Naperville, Illinois
DuPage County publishes its whole parcel roll as a free public map layer, so the taxpayer name and assessed value of every one of Naperville's 32,898 DuPage parcels can be read without an account; the city's Will County side is not reachable, and Illinois sale prices sit in a state declaration system that scripts cannot use.

Illinois has no title register: deeds are recorded with the county Recorder, and Naperville straddles two counties, DuPage (the north and centre) and Will (the south). DuPage's Recorder indexes documents free online from 1961 by name and from 1985 by parcel number; copies cost $0.50 a page. DuPage County's GIS division publishes the assessment parcels joined weekly to the real-estate file as a public ArcGIS layer: billing (taxpayer) name and address, property class, assessed land and building value, exemption code and taxing districts for every parcel. The billing name is the taxpayer, which is usually the owner but is sometimes a tax agent or lender. Sale prices are filed with the state on the PTAX-203 transfer declaration through the Department of Revenue's MyDec system; Illinois taxes each transfer at 50 cents per $500 of declared value and the City of Naperville adds $3 per $1,000; the Department of Revenue says recorded declarations can be searched in MyDec without an account, but the application would not open to a script. The Will County parcel server refused connections, and Will County's own property search is closed to crawlers in robots.txt.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

| Edward Hospital, main campus (Endeavor Health) 801 S Washington St, Naperville |
Institutional | Edward Health Services The parcel containing the hospital's published coordinates (s12) is 07-24-400-016 (23.34 acres), one of four parcels at 801 S Washington St billed to EDWARD HEALTH SERVICES, together 48.6 acres in the roll's ACREAGE field. One (07-24-400-013, 7.74 acres) is exempt; the other three carry $8,081,040 of assessed value ($3.31M land), about $24.2M at the statutory one-third level (s7). A seventh parcel, 10 W Martin Ave, is billed to EDWARD HOSPITAL ($5.5M assessed). The roll gives the taxpayer, not the deed holder. Wikipedia places the hospital in Endeavor Health (s12); no filing we opened states the link between that system and the billed entity. |
Institution | —B |
| North Central College campus 30 N Brainard St, Naperville |
Institutional | North Central College 64 parcels are billed to NORTH CENTRAL COLLEGE: 60 exempt (class E), most at the campus address 30 N Brainard St, and 4 taxable houses on Riverview Dr and Hillside Rd ($892,969 assessed). The ACREAGE field sums to 64.7 acres, close to the 69.4-acre campus Wikipedia gives (s13). The largest single campus parcel is 07-18-306-001 (6.16 acres, exempt). No sale is on the layer. |

| Moser Tower and Millennium Carillon 443 Aurora Ave, Naperville |
Civic | City of Naperville The parcel containing the tower's published coordinates (s10) is 07-13-438-002, billed to CITY OF NAPERVILLE at 303 Aurora Rd: 1.88 acres, class E, exemption code 5, no assessed value. Wikipedia gives the owner as the City of Naperville, the cost as $7.1 million and the opening as June 2000 (s10). The match is by point, not by address. |

| Naper Settlement 523 S Webster St, Naperville |
Civic | City of Naperville The museum's published coordinates (s11) fall on two overlapping parcels, 07-24-201-009 (Aurora Ave) and 07-24-201-007 (220 Aurora Ave), both billed to CITY OF NAPERVILLE, exempt, each carrying 10.37 acres in the ACREAGE field. Wikipedia describes a 13-acre museum on land bequeathed to the City in 1936 (s11). |

| HUB 1415 office campus 1415 W Diehl Rd, Naperville |
Office | OPI Notex Properties LLC Parcel 07-03-404-006, 52.38 acres, billed to OPI NOTEX PROPERTIES LLC at Newton, MA: $16,331,700 assessed ($5.89M land), about $49.0M at one-third (s7), the highest-assessed office parcel in Naperville's DuPage roll. Office Properties Income Trust (Newton, MA) carries HUB 1415, Naperville at $64.6M gross, built 2001, acquired 31 Dec 2018, pledged as first-lien collateral for its September 2029 notes, and has been in Chapter 11 since 30 Oct 2025 (s14). Its Exhibit 21 lists OPI Notex Holdings Trust, not the billed LLC (s15). |

| Nalco Water (Ecolab) campus 1601 W Diehl Rd, Naperville |
Office | Nalco Company Two parcels billed to NALCO COMPANY at St Paul, MN: 07-03-304-023 (63.75 acres, $8,532,480 assessed, $6.91M of it land) and 07-03-304-022 (15.98 acres of land, $1,730,828). Ecolab's Exhibit 21 lists Nalco Company LLC (s17), and Wikipedia gives Nalco's headquarters as Naperville and its owner as Ecolab (s18). The roll is the taxpayer record; the billed name lacks the 'LLC'. |
Public company | —B |
| Former Amoco research campus (INEOS) 150 W Warrenville Rd, Naperville |
Industrial | INEOS Four parcels billed to INEOS at League City, TX, 168.7 acres together, the largest private holding in Naperville's DuPage roll: 07-01-202-010 (122.1 acres, $13,193,636 assessed, $12.16M land), 08-06-101-010 (42.07 acres, $4.10M) and two small lots; $17,756,323 in all. Wikipedia lists 'Amoco (now BP and Ineos)' among Naperville's employers (s9) and BP America among the ten largest. The roll names only 'INEOS', with no legal suffix, so the exact INEOS entity is not established. |
Private company | —A |
| Main Street Promenade 1-55 S Main St, Naperville |
Retail | RPAI Naperville Main LLC (Kite Realty Group) Eight downtown parcels (3.0 acres) are billed to RPAI NAPERVILLE MAIN, RPAI NAPERVILLE MAIN LLC and RPAI NAPERVILLE MAIN NORT[H] at Indianapolis, IN, $13,790,380 assessed; the largest is 1 S Main St ($9,152,230). Kite Realty Group Trust, based in Indianapolis, lists Main Street Promenade in its 2025 Schedule III at $64.8M gross, built 2003, acquired 2021 (s16); Kite does not name the city or the LLC in the table, so the match is by name and mailing city. |

The core land
The most valuable ground in the city, and what the public record says about it.
The most valuable ground in Naperville's DuPage roll is not downtown but along the I-88 corridor and in the large apartment complexes: the highest-assessed parcel is an apartment complex at 507 Railway Dr, and the biggest office parcel is HUB 1415 on Diehl Rd, owned by a REIT in Chapter 11. Values are the roll's assessed figures, which Illinois law sets at one-third of fair cash value outside Cook County (s7); market-value equivalents below are that multiplication, not appraisals. The Will County part of the city is not included.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Public bodies hold the largest blocks of Naperville ground on the DuPage side of the city, and they are layered: the Naperville Park District holds more land than the City itself, and the Forest Preserve District of DuPage County and Naperville CUSD 203 each hold about 300 to 350 acres. The largest private holding is the former Amoco research campus billed to INEOS (168.7 acres). There is little farmland left in DuPage Naperville; the city's growth edge lies in Will County, which could not be read. Figures are parcels billed to each body among the 32,898 parcels DuPage codes to Naperville; acres are the roll's ACREAGE field, which repeats a parent lot's area on condominium units, so acreage is given only for holders without condo units. Exempt parcels carry no assessed value.

| Naperville Park District Billed as NAPERVILLE PARK DISTRICT (108), NAPERVILLE PARK DIST (45) and four misspellings. A handful of houses it holds on W 5th Ave carry $626,333 of assessed value. |
Government | 159 parcels, 871.5 acresA |
| City of Naperville Billed as CITY OF NAPERVILLE (146) and three variants, almost all exempt. The largest are 175 W Jackson Ave (51.8 acres; the roll puts that address on many scattered city parcels), Aurora Ave (23.47) and 180 Fort Hill Dr (22.75). Includes the Moser Tower and Naper Settlement parcels (see marquee). |
Government | 150 parcels, 457.4 acresA |

| Indian Prairie Community Unit School District 204 Billed as INDIAN PRAIRIE UNT 204, SCHOOL DISTRICT 204 and variants. District 204 serves the south and west of the city, much of it in Will County, so these are a fraction of its Naperville holdings. |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Naperville is close to built out on its DuPage side. The Census Bureau counted 224 single-family homes permitted in the city in 2025 ($113.2M of construction) and 2 two-family buildings (4 units), with no buildings of five or more units, all 12 months reported. Will County, where the city's remaining greenfield lies, permitted 1,797 single-family homes county-wide against DuPage's 844. On the DuPage roll the builders are a mix of a national public builder finishing a subdivision and local custom-home firms rebuilding teardown lots. Figures are parcels billed to the builder on the DuPage roll, which are lots and unsold homes, not closings; Will County builder holdings could not be read.

PulteGroup's 2025 Exhibit 21 has no entity of exactly that name (it lists Pulte Home Company, LLC and Del Webb Communities of Illinois, Inc.) (s24), so the titled subsidiary is not established. |

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Naperville's largest private landlords on the DuPage roll are apartment owners, each billed for one large complex, followed by the office campuses along the I-88 corridor (Diehl and Warrenville Roads) and the downtown retail blocks. Most owners are single-asset LLCs whose members no filing we opened names. Single-family rental is small here: Tricon Residential is billed for 9 houses, American Homes 4 Rent entities for 5 and Invitation Homes' IH2/IH3 Illinois partnerships for 4. A warning on the billing name: the second-highest apartment parcel, 803 Corday Dr ($23.5M), is billed to RYAN PTS, a property-tax agent, and 504 N River Rd to CAPMARK, a lender, so the taxpayer is not always the owner and those two are not listed.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Everything in Will County: the southern part of Naperville (the 95th Street and Route 59 corridors, including Kite's Naperville Marketplace and most Indian Prairie District 204 land) is absent, because gis.willcountyillinois.com refused connections and Will County's property search is closed to crawlers. A search result describes the Will County tax-map parcel layer's terms as forbidding redistribution 'without explicit permission from the Will County GIS Department'; the page itself was not opened.
- Sale prices: none is quoted. PTAX-203 declarations are searchable in MyDec without an account according to the Department of Revenue, but the application needs a browser session; DuPage's own property-record pages were down for maintenance on 21 Oct 2026.
- The members or parents of Naperville Owner 1 LLC, MQMF CityGate Owner LLC, Marquette Water St Venture, Heritage Woods Towers LLC, Agellan Warrenville LP and the other single-asset LLCs: no filing we opened names them.
- That the billed taxpayer is the deed holder: the DuPage layer gives the billing name, which for 803 Corday Dr is a tax agent (Ryan PTS) and for 504 N River Rd a lender (Capmark). No deed was read.
- The link between OPI Notex Properties LLC (the billed name) and OPI Notex Holdings Trust (the name in OPI's Exhibit 21), and between Edward Health Services and Endeavor Health.
- The Naperville Municipal Center (400 S Eagle St): no parcel on the layer carries that address, and the roll lists many city parcels at 175 W Jackson Ave, so it is not placed.
- Railroad land: 124 parcels have no billing name or class, including the parcel under Naperville station (07-18-502-001); BNSF's holdings are not established.
