Murfreesboro, Tennessee
The City of Murfreesboro republishes Rutherford County's whole assessment roll as a free public parcel layer, so the owner, last sale price and appraisal of every parcel in the city can be read without an account; the county's own website is closed to automated reading.
8 buildings · 8 with an owner established · 23 sources · 4 tier A · 4 tier B · prepared 2026-10-20
Tennessee records title by deed with the county Register of Deeds; there is no state title register. In Rutherford County the Property Assessor's online search shows each parcel's owner, values and sales free, and the City of Murfreesboro's GIS team republishes the county's roll as a public ArcGIS layer: 123,256 parcels county-wide, each with owner of record, mailing address, the deed book and page, the grantor, the last sale date and price, and the appraisal. No licence is stated on the layer, so facts are quoted one parcel at a time and rows are not republished. Prices are on the record because the state taxes each conveyance at $3.70 per $1,000 when the deed is recorded. The county's own website (rutherfordcountytn.gov) forbids all general crawlers in robots.txt, so the Register of Deeds' fees were not read.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
The single most valuable parcel in Murfreesboro is the Ascension Saint Thomas Rutherford hospital campus, which pays no property tax: it is appraised at $400.9M and assessed at $0 as exempt. The most valuable taxable parcel is The Avenue lifestyle centre. City-wide figures come from the Comptroller's 2025 Tax Aggregate Report, which totals each county's and city's roll. Rutherford County last revalued in 2022, and the report puts its appraisal ratio at 0.8462. That means 2025 appraisals sit about 15% below the Comptroller's estimate of current market value, and the estimated values below are already adjusted for it.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Government owns the biggest blocks of Murfreesboro ground. The City is the largest single landholder, with 285 parcels and 3,178 acres inside its limits, most of it parks, utilities and its new schools. Next come the State (including MTSU's 432-acre campus parcel), Rutherford County and the two school systems. The federal battlefield and the VA hospital sit just outside the city's taxing district. The county's Industrial Development Board holds title to the largest warehouses, worth almost $1B county-wide, which shields them from full property tax under PILOT leases. Figures are parcels in the owner's name on the county roll inside the city (city code 515) unless marked county-wide. Acreage is the layer's calculated area.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Murfreesboro permitted 1,529 homes in 2025. The Census Building Permits Survey puts the city at 989 single-family homes ($281.0M of construction) and 540 units in 13 buildings of five or more units ($90.3M), all 12 months reported. Rutherford County as a whole permitted 2,533 single-family homes and 636 units in large multifamily buildings. The national builders are present under their own names, alongside a Texas private builder and Berkshire Hathaway's Clayton. The roll also shows a land banker holding lots for a builder: SB-HS Lot Option Pool 02 LP holds 67 lots over 204.6 acres in the city. Builder figures are parcels held in the builder's own name on the county roll, which are lots and unsold homes, not closings.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Murfreesboro's largest private landlords are not office owners. They are apartment funds and single-family rental companies, plus the retail centres on Medical Center and Old Fort Parkways. Single-family rental is the surprise: two companies hold more than 1,600 Murfreesboro houses between them. The largest industrial sites are titled to the county's Industrial Development Board, so the operators who pay for them under PILOT leases are not on the roll. Counts are parcels in the owner's name on the county roll inside the city (city code 515), with the county-wide figure where it adds something.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The members or parents of BVA Avenue SPE LLC (The Avenue), SVAP II Stones River LLC (Stones River Town Centre), Tenax DPI Property LLC and Yamasa Co Ltd: no filing we opened names them. Wikipedia says Sterling Organization owns Stones River Town Centre.
- Who owns Progress Residential, and who the SFR JV-1/JV-2 Borrower LLCs belong to: no document we opened states it, so neither is attributed.
- The private lessees behind the Industrial Development Board's warehouses: no lease or PILOT schedule could be read, because rutherfordcountytn.gov is closed to crawlers.
- The Register of Deeds' search and copy fees: the page sits on rutherfordcountytn.gov, which robots.txt closes to all general user-agents.
