North Charleston, South Carolina
Charleston County publishes the owner of record, deed reference and recorded consideration of every parcel on a public GIS layer, and its free Assessor Search adds market value, so who owns North Charleston and what they paid can be read without an account; the county's licence text forbids republishing the data itself.

South Carolina records title by deed with each county's Register of Deeds; there is no state title register. In Charleston County, which holds most of North Charleston, the county's public ArcGIS parcel layer gives every parcel's owner of record, mailing address, deed book and page, recording date and sale price, and the Assessor Search page adds market and assessed value, both free and without an account. Sale prices are public because South Carolina charges a deed recording fee on the consideration ($3.70 per $1,000) and the buyer files an affidavit of consideration. The county's GIS licence text says users may not publish its data in the public domain without written approval, and state law (S.C. Code 30-2-50) bars using it for commercial solicitation, so facts are quoted one parcel at a time and rows are not republished.
- services.arcgis.com/jR9eNCjAkxwH2nLe (Charleston County GIS items) — “USER shall not disclose, lease, sell, distribute, make, transfer, or assign the DATA ... USER may not publish, in the public domain, DATA in any form without written approval of the County.”
- charlestoncounty.gov (public records generally) — “Section 30-2-50(A) of the SC Code of Laws prohibits a person or private entity from obtaining or using any personal information obtained from the public records of a public body such as the County of Charleston for purposes of commercial solicitation directed to any person in the state of South Carolina.”

The core land
The most valuable ground in the city, and what the public record says about it.
The most valuable ground in North Charleston is not downtown. Value sits at the Tanger Outlets and airport cluster on International Blvd, along the I-26 and Palmetto Commerce Pkwy industrial corridor, and in the apartment complexes built there and on the former Navy Yard since 2020. The biggest landmarks, Boeing's 787 plant, Mercedes-Benz Vans, the airport, the port and the Coliseum, show $0 on the Assessor Search because they are exempt public land or in fee-in-lieu multi-county parks, so their worth cannot be read from the roll. Values are 2025 market values on the Charleston County Assessor Search (data as of 1 Oct 2026). City-wide totals were not available: the City's own site is closed to scripts.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
The Charleston County share of North Charleston is 30,246 parcels on the county roll (tax district 4-3). Its biggest landholders are public. The federal government (Joint Base Charleston), the Airport District, the City, the county parks commission, the Ports Authority and Palmetto Railways each hold 500 to 3,500 acres, most of it former Navy and Air Force land around the airport and the Cooper River. The one private holding on that scale is the Whitfield companies' 2,380 acres, mostly a single 2,243-acre agricultural tract. Counts are parcels whose centroid falls inside the city boundary, with owner-name variants grouped. Acreage excludes six parcels whose recorded acreage (6,000-77,000 acres) is plainly a data-entry error. The Dorchester County part of the city is not covered.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
North Charleston's Charleston County side is largely built out, and new homes are infill. The Census Bureau's Building Permits Survey for 2025 counts 589 single-family homes ($108.1M of construction) in the city, plus 36 units in two-unit buildings, 113 in three-to-four-unit buildings and 350 in 65 buildings of five or more units. The city reported only 6 of 12 months, so these are a floor. No national builder holds lots in its own name on the Charleston County roll: there is no Lennar, D.R. Horton, Pulte or NVR entity. Their North Charleston subdivisions, if any, lie in the Dorchester County part of the city, which is not covered here. The builders below are counted by parcels held in their names inside the city on the Charleston County roll (lots and unsold homes, not homes built). No league table of starts by builder was found.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
North Charleston's most valuable commercial property is apartments. Of the 63 checked parcels with a 2025 market value above $20M, 32 are apartment complexes. Sixteen of those sold for a recorded price since 2020, mostly to out-of-state LLCs, funds and Delaware statutory trusts, typically for $45-80M. The roll shows the post-2022 correction plainly: several complexes are now valued below the price paid. Retail is led by Tanger Outlets, while Northwoods Mall's value was cut by 45% for 2025. Figures are Charleston County Assessor Search market values for tax year 2025 (data as of 1 Oct 2026). Parent companies behind the LLCs are not named on the roll and were not established. The last five entries are single-family rental holders, counted by houses.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The Dorchester County portion of North Charleston was not read: the county site returns Akamai 403. Its builders (likely where the national builders' North Charleston subdivisions are) and landowners are missing.
- Whether the $37.5M City purchase of the Charles Towne Square site (2009) covered more than parcel 4721500019: the Register of Deeds search sits behind a disclaimer agreement and was not used.
- Parent companies behind the LLCs: Northwoods Mall CMBS LLC (Chattanooga mailing address), Trident Medical Center LLC (HCA Realty Inc shares its PO box), CRLP Ladson Road LLC, MREIC Charleston SC II LLC. Each would be named only from a filing, and none was opened.
- Which Ports Authority terminal stands on the former naval base Parcel II, and that the Public Railways land bought in Dec 2013 is the Navy Base Intermodal Facility. The roll states neither.
- Joint Base Charleston's area outside Charleston County, and City-wide assessed totals (the City's ACFR was not reachable).
- Berkeley County: any part of the city there was not checked.
