Mobile, Alabama

The Mobile County Revenue Commission's public parcel layer names the owner of every one of the county's 214,040 parcels for free, so Mobile's towers, port, shipyard and public land can be traced to their owners; sale prices sit in deeds at the Probate Court and on a search site that bars automated reading.

Can you find out who owns it?

Alabama records title by deed with the county Judge of Probate; there is no state title register. In Mobile County the Revenue Commission publishes its tax-parcel layer on ArcGIS Online, free and without registration, naming the owner, property address and acreage of every parcel; values and sale prices are not on it. Its own parcel-search site (eSearch) bars automated access in robots.txt, the county's map viewer says its data 'cannot be used without consent', and the City of Mobile's richer copy with appraised values is marked 'requires permission'. Deed prices sit in the deed or on the state's RT-1 sales validation form.

The marquee buildings

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

BuildingUseOwner Owner typeLast price paid
RSA Battle House Tower
11 N Water St
534,268 sq ft floor space (Wikipedia)
Mixed use Employees' Retirement System of Alabama and Teachers' Retirement System of Alabama (Retirement Systems of Alabama)
Alabama's tallest building. The county parcel layer lists parcel 2906400002195.000 at '11 WATER ST N', 2.47 acres, in the name 'EMPLOYEES RETIREMENT SYSTEM OF ALABAMA THE AND' (the name field is cut off; the neighbouring RSA parcels read 'Teachers Retirement System of Alabama & The Employees Retirement System of Alabama'). Wikipedia states 'The building is owned by the Retirement Systems of Alabama (RSA)' and gives 25 office, 3 lobby and 4 hotel floors. No price: RSA built it, opening in 2007. Values and sale history are on the Revenue Commission's eSearch, which robots.txt closes to us.

Battle House Hotel (Renaissance)
26 N Royal St
Hotel Teachers' Retirement System of Alabama and Employees' Retirement System of Alabama
The parcel behind the tower, 2906400002194.000 at '8 ROYAL ST', 0.94 acres, is in the name 'TEACHERS RETIREMENT SYSTEM OF ALABAMA & THE EMPLOYEES RETIREMENT SYSTEM OF ALABAMA'. Wikipedia says that 'In 2003, Retirement Systems of Alabama began restoration of the hotel, along with the construction of an adjoining skyscraper', and gives the hotel's address as 26 N. Royal St. The roll gives an address, not a name, so the match is by block (tier B). Marriott's Renaissance brand operates the hotel; operating is not owning.
Pension fund —B
RSA Trustmark Building
107 St Francis St
Office Teachers' Retirement System of Alabama, Mobile County Board of School Commissioners and Employees' Retirement System of Alabama
Parcel 2906400002198.000 at '107 SAINT FRANCIS ST' is in the joint name 'TEACHERS RETIREMENT SYSTEM OF ALABAMA, THE MOBILE COUNTY BOARD OF SCHOOL COMMISSIONERS & THE EMPLOYEES RETIREMENT SYSTEM OF ALABAMA'; the layer gives no shares and no reason for the school board's place on the title. Wikipedia: the 34-storey former First National Bank Building (1965) 'was acquired by Retirement Systems of Alabama in February 2009'; no price is stated, so none is given here.
Pension fund —A
Renaissance Mobile Riverview Plaza Hotel
64 S Water St
Hotel Employees' Retirement System of Alabama (with Teachers' Retirement System of Alabama)
Parcel 2906400002291.001 at '64 S WATER ST' is in the name 'EMPLOYEES RETIREMENT SYSTEM OF ALABAMA THE & THE', with an attention line naming a person (not reproduced); the second owner is cut off by the field length, and is read as the Teachers' system by analogy with RSA's other parcels, which is why this is tier B. Wikipedia gives 64 South Water Street, 28 storeys, and a 2008 spire matching the Battle House Tower's.

Mobile Aeroplex at Brookley (Airbus final assembly line and Mobile Downtown Airport)
Brookley, Airbus Way / Michigan Ave
Industrial Mobile Airport Authority
Wikipedia: the Aeroplex 'is owned and operated by the Mobile Airport Authority'; Airbus Mobile opened on 14 Sep 2015, 'one million square feet on 53 acres'. The county layer puts the Authority's name on parcels at 2590 Airbus Way (142.3 acres), 320 Airbus Way (131.7 acres), 2434 Aerospace Dr (156.2), 2401 Michigan Ave (144.0) and 1910 Avenue C (162.5). Airbus Americas Inc owns land only in Irvington, outside the city. So Airbus's Mobile plant stands on Authority land; the roll names no lessee and no ground lease was opened, so its terms are not given. Separate Airbus defence units hold small parcels at 8100 Airbus Military Dr.

Port of Mobile: Alabama State Port Authority terminals
250 N Water St and the Mobile River waterfront
1,433 acres in the city (county layer)
Industrial Alabama State Port Authority
The state port holds 106 parcels intersecting the city limits, about 1,433 acres, under variants of 'ALABAMA STATE DOCKS' (the older name) and 'ALABAMA STATE PORT AUTHORITY', including two parcels at 250 N Water St (4.0 and 1.95 acres). Further port land lies outside the city boundary and is not counted. Terminals leased to operators remain in the Authority's name on the roll.

Austal USA shipyard
Dunlap Dr, Blakeley Island
221 acres in the city (county layer)
Industrial Austal USA LLC
Austal USA LLC owns its yard outright on the county layer: 29 parcels intersecting the city, about 221 acres, the largest 86.3 acres at 195 Dunlap Dr, others along Dunlap Dr, Addsco Rd and Old Water St. Contact names on the roll are a person's and not reproduced. Wikipedia: Austal USA is 'a subsidiary of the Australian shipbuilder Austal', headquartered on Blakeley Island, about 2,500 staff. Next door, Mobile Naval Yard LLC holds 7 parcels (about 341 acres) on Dunlap Dr; no source opened says who stands behind it.

Mobile Civic Center site (Regions Arena under construction)
401 Civic Center Dr
Civic City of Mobile
Two parcels, 401 Civic Center Dr (7.61 acres) and 401B Civic Center Dr (9.32 acres), are in the name 'CITY OF MOBILE' c/o the City Clerk / Real Estate Dept. Wikipedia: the Civic Center was 'Owned by the City of Mobile and operated by ASM Global'; demolition began in September 2024 for Regions Arena, a $300 million, 10,275-seat arena expected in 2027. No sale of the site was found: the redevelopment keeps it in city hands.
Government —A
Former BayBears stadium (Hank Aaron Stadium)
755 Bolling Brothers Blvd
Land McGowin Properties Inc
The ballpark site is not city land. The county layer puts a 34-acre parcel at 675 Bolling Bros Blvd, the stadium's block, in the name of McGowin Properties Inc (contact a person, not named). Wikipedia: 'In 2022, the property owner took back control of the land and has permanently closed the stadium'; the city had paid for half of the 1997 construction. The matching is by street and size, not by a document naming the stadium, hence tier B. No sale or redevelopment price was found.

USA Health University Hospital
2451 University Hospital Dr
Institutional University of South Alabama
Parcel 2902440027099.000, 10.2 acres, 'UNIVERSITY OF SOUTH ALA' c/o USA Properties, with four smaller University parcels on University Hospital Dr. The University is a public body corporate of the State; across the city it holds about 247 parcels and 1,530 acres under its name variants (see landowners).
Government —A
Mobile Infirmary
5 Mobile Infirmary Cir
Institutional Mobile Infirmary Association
The hospital campus sits on parcels in the name 'MOBILE INFIRMARY ASSN' (20.19 acres at 3 Mobile Infirmary Cir, 8.27 acres at 5 Mobile Infirmary, 2.35 at 5B) and 'INFIRMARY HEALTH SYSTEM' (5.08 acres, special care facilities). Gulf Health Properties Inc holds 21 nearby parcels on Mobile Infirmary Blvd. Mobile Infirmary is the flagship of Infirmary Health; the roll names the Association, not the parent.
Institution —A
Bel Air Mall (The Shoppes at Bel Air)
3201-3299 Airport Blvd
1,345,000 sq ft (Wikipedia)
Retail Bel Air Mall Realty Holding LLC
The county layer names Bel Air Mall Realty Holding LLC on 7 parcels (about 50.5 acres; 40.49 at 3201 Airport Blvd), one c/o Belk. Outparcels: LSG Bel Air LLC c/o The Lightstone Group (505 Bel Air Blvd, 3012 Cottage Hill Rd); RPI Bel Air Mall LLC c/o Brookfield Properties Retail (0.74 acres). Distress (Wikipedia, second source): sold to Kohan Retail Investment Group late 2020; in May 2023 Kohan 'was nearly $700,000 behind on taxes', lost it, and 4th Dimension Properties took over and later bought it 'for an unknown price'. No document ties the LLC to 4th Dimension; JCPenney closed Sept 2024.

The core land

The most valuable ground in the city, and what the public record says about it.

Downtown Mobile's prime ground is held by the state's pension funds and the state port. Values could not be published: the county's public layer carries owners and acres but no values, and the copies that carry values (the City's PARCEL_DETAILS, the Revenue Commission's eSearch and BIS map) are marked 'requires permission', robots-blocked or 'cannot be used without consent'.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies dominate Mobile's land: the Airport Authority, the State (with its Trust Fund and port), the federal government, the City, the University of South Alabama and the school board hold most of the large tracts, with Austal, a refinery and a paper-products maker the largest private holders. Counts are parcels of the Revenue Commission's layer that intersect the City of Mobile's own boundary (91,673 parcels, read 15 Oct 2026), matched on owner-name spellings; acres are the layer's own, which leaves many small parcels at zero, so acreage undercounts.

State of Alabama (incl. Alabama Trust Fund, ALDOT, Conservation)
Chiefly 'ALABAMA STATE OF' (241) and 'STATE OF ALABAMA' (93); the Alabama Trust Fund holds 25 parcels and about 4,137 acres, and the Department of Conservation's State Lands Division 365 acres. Port and University land counted separately. Some of the acreage is likely marsh and water bottoms inside the city limits; the layer does not say.
Government 432 parcels, about 7,523 acresA
United States of America
As 'UNITED STATES OF AMERICA' (36, about 5,290 acres) and the Postal Service (14). The layer does not name the federal agency for most of it.

Most rail corridor is carried under 'ILLINOIS CENTRAL GULF RR' and variants (Illinois Central is part of CN), then CSX Transportation Inc and Norfolk Southern Railway Company. Rights-of-way are often not separate tax parcels, so these understate the rail estate.
Public company 35, 10 and 3 parcels; about 119, 71 and 46 acresA

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

No builder league table for Mobile was opened. What the county layer shows instead is which builders hold lots inside the city right now: one national builder and a set of local firms, each with dozens of house lots in its own name. Counts are parcels on the September 2026 roll intersecting the city: lots and houses in inventory, not starts or closings.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

No REIT dominates Mobile's commercial roll. The largest private non-residential holdings are industrial: a shipyard, a refinery, a tissue mill, a paper company's land and an industrial developer, all on the riverfront or the north side; then the mall LLC and the downtown towers, which belong to the state pension funds (see marquee). Ranked by acreage from the county layer, parcels intersecting the city; no floor areas or values, because the layers that carry values are closed to reuse.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • AM/NS Calvert steel works: owned on the county layer by AM/NS Calvert LLC (e.g. 770.2 acres at 300 Industrial Park Dr, Calvert; 400.0 acres at 1 Steel Dr, Mount Vernon), but it lies in north Mobile County, well outside the city limits, so it is not a Mobile marquee entry.
  • Prices: no sale price is given for any building, because the Revenue Commission's eSearch (values and sales) is closed by robots.txt and the Probate Court's deed images need a login and a fee.
  • Who stands behind Bel Air Mall Realty Holding LLC, Mobile Naval Yard LLC, Mash Property Holdings LLC, Meridian Mobile Owner LLC and Adams Street Property LLC: no filing opened names their members.
  • Airbus's ground lease from the Mobile Airport Authority (term, rent): not opened.
  • The new Mobile International Airport terminal at Brookley: which Airport Authority parcel it occupies was not identified on the roll.
  • Licence fit of the county parcel layer itself: its item says only 'This data is for tax purposes only' and that use accepts its limitations; it carries no consent clause, unlike the same Commission's BIS map and the City's copy. This record quotes single owner facts and aggregate counts from it and reproduces no rows; whether 'tax purposes only' is meant as a use restriction should be settled with the Revenue Commission before anything more is taken.
  • Whether Alabama RT-1 sales validation forms filed in Mobile County are open to public inspection: not established. Prices would sit in the recorded deeds (Landmark WEB, login and $0.10 per page), which were not opened.
  • New-home builders by starts or closings: no league table or permit-by-builder source was opened; the builder figures are lots held on the roll.
