Nashville, Tennessee

Metro Nashville publishes the owner, mailing address, appraised value and latest recorded sale price of every parcel in Davidson County as free, daily-updated open data, because Tennessee taxes each conveyance at $3.70 per $1,000 of consideration, but many towers sit in single-purpose LLCs, under Industrial Development Board title or in condominium regimes.

Can you find out who owns it?

Tennessee records title by deed with the county Register of Deeds, and the county Assessor of Property keeps the roll. In Nashville both are run for the consolidated Metropolitan Government of Nashville & Davidson County. Metro's Planning Department publishes the Assessor's roll as a parcel map service and an open dataset, updated daily and free without an account. It gives the owner, mailing address, the deed that made them owner, the latest sale price and the appraised value. Prices are on the record because the state taxes each conveyance at $3.70 per $1,000 when the deed is recorded. Searching the deeds themselves online costs $50 a month. Metro's open-data order grants no licence, only 'informational' use, so facts are quoted here and rows are not republished. The six satellite cities inside the county (Belle Meade, Berry Hill, Forest Hills, Goodlettsville, Oak Hill, Ridgetop) are outside Metro and excluded.

The core land

The most valuable ground in the city, and what the public record says about it.

Nashville is a consolidated city-county: Metro's tax districts (the Urban and General Services Districts and the business improvement districts) cover all of Davidson County except six satellite cities, which are excluded here. The most valuable parcels are public: the Music City Center, Vanderbilt's campus and the arena. The most valuable private parcel is Ryman's Gaylord Opryland. Figures are appraised values (the Assessor's market value; Tennessee taxes commercial property on 40% and homes on 25% of it) from the Metro parcel service read 13 Oct 2026, summed by this research.

Highest-appraised parcel$1,052,685,500
Music City Center, 600 Korean Veterans Blvd, Convention Center Authority of Metro (land $387.8M on 11.87 acres). Next: Vanderbilt's main campus parcel, $977.4M. Metro parcel service, 13 Oct 2026.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

The largest holders in Nashville are public. Metro Government titles its parks, schools, water system and the Nashville Electric Service property in its own name with a department code (for example METRO GOV'T P for parks, S for schools, NE for the Power Board), so Metro Nashville Public Schools and NES are parts of the Metro holding rather than separate owners. The airport authority, the State, Vanderbilt and the housing agency MDHA follow. Federal reservoir land (Percy Priest, Old Hickory) appears in the parcel layer without an owner name and is not counted. Acres are the roll's deeded or platted acreage; where the two acreage fields disagree, the smaller is used. Counts are countywide, including the satellite cities.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Nashville's new homes are split between apartments, mostly built by merchant developers in single-purpose LLCs, and houses and townhomes built by a large local private builder and the national public builders. Davidson County permitted 5,632 units in 2025: 2,739 single-family and 2,876 in 5+-unit buildings. That is down from 6,880 in 2024, when 4,138 units were in 5+-unit buildings (Census county files; they include the satellite cities). Much of the region's single-family building happens in neighbouring Rutherford, Williamson, Wilson and Sumner counties, which this record does not cover. No Nashville builder league table is published, so the figures are parcels held in each builder's own name on the Metro roll (Oct 2026). Most carry no improvement value: they are lots and homes under construction.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Nashville's largest commercial landlords by filing are an office REIT, a mall REIT, a hotel REIT headquartered in the city, and apartment REITs. Downtown's newest towers are held by private funds in single-purpose LLCs (Southwest Value Partners, the Fifth + Broadway owner, Blackstone's SREIT 222 Second Ave LLC, which paid $264.1M in 2020). Several office towers stand on Industrial Development Board title under payment-in-lieu-of-tax arrangements, so the roll names 'IDB' rather than the investor. Figures are each owner's 10-K; REIT 'Nashville' markets include suburbs outside Metro (Brentwood, Franklin).

NameTypeNashville holding
Highwoods Properties
FY2025 10-K: Nashville is Highwoods' largest market, 18.7% of annualized GAAP rent, 81.8% occupied, $1.21B of segment assets. Schedule III lists Asurion (1101 Church St, roll $195.0M), Bridgestone Tower (200 4th Ave S, held on the roll by the IDB), Symphony Place, Seven Springs, the MARS Campus and Gulch land (1100 Broadway, Ovation, Broadway Stem). On the roll, Highwoods entities hold 19 parcels, $460.4M.

On the roll: Opry Mills Operating Company, L.L.C. (433 Opry Mills Dr, $471.4M) and Green Hills Mall TRG LLC (2126 Abbott Martin Rd, $394.4M; $390M deed price in Dec 2011, when Taubman owned it).

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who stands behind the single-purpose owners: NW 5+B Office and Retail LLC and NW 5+B Multifamily LLC (Fifth + Broadway), GD SB Nashville LLC beyond the press report's three joint-venture partners, and the SWVP entities beyond a shared address with a Southwest Value Partners Form D. Prefco Fourteen's MetLife link rests on a 2019 Exhibit 21 and the roll's 'c/o MetLife' mailing address.
  • What the 3 Jan 2020 deed into Prefco Fourteen conveyed. The roll gives $28.5M for a parcel appraised at $157.7M; the deed itself was not read (Register of Deeds images need a $50/month subscription).
  • How Highwoods holds Pinnacle at Symphony Place. Its Schedule III carries the building with no land, while the roll still shows the site in 2ND & DEM, LLC at $0. A ground lease or payment-in-lieu-of-tax title is plausible but no document read says so.
  • The earlier owner and any price for the Oracle site. All 18 Campus Operations parcels arrived by one $0 quitclaim in May 2026; the open file keeps only the latest owner, not the chain.
  • The 2023 quitclaim of the 14 stadium-campus parcels to Metro: its grantor is not in the open file. Whether the new stadium's improvements will be titled to the Sports Authority or the team during the lease is not stated in the 2022 release beyond 'Metro will own the stadium when the lease expires'.
  • Instrument prefixes (DB, QC, TR, MA, SA, DC…) and sale codes are not defined in the Parcels metadata. 'TR' is read here as a trustee's deed because lender-named buyers (Lafayette & Patterson Lender LLC, AI NPL REO 10 LLC) take title under it; that reading is an inference.
  • Builder figures are parcels held in each builder's own name, not closings, and cover Davidson County only. Large builders active in the surrounding counties (D.R. Horton holds only 5 Metro parcels) are under-represented, and lots held by land bankers are not counted.
  • Condominium high-rises (54,359 residential condominium unit records in Metro, e.g. the Four Seasons residences) are owned unit by unit by private individuals and are not named; any such tower would carry owner null (not-disclosable).
  • The Assessor's website lets qualifying owners have their name shown as 'UNLISTED'; that redaction applies to the Assessor's site only, and the Metro parcel layer was not checked for it.
  • Nareit and CoStar-type landlord rankings remain paywalled or blocked (national pack gaps), so the commercial list is built from 10-K filings and the Metro roll.
