Ocala, Florida
Florida publishes the owner of every Ocala parcel and the deed-stamp price of every sale free through the state's copy of the Marion County roll; the 2026 roll values the City at $11.83 billion, and its most valuable ground is two hospital campuses, with a CBL mall and a belt of warehouses behind them.
9 buildings · 9 with an owner established · 16 sources · 4 tier B · 5 tier A · prepared 2026-10-31
Florida records deeds rather than registering title, and its public-records law makes the result unusually open. The Marion County Property Appraiser keeps the roll for the whole county, including the City of Ocala, and the state Department of Revenue republishes it free as downloadable files: owner name and mailing address, land and building value, and the last two sales for every parcel. Each sale carries the price shown by the documentary stamps on the deed, a tax of 70 cents per $100 of consideration, so prices are effectively public. The limits are entity opacity (the roll names an LLC, not who stands behind it) and owners whose records s. 119.071, F.S. exempts from disclosure.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
The City of Ocala is the Marion roll's tax-authority codes 1001 (Ocala), 1002-1004 (Ocala with Downtown Development District levies A, B and C) and 1005 (Ocala-W), per the State's millage sheet (s5). All 26,292 parcels carry the physical city Ocala; a further 137,164 parcels outside the limits also carry the physical city 'Ocala' (unincorporated Ocala addresses) and are excluded. Figures are 2026 just (market) values from the state's copy of the 2026 initial final roll (file dated 16 Oct 2026), summed by this research.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Public bodies own the City's most valuable exempt ground, but the largest holdings by value are hospitals: the Marion County Hospital District (AdventHealth Ocala's campus) and Marion Community Hospital Inc together hold $343M. The City of Ocala holds the most acres (3,325, a third of it the airport), the School Board the most exempt value after the hospitals. The largest private land holdings are a horse-sales company and a master-planned development in the south-west. Railways and Duke Energy barely show because their operating property is largely centrally assessed. Figures are the 2026 final roll for tax districts 1001-1005 (the City); acres are roll land square footage / 43,560; name spellings are grouped; individuals and family trusts are left out.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
New homes in Ocala are mostly single-family, built by national volume builders on lots they hold in the south-west (sections 3 and 10 of T16 R21) and north-east of the City, while the apartment pipeline is a handful of 240-330-unit complexes each in its own LLC. Census permits for 2025 show the City authorised 288 single-family homes ($85.9M), 28 units in duplexes, 8 in 3-4-unit buildings and 379 units in 16 buildings of five or more (s15). The roll shows 732 single-family houses with a 2023-2025 year built. Builders' figures are the parcels each holds on the 1 January 2026 roll - mostly vacant residential lots (DOR 000), a pipeline measure, not completions; the deed file has no grantor field, so homes sold are not counted by builder.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Ocala's commercial landlords are apartment owners and logistics landlords rather than office owners: the City has 97 large multifamily parcels (DOR 003) holding 10,076 units worth $1.03B, and a warehouse belt along NW 35th Ave/Street Rd and SW 52nd-60th Ave. Listed REITs own the one regional mall, one big warehouse and the self-storage; the apartment owners are private LLCs whose sponsors the roll does not name, so they are grouped by the mailing address the roll gives. Counted separately from housing built for sale.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The 2025 taxing-authority sheet (s5) was used to identify the City's codes 1001-1005 because the 2026 Marion TACD returned 404; codes and their names may have changed for 2026, though every parcel in 1001-1005 carries the physical city Ocala and the City-owned parcel at 110 SE Watula Ave is coded 1001.
- This is the October 'initial final' roll; value-adjustment-board changes are not yet in it.
- Owners whose records s. 119.071, F.S. exempts are removed from the public files (s3), so their holdings cannot be counted.
- Who stands behind TL IP Ocala Industrial Owner LLC (655 SW 52nd Ave), KL Winding Oaks LLC, Champions Run Land Asset LLC (448 vacant lots, $57.2M, mailed to Suwanee GA), the Collier-named and Northland-named apartment LLCs, and HPI Retreat 42 LLC: no corporate or filing record was opened for any of them.
- Marion Community Hospital Inc's parent company: CMS calls the hospital Proprietary and the roll mails it to Indianapolis, but no source opened names the parent, so none is named.
- Just west of the City limits, entities mailed to 600 Gillam Rd, Wilmington, Ohio (Equestrian Operations LLC, Golden Ocala Equestrian Land LLC, RLR Investments LLC and others) hold 644 unincorporated parcels, 10,926 acres, $840.2M; 18 more parcels (185 acres, $50.8M) are inside the City. Wikipedia (s16) lists the World Equestrian Center among Ocala's attractions, but no source opened ties these entities to it, so the link is not made.
- LXP's 2025 sale of a vacant Ocala development (s12) could not be matched to a roll parcel.
- The roll gives no building name for Marion County's 19 N Pine Ave parcel or for the City's 234 SE Broadway St; the City's own site was not reachable to identify them.
- Who sold Paddock Mall's Macy's box or the anchor parcels, and their deed prices, were not checked.
