Montgomery, Alabama

Montgomery's city GIS publishes the owner of every parcel in Montgomery County free and in bulk, which shows a capital whose core belongs to the State, the state pension funds and the City, with Maxwell Air Force Base and the Hyundai plant on the edges.

Can you find out who owns it?

Alabama records title by deed with the county Judge of Probate; there is no state title register. The City of Montgomery's GIS server publishes a parcel layer for all of Montgomery County that names the owner of record of every parcel, with appraised land and improvement value, acreage, municipality and the deed instrument number and date, free and without registration; the Revenue Commissioner's Citizen Access Portal shows the same owner one search at a time. Sale prices are not in either: they sit in the recorded deed or on the RT-1 sales validation form filed with the Probate Judge.

The marquee buildings

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

RSA Tower
201 Monroe St
2.27 acres (parcel)
Office Employees' Retirement System of Alabama and Teachers' Retirement System of Alabama (RSA)
Parcel 10 03 07 3 302 029.000 is in the joint name of the Employees' Retirement System and the Teachers' Retirement System, the two main funds of the Retirement Systems of Alabama. Appraised at $231,278,600 for 2026 (land $1,783,400, improvements $229,495,200), the highest-valued parcel in downtown and the second-highest in the city after the Hyundai plant. The two funds hold 22 parcels in the city appraised at $532.0M in all, among them 100 N Union St ($117.2M), 301 S Ripley St ($81.2M) and 401 Adams Ave ($51.0M), plus surface land on Monroe St, Dexter Ave and S Union St (see landowners). No price: the roll records no deed instrument for these parcels.

Alabama State Capitol
600 Dexter Ave
4.51 acres (parcel)
Civic State of Alabama
Parcel 10 03 07 3 005 001.000 is recorded as 'STATE OF ALABAMA (STATE CAPITOL)', 4.51 acres, valued as land only at $3,925,100; the building carries no improvement value. The State's other holdings in the city run to 901 parcels in the name State of Alabama (excluding tax-sale and highway land), appraised at $127.1M on 1,582 acres, among them the 162-acre and 119-acre parcels on Industrial School Rd. The capitol office complex is also held partly by state authorities, such as the Alabama Building Renovation Finance Authority (11 parcels, $13.6M) and the Armory Commission (8 parcels, $11.8M).

Hyundai Motor Manufacturing Alabama plant
700 Hyundai Blvd
310 acres (main parcel)
Industrial Hyundai Motor Manufacturing Alabama, LLC
The main parcel, 14 06 14 0 000 001.000, is in the name of Hyundai Motor Manufacturing Alabama LLC and lies in municipality 02 (City of Montgomery). It covers 310.14 acres and is appraised at $409,812,700 (improvements $405,348,100), the highest-valued parcel in the county. HMMA holds 9 parcels in all, about 1,744 acres, appraised at $504.4M. Next door, Mobis Alabama LLC holds two parcels ($79.5M) and Hyundai Power Transformers USA one ($84.1M). The Census geocoder places 700 Hyundai Blvd inside Montgomery city.
Public company —A
Maxwell Air Force Base
Maxwell Blvd / Day St / Hwy 31, west Montgomery
Institutional United States of America
Federal land shows up on the roll under several names: United States of America (18 parcels), U S Government (13), United States Government (10) and Maxwell Air Force Base (2). Together that is 51 parcels in the city, 2,334 acres, valued at $47.8M. The largest are 156 acres on Day St ($8.1M), 105 and 85 acres on Hwy 31 named to the base, and 163 acres at 683 Maxwell Blvd. The roll values these parcels as land only. The base's buildings carry no value, and the federal land is not taxed. Because some federal parcels are not air-base land (the federal courthouse at 1 Church St, Army property on Gunter Park Dr), the total is federal land in the city, not the base alone.
Government —A
Montgomery Whitewater
1100 Maxwell Blvd
120 acres (operator's statement)
Civic Montgomery County Community Cooperative District
The venue's About page says it is 'Owned by the Montgomery County Community Cooperative District (MCCCD)' and describes a 120-acre site, built through the County Commission, the State and the City. The roll agrees: the District holds 7 parcels in the city, 100 acres in all, including 34.97 acres on Riverside Dr and 8.87 acres at 1020 Maxwell Blvd, both mailed care of the county administrator. Those parcels are appraised as land at $2.5M. So the owner is the County's cooperative district, not the City. A neighbouring 21.77-acre parcel numbered 1100 Maxwell Blvd belongs to the United States (care of the Air Force).
Government —B
Riverwalk Stadium
200 Coosa St
8.68 acres (parcel)
Civic City of Montgomery
Parcel 11 01 12 1 000 021.000 at 200 Coosa St, the stadium's published street address, is owned by the City of Montgomery: 8.68 acres, appraised at $15,856,200 (land $6,844,400; improvements $9,011,800). The Census geocoder matches the address to the riverfront inside the city. No stadium or team document was opened; the Biscuits' own pages sit on MLB properties, whose terms forbid automated collection. Hence tier B.
Government —B
Montgomery Regional Airport (Dannelly Field)
4445 Selma Hwy
1,952 acres (48 parcels)
Civic Montgomery Airport Authority
The Montgomery Airport Authority holds 48 parcels county-wide, 41 of them in the city: 1,952 acres appraised at $14.6M. The largest are around 160 acres each, at 4405 Selma Hwy (165 ac, $4.56M with improvements), 115 Catonment St, 3800 Richardson Rd, 4555 Bobby W Hogan Dr, 125 Samaritan Rd and 4910 Felder Rd. The terminal address is 4445 Selma Hwy. The nearest parcel on the roll is the Authority's 22.5-acre lot at 4401 Selma Hwy.

Baptist Medical Center South
2105 E South Blvd
16.24 acres (main parcel)
Institutional The Health Care Authority for Baptist Health
The hospital campus parcel, 10 09 32 1 001 012.000 (2055 E South Blvd), is in the name of The Health Care Authority for Baptist Health: 16.24 acres, appraised at $81,472,900. An adjoining parcel split from it (012.002, 2119 E South Blvd) is held by BMC Special Care Facilities. The Authority, an Alabama public health care authority, is a top-five holder in the city by value: 65 parcels in its name and its BMC entities, appraised at $271.4M, including 400 and 470 Taylor Rd ($70.0M and $27.3M).
Government —A
Jackson Hospital
1725 Pine St
Institutional The Medical Clinic Board of the City of Montgomery
The roll puts the hospital campus in the name of the Medical Clinic Board of the City of Montgomery: 1725 Pine St (1.76 ac, land only, care of Jackson Hospital & Clinic), 1710 Pine St ($41.1M), 1235 Forest Ave ($20.5M) and others. That is 56 parcels under the Board's names, plus 14 under Jackson Hospital and Clinic Inc, $108.6M in all. On 5 Feb 2025 WVAS reported that Jackson Hospital & Clinic, Inc. and JHC Pharmacy, LLC filed for Chapter 11 in the U.S. Bankruptcy Court for the Middle District of Alabama, and that all facilities stayed open. No outcome of the case was read (WVAS, s6).
Government —B
Alabama State University
915 S Jackson St
176.8 acres (108 parcels)
Institutional Board of Trustees for Alabama State University
The roll lists the university's land under several spellings of its Board of Trustees: 108 parcels, 176.8 acres, appraised at $18.0M. The largest is 95.87 acres at 845 S Jackson St ($1.4M, land only). Others include 37.65 acres at 1525 Harris Way and 14.23 acres at 1522 Carrie St, plus a downtown building at 32 Commerce St ($4.36M). Most campus parcels carry little or no improvement value, so the total understates the campus.
Government —A
Eastdale Mall
1000 Eastdale Mall
759,644 sq ft GLA (Mason listing)
Retail Eastdale Mall Realty LLC and two co-owning Eastdale LLCs (Mason Asset Management group)
The roll names three LLCs as co-owners of the mall: Eastdale Mall Realty LLC, Eastdale CH LLC and a third Eastdale LLC. They hold 4 parcels in the city, 49.7 acres, appraised at $35.9M. The main 26.67-acre parcel is $34.5M. Dillard's store parcel is held separately by Higbee Salva LP. Mason Asset Management lists Eastdale Mall among its properties: an enclosed mall of 759,644 sq ft GLA, anchored by Belk, Dillard's and JC Penney. No sale price was read: Business Alabama's 2020 report on the purchase is behind a bot challenge, and the roll records no deed.
Private company —B
Renaissance Montgomery Hotel & Spa and Convention Center
201 Tallapoosa St
Hotel Not established
the register is open, but this building was not matched
The roll does not tie the hotel to a single parcel. Next to the hotel's geocoded address, the City of Montgomery owns 8.34 acres at 105 Commerce St, valued as land only at $6.8M, and smaller lots on Tallapoosa St. Across the street, Montgomery Funding II LLC owns 3.31 acres at 300 Tallapoosa St, also land only ($2.17M), mailed to a hospitality company. Neither parcel carries a building value that would match a hotel. Search results say RSA owns the hotel, but no document we could open (RSA's own site, the encyclopedia entry) confirms it.

The core land

The most valuable ground in the city, and what the public record says about it.

The values here are the 2026 appraisals in the City GIS parcel layer for municipality 02, which the Revenue Commissioner's portal labels 'MONTGOMERY CITY'. They are appraised values, not sale prices, and exempt public land is appraised too. Downtown, the highest values belong to the state pension funds, not to private landlords.

All parcels in the city$23.68B
84,588 parcels on 91,136 acres in municipality 02; total appraised value $23,676,678,700. City of Montgomery GIS parcel layer, record year 2026, read 15 Oct 2026.

Downtown land benchmarkabout $786,000 per acre
Land value of the RSA Tower parcel: $1,783,400 on 2.27 acres. The State Capitol's 4.51 acres are valued at $3,925,100, about $870,000 an acre. City GIS parcel layer, 2026.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Inside the city the public sector is the landowner. The City itself holds about 2,460 acres, the State about 1,580, federal agencies about 2,330 (mostly Maxwell AFB), the Water Works board 1,600 and the Airport Authority 1,800. Value is concentrated elsewhere. Hyundai's plant site and the two state pension funds' downtown towers are each worth more than everything the City owns. Counts are 2026 parcels in municipality 02 (City of Montgomery) in the City GIS parcel layer, matched by owner name. Spellings the patterns missed are not counted. Rail corridors barely appear on the roll: only a few Seaboard System Railroad and Central of Georgia Railroad parcels are listed, and one CSX parcel. No Norfolk Southern parcel is named.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

No league table of Montgomery homebuilders was opened. What the parcel layer shows is which builders hold lots and unsold homes in their own names: one national public builder, D.R. Horton, and a local family builder, Lowder New Homes, lead, with most of Lowder's lots outside the city. Counts are 2026 parcels county-wide, with the City of Montgomery share in the note. They are inventory on the roll on one date, not starts or closings. Institutional single-family landlords are present too: Conrex operating companies hold 195 houses in the city ($32.5M), VineBrook Homes borrower LLCs 66 and Rex Residential 29.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Montgomery has no office REIT. Its biggest private holders are a local LLC with a large scattered portfolio, the owners of the EastChase shopping district, and apartment syndicates on the east side. The largest owner-occupiers are Walmart, Alfa, Diageo and Coca-Cola. Figures are 2026 appraisals of each owner's parcels in the city, from the City GIS parcel layer. Who stands behind each LLC was not established, except where the name is a listed company.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Sale prices: Alabama puts the price in the deed or on the RT-1 sales validation form filed with the Probate Judge (s3). The Probate Court's land-record search (pjr.mc-ala.org) did not respond and its site is Akamai-blocked, so no price was read. The parcel layer carries only the deed instrument number and date, and those fields are empty on most commercial parcels.
  • The state deed tax ($0.50 per $500 of value, as widely stated) was not confirmed on an official page. The Department of Revenue pages opened do not state it, and the Probate Judge's fee page is Akamai-blocked.
  • Renaissance Montgomery Hotel & Spa: RSA's ownership is widely stated but was not confirmed. RSA's site is behind Cloudflare, and the Encyclopedia of Alabama bars AI crawlers. The roll shows City land and a Montgomery Funding II LLC parcel beside the hotel, with no hotel improvement value on either.
  • Who stands behind Mercury Funding LLC, the city's largest private landlord by value, and the EastChase LLCs: not established.
  • Eastdale Mall: the 2020 purchase price, and any later loan distress, were not read. Business Alabama's report is behind a bot challenge.
  • Jackson Hospital: the outcome of the Chapter 11 case, and whether the Medical Clinic Board's property was affected, were not read.
  • Maxwell AFB: the 51 federal parcels on the roll cover 2,334 acres in the city. Whether that is the whole base, and whether the base's Gunter Annex is included, was not checked against a federal real-property record.
  • Rail: CSX and Norfolk Southern corridors are almost absent from the roll. They are probably assessed by the State as utilities, but this was not confirmed.
  • Montgomery County Revenue Commissioner's GIS viewer (isv.kcsgis.com) was not used: its robots.txt bars AI crawlers. The City's parcel service carries the same owner data.
