of five or more. Carlsbad permitted 350: 163 houses, 16 units in 3-4-unit buildings and 171 in 5+ buildings (Census Building Permits Survey). Most of the large new projects are apartments built on public or transit land. NCTD has picked Toll Brothers Apartment Living for 547 units at the Oceanside Transit Center and 206 at its Mission Ave headquarters site. No free source counts homes by builder within either city. The listed builders active in San Diego report only regional segments, so the figures below are not local.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Neither city has a downtown office market of any size. Institutional ownership is industrial and flex space in the business parks: Oceanside's Ocean Ranch and Rancho del Oro, Carlsbad's Palomar Airport corridor and Bressi Ranch. On top of that sit the two big Carlsbad retail centres, one REIT-held and one bought at a deep discount by a private JV in 2025. Each figure comes from the owner's own filing; no free source ranks landlords within either city.
