Naples, Florida
Florida publishes the owner and deed-stamp price of every parcel free, and Collier County's certified 2026 roll shows a small city worth $53.4 billion whose costliest parcels are a hospital, a City beach park and the new Four Seasons, with Gulf-front land trusts paying record prices for houses.
9 buildings · 9 with an owner established · 16 sources · 6 tier A · 3 tier B · prepared 2026-10-31
Florida records deeds rather than registering title, and its public-records law makes the result unusually open. The Collier County Property Appraiser keeps the roll for the whole county, including the City of Naples: owner name and mailing address, land and building value, and recent sales. The state Department of Revenue republishes the certified roll free as downloadable files, and each sale carries 'the sale price indicated by documentary stamps on the deed' - Florida taxes deeds at 70 cents per $100 of consideration, so the price is effectively public. The limits are entity opacity (homes are often held in land trusts or LLCs, names cut to 30 characters), owners whose records s. 119.071 exempts, and the Property Appraiser's own search, which is open only after clicking through its terms.
- www.collierappraiser.com — “The following are not permitted: activity that overloads the Website or degrades it for others; getting around its sessions, waits or limits ... requesting the property search's data addresses directly instead of through its pages; and using the property search or map viewers to collect the records of a whole area or the entire county. For that, use the free published data download files.”
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
The City of Naples is the 19 Collier tax-district codes that levy the City's general fund (1.2300 mills), per the Property Appraiser's 2025 millage table (s5); they hold 20,675 parcels. Figures are 2026 just (market as of 1 Jan 2026) values from the state's copy of the 2026 certified Final roll (file dated 7 Oct 2026), summed by this research; sales are deed-stamp prices from the matching Sale Data File.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Public and non-profit bodies hold the City's working land, but its value sits in private Gulf-front homes. The City of Naples holds 144 parcels and 947 acres, most of it the airport, with the beach parks as its most valuable ground; Collier County, the School District and the State hold little inside the City. The largest private holders by value are the hospital (NCH), the Moorings retirement community and the new Four Seasons; by acreage, golf clubs. No federal military, housing-authority or railway land appears; utility networks are centrally assessed by the state and are not on the county roll. Acres are roll land square footage / 43,560; individuals and family trusts are left out.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Naples builds few, very expensive homes, and no national volume builder works in the City. Census permits for 2025 show 117 single-family homes authorised at $408.3M - about $3.5M each - plus 60 units in eleven buildings of 5+ units ($253.7M); the Census file marks Naples with 0 months reported, so the figures are imputed. The roll shows 392 single-family homes and 196 condominium units completed 2023-2025. Homes are built by custom builders for individual owners and are then held in personal names, land trusts or LLCs; the roll does not name the builder. What it does show is a handful of entities holding newly completed homes, listed below; condominium developers are not named because their unsold-unit entities were not tied to them by a document.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Naples has no office towers; its commercial landlords are hotel owners, the shopping-centre REITs on US 41 (9th St N / Tamiami Trail), and private holders of the 5th Avenue South and 3rd Street South retail streets. The roll names entities; filings tie three of them to listed REITs. Counted separately from housing.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- City boundary: the City is taken as the 19 tax districts that levy the City of Naples general fund in the 2025 millage table; a 2026 table was not posted, so a district created for 2026 would be missed.
- Naples Airport titleholder: the roll puts the 592.6-acre airfield in the City's name while Wikipedia names the Naples Airport Authority as owner; the Authority's site (flynaples.com) returned 403 and the City's site a Cloudflare challenge, so neither was read.
- Naples Beach Club: the link between the Naples Beach Club / NBC Club Owner LLCs and The Athens Group / MSD Partners rests on trade press; the 2021 deed (reported above $362M) predates the 2025-26 sale file and was not read.
- Coastland Center: Wikipedia's uncited line that GGP divested the mall in 2026 could not be checked; the roll still mails the parcel care of Brookfield and no 2025-26 deed for it is in the sale file.
- Who stands behind Naples Bay Project Owner I LLC, WSR-NB LLC (5.2 vacant Gulf-front acres at 1601 Gulf Shore Blvd N, $160.1M), KT Naples Owner / KT Gulf Shore LLC (Delray Beach mailing), YB Gulf Shore 2 LLC, Naples Edgewater LLC (Edgewater Beach Hotel, $56.1M) and Naples 5th Avenue Hotel LLC (c/o Finfrock): Florida corporate records (Sunbiz) were not opened.
- NECO entities: the common sponsor 'M Development' is only the roll's care-of address; no filing was opened.
- Owners whose records s. 119.071, F.S. exempts are removed from the public files, so their holdings cannot be counted.
- Builders: the roll does not name who built a home, and no league table covers the City; condominium developers of 2023-25 buildings (201 8th St S, 1820 Gulf Shore Blvd N, 82 9th St S) were not named.
