Missoula's owners of record are public and free to download statewide, but Montana keeps sale prices confidential by law.

Can you find out who owns it?

Montana keeps no public title register; ownership is read from the property-tax record. The Montana State Library republishes the whole Missoula County cadastral layer every month as a free download - owner name, owner mailing address, situs address, legal description and assessed value for each parcel - and Missoula County's own Property Information System lets anyone search by owner name and opens the recorded documents. What Montana does not publish is the price: the realty transfer certificate filed with every deed 'is not a public record and must be held confidential' (MCA 15-7-308).

The airfield parcels carry levy codes different from downtown's, so whether all of it is inside the city for tax purposes was not established; the interior point of each falls inside the state's city boundary file.

The core land

The most valuable ground in the city, and what the public record says about it.

Computed from the Montana Cadastral Missoula County file of 6 Oct 2026 (tax year 2026), limited to parcels whose interior point falls inside the City of Missoula boundary (Montana State Library, 21 May 2026; 35.2 sq mi). Values are Department of Revenue values for tax purposes, not prices. Condominium units are mostly absent from the layer, which carries master records.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

The City of Missoula is by far the largest owner of record inside its own limits: 366 parcel rows, 4,184 acres - about 18% of the city's 22,844 mapped acres - and $501.5M, a holding that includes the water utility the City took from Carlyle-owned Mountain Water by eminent domain in 2017 (Wikipedia); Wikipedia also counts nearly 5,000 acres of open-space conservation land in and around the city. The airport authority holds the next-largest acreage. The university, school districts, county, state and housing authority follow; private hospital ownership outweighs every public body but the City by value. 2026 roll values (Montana Cadastral, Missoula file of 6 Oct 2026) for parcels whose interior point falls inside the City of Missoula boundary; exempt public property carries mostly land value, so public holdings are a floor.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Missoula permits about 550 homes a year, and most of them are apartments. The Census Bureau Building Permits Survey (s12) counted 145 single-family houses ($54.3M), one duplex, 22 units in six 3-4-unit buildings and 387 units in 13 buildings of five or more units permitted in the city in 2025 (556 units in all); the unincorporated county permitted 278 houses more. No national builder appears among the larger holders on the roll; new houses are built by Montana firms. Figures count parcel rows held in each builder's name inside the city on the 2026 roll - lots and unsold homes - not homes built. No league table of Missoula starts by builder was found.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Missoula has no office-tower market; its private commercial wealth is apartments, two hospital campuses, North Reserve Street big-box retail, downtown hotels and Southgate Mall. The largest landlords of record are Montana companies and out-of-state single-asset LLCs; the only listed REIT found is CBL. Figures are 2026 roll values inside the city boundary (Montana Cadastral, 6 Oct 2026). Montana keeps sale prices confidential, so no purchase prices are shown. No national single-family-rental company appears among the larger holders of record.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who stands behind RCHP Billings Missoula LLC (Community Medical Center). Wikipedia says only that a Nashville-headquartered corporation owns the hospital; no filing opened names the LLC's members.
  • The hotel brands at 125 and 175 N Pattee St (Missoula RI Propco LLC and Missoula AC Propco LLC, both mailing to Denver) and who stands behind them.
  • Whether the airfield parcels of the Missoula County Airport Authority are inside the city for tax purposes. They carry different levy codes from central Missoula; the Department of Revenue's levy-district key was not read.
  • Who holds each unit in the Wilma and other downtown condominiums: the cadastral layer carries master records only.
  • Who sold Southgate Mall to CBL in July 2025, and at what price. CBL states only a combined $179.7M for four malls; Montana's transfer certificates are confidential.
  • Clerk & Recorder copy fees for deeds: the County's fee page was not found.
