Indiana records title by deed with the county recorder. LaPorte County's own website and its Beacon property search were closed to us, but the county must send its full assessment roll to the State each year, and the State's Indiana Gateway gives that file away free with no registration: owner, owner's mailing address, property class, assessed land and improvement value, acreage and last transfer date for every parcel. The file carries no sale price. Prices sit in the State's sales disclosure search, which goes back to July 2008 but needs a CAPTCHA for every search. Recording a deed costs $25 under state law.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
Values are total assessed value (land plus improvements) on the LaPorte County Real Property file the county filed with the DLGF for 2025 pay 2026, read 1 Nov 2026 from Indiana Gateway: 15,066 parcels in the City of Michigan City's two tax districts (46022 Michigan Township, 46009 Coolspring Township). 1,118 parcels, mostly public, carry $0. Franciscan Health's hospital on Franciscan Way ($92.7M) is in unincorporated Coolspring Township and is left out.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Inside the city limits (tax districts 46009 and 46022) the big holders are public: the City and its boards, the federal government's Indiana Dunes land, the school corporation and the State. NIPSCO and four railroads follow, then a nature-conservation land trust, the Catholic diocese and a farm-preserve institute. Exempt public parcels mostly carry $0 assessed value, and many platted lots carry 0 acres, so acreage understates holdings. Counts group each owner's name variants on the LaPorte County roll for 2025 pay 2026.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
New building is sparse and done by local companies. No builder league table covers LaPorte County, and the roll carries no year-built field, so the figures below are each builder or developer company's parcel count on the 2025 pay 2026 roll, with the year of its latest recorded transfers. They show land held, not homes completed. The landlord side is more telling: no national single-family-rental REIT appears on the roll, but local LLCs hold dozens of houses each (Michigan City Rentals LLC 67, MI Real Estate LLC 34, ES Tech LP 34, Indiana Invesco LLC 33, Harbor and Lake LLC 29).

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Sale prices: the roll file has none, and the DLGF sales-disclosure search (gatewaysdf.ifionline.org) needs a CAPTCHA, so no marquee carries an acquisition price.
- LaPorte County's own Beacon property cards (beacon.schneidercorp.com, robots disallows ClaudeBot) and laporteco.in.gov (Cloudflare block) were not read; owner names rest on the State's copy of the county roll.
- Fixed-width field positions in the Gateway Real Property file were inferred from the data (owner at col 224, land/improvement/total AV at 469/481/493, acreage x10,000 at 697); the layout rule 50 IAC 26 could not be read. Acreage matched the legal descriptions on every parcel checked.
- Whether NHI-REIT of DSL Propco LLC belongs to National Health Investors, and who stands behind F/C Michigan City Development LLC beyond Simon's 10-K statement, was not checked in Exhibit 21 lists.
- The current use of Franciscan Alliance's downtown 301 W Homer St campus is not stated on the roll.
- No civic (office-holder and property) record was searched: LaPorte County and City council pages were not reachable or not tried.
