Nashua, New Hampshire
Nashua's owners of record are free to read parcel by parcel on the City Assessing Department's Patriot Properties WebPro database, with each parcel's latest sale price and deed reference; Simon's Pheasant Lane Mall, two hospitals, the utilities and a run of large apartment complexes top the roll.

New Hampshire records deeds by county: Nashua's are kept by the Hillsborough County Registry of Deeds. Owners of record are open, though: the City of Nashua's Assessing Department publishes its whole roll through a free Patriot Properties 'WebPro' database - search by owner, street, parcel, land-use code or value range, and each parcel shows owner, mailing address, assessed land and building value, and the latest sale's date, price, grantor and book-page - with no login or disclaimer. The values are those used for the December 2025 tax bills. There is no bulk download.

The core land
The most valuable ground in the city, and what the public record says about it.
Values are the City Assessing Department's 2025 assessments (used for the December 2025 tax bills) on the WebPro roll, read 1 Nov 2026. A value-range search ranks the whole roll: 85 accounts are assessed at $15M or more.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
The biggest holders on Nashua's roll are public, utility and non-profit: the City itself (400 parcels, including its schools and the airport land), the three utility networks, the housing authority, the State, the two hospitals, the Roman Catholic Bishop and Rivier University, with the Boston & Maine railroad's line land behind them. Counts are owner-name searches of the City's WebPro roll on 1 Nov 2026 (2025 values, used for the December 2025 tax bills); values are summed from the search results. The results list does not give acreage, so acres are stated only for parcels whose card we opened. Hillsborough County holds no parcels in its own name in Nashua.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Nashua builds few new homes and no national builder shows on its roll: owner searches for D.R. Horton, Lennar, PulteGroup, Toll Brothers and Chinburg returned no Nashua parcels. The Census Bureau's Building Permits Survey (place Nashua, NH, 12 months reported each year) counts 146 units authorised in 2024 (44 single-family, 4 in two-unit, 3 in a 3-4-unit and 95 in two 5+-unit buildings) and 62 in 2025 (60 single-family, 2 in one two-unit building, none in 5+). A roll search for buildings dated 2023-2026 returns 301 parcels; most new multifamily is held by project entities - the housing authority's Bronstein partnerships and SMC Residences at Riverfront Landing - and new houses and townhouses by small local LLCs.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Simon controls the mall. Owner searches for Prologis, STAG, Plymouth, National Retail Properties, and the single-family-rental owners American Homes 4 Rent, Invitation Homes, Progress Residential, Home Partners, Tricon and VineBrook returned no Nashua parcels; Realty Income holds one (the BJ's site, $14.5M) and Brixmor four ($26.2M). Claims this page would have made if a source could be opened. They are left out rather than guessed.
- No bulk roll: owner and land-use counts come from name and code searches of WebPro and may miss spelling variants; acreage is stated only for cards we opened.
- Hillsborough County Registry of Deeds (nhdeeds.org) refused automated reading for the Manchester record (403 on robots.txt) and was not retried; titleSearchFee is left blank.
- Search listings (not opened) name the hotel at 11 Tara Blvd 'Sheraton Nashua', run by Delaware North; the roll gives no brand.
- Pennichuck Water Works' ownership (reported to belong to the City of Nashua since 2012) was not confirmed from a source we opened; Wikipedia has no Pennichuck Corporation article.
- The facility at 35 Northeastern Blvd (roll: 'Federal Aviation Association') is not named on the roll; that it is the FAA's Boston air route traffic control centre is not established here.
- Who stands behind DSM MB I LLC, Delta MB LLC, GP-Nashua LP and the new-build LLCs is not stated on the roll.
- Wikipedia gives Pheasant Lane Mall's owner as Simon since 2012; the 10-K says 'Acquired 2002' with a mortgage note giving Simon 100% of the economics - the fee owner of record is the Realty Trust.
