Can you find out who owns it?

Minnesota records title at the county, under both the abstract system and the Torrens (registered) system. Hennepin County publishes a free 'County Parcels' download on its open-data hub, refreshed monthly from the property tax system. It gives the owner of record, the taxpayer, market value, and the month, price and deed type of the last sale for every parcel. Every sale over $3,000 must be filed with a Certificate of Real Estate Value stating the full price. The deed tax is 0.33% of the price to the state plus 0.01% to Hennepin County.

The core land

The most valuable ground in the city, and what the public record says about it.

Minneapolis's most valuable ground is public: the stadiums, the University of Minnesota's East Bank and the park system. Its most valuable private ground is the downtown office core between Nicollet Mall and Marquette Avenue, where values have fallen hard. Figures are from the City Assessor's 2026 file (assessment year 2026, taxes payable 2027, which includes exempt values) and the Hennepin County file (owner, last sale, and market value for the current tax bill), both read 13 Oct 2026 and summed by this research. The county file carries only each parcel's latest sale.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Minneapolis's largest landholders are public bodies. The park board, the University, the schools and the stadium authorities between them hold more than $10 billion of assessed value. Parcel counts, values and floor area come from the City Assessor's 2026 file, which values exempt land. Acreage comes from the county file, deduplicating stacked condominium polygons. Every spelling is grouped: the University appears under 33 names on the county file. The two files sometimes name different holders for the same land, and that is noted. MSP Airport is not in the city: the county files its parcels under the municipality 'MET AIRPORT', and the Metropolitan Airports Commission holds one 9.3-acre parcel inside Minneapolis.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Minneapolis new housing is apartments, not subdivisions. Census permit files for Minneapolis city show 5+ unit buildings collapsing: 36 buildings / 3,066 units permitted in 2021, 49 / 3,563 (2022), 19 / 1,398 (2023), 7 / 351 (2024) and 7 / 300 (2025). Single-family permits stayed at 55 to 74 a year. No national home builder (D.R. Horton, Lennar homebuilding, Pulte, NVR, Toll, Taylor Morrison, Meritage, KB) holds a parcel in the city on the county file. Builders below are owners of buildings completed 2020 or later on the City Assessor's 2026 file, with developers named only where the county file's mailing line names them. No Minneapolis builder league table exists.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Downtown Minneapolis has no dominant landlord. The towers are held one each by single-purpose LLCs: insurers (MetLife as mailing agent for Capella), a Beacon-Menora-Harel venture (IDS), Spear Street (RBC Gateway), Ryan Companies (City Center) and a few listed REITs, several of them writing values down. The largest private owner of apartments is Weidner, a Kirkland, Washington firm. Nareit and CoStar-type rankings are blocked or paywalled (national pack), so this list is built from 10-K filings and the county and city files.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Prices on individual Certificates of Real Estate Value (eCRV). Minn. Stat. 272.115 makes only the parties' identification numbers private, but the Department of Revenue's eCRV pages are behind a ShieldSquare bot wall, so no CRV was read. Prices here are the county file's SALE_PRICE, SEC filings and a CMBS prospectus.
  • Who stands behind 90 7th Street South LLC (Wells Fargo Center) and OIVF III 707 2nd Ave S LLC: they share a Minnetonka mailing suite, and no filing opened names their members. Also, what price Wells Fargo Center last sold for before Dec 2024.
  • Whether MetLife, Spear Street Capital and Ryan Companies own, or only manage, the LLCs mailed in their care at Capella Tower, RBC Gateway and City Center.
  • The status of the IDS Center loan after its 1 May 2023 maturity: the trust still reports it in its FY2025 10-K but states no status.
  • Which name is right for 1001 Marquette Ave (a 25-story hotel): the county file names JPMC 2018-MINN SS TRA LLC, the City Assessor names City of Minneapolis - CPED. A ground lease would explain it, but none was read.
  • The Vikings', Twins' and Timberwolves' leases or use agreements for the public stadiums and arena.
  • Hennepin County sheriff's foreclosure sales: the county's foreclosure database is a JavaScript app and was not read, so sheriff's sales are not counted. Distress here rests on tax delinquency and prices on the county file.
  • Soo Line Railroad's parent: no filing tying it to CPKC was opened.
  • Nareit and CoStar-type landlord rankings remain paywalled or blocked (national pack gaps).
  • Condominium and co-op towers are owned unit by unit, mostly by households, who are not named.
