Mesquite, Texas

Mesquite's appraisal district names the owning entity and value of every account in the city in free bulk files, and no Texas record states what any of them sold for.

10 buildings · 9 with an owner established · 6 sources · 1 tier B · 9 tier A · prepared 2026-10-21

Can you find out who owns it?

Texas keeps no public title register that answers 'who owns this'; the working public record is the county appraisal district. Mesquite lies almost entirely in Dallas County, and the Dallas Central Appraisal District (DCAD) publishes the owner of record, mailing address, use class, building area and current land and improvement values of every account free, without a login, as bulk ZIP downloads. What no record contains is a price: Texas has no mandatory sales disclosure, and the sales information an appraisal district does obtain is confidential under Government Code Sec. 552.149.

The core land

The most valuable ground in the city, and what the public record says about it.

Mesquite has no high-value downtown core: its most valuable ground is school campuses and the logistics belt, and the 1970s Town East Mall district on LBJ Freeway is the commercial centre. All figures are DCAD 2026 market values from the October 2026 current-ownership file.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Mesquite's largest landholders are public: the City (348 accounts, about 2,584 acres — the airport, parks, golf course, water plant and Lawson Road tracts) and Mesquite ISD, whose 114 accounts are worth $797M, more than three times the City's. Behind them come Dallas College's Eastfield campus, Oncor's transmission corridors (still recorded under 'Texas Utilities Elec Co'), Union Pacific and housing finance corporations of other Texas towns that have taken title to Mesquite apartment complexes since 2023. The south-east of the city, along IH-20 and Lawson Road, is still largely open land: 88 accounts, about 2,630 acres, are appraised as agricultural-use land, the biggest blocks held by companies. Half of those 88 accounts belong to individuals, who are not named. Figures are DCAD 2026 market values for accounts coded to the City of Mesquite. Acreages come from DCAD land records or, where those are blank, from the legal description, so they are floors for exempt land. Any Kaufman County portion of the city is not in DCAD's file.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Mesquite still builds detached houses and almost nothing else. The Census Bureau's 2025 permit survey records 491 single-family units ($144.5M of construction value) and no multifamily units at all. On DCAD's file, 581 houses carry a 2024 year-built and 400 a 2025 year-built. The new building is concentrated in the east and south-east: Solterra, Ridge Ranch, Valleybrooke and the IH-20 land. The builders' counts below are accounts each holds on the current file, mostly lots and homes under construction (roll code O10), so they show who is building now, not lifetime totals. Much of the lot supply sits with land-banking entities rather than builders. KL LB Buy 2 LLC holds 346 lots and Millrose Properties Texas entities 67. The roll does not say for whom. Single-family rental landlords are a real presence: of about 38,400 single-family houses, the roll puts roughly 3,850 in company names. The largest are Progress Residential entities (about 127 houses, counting the PR Borrower LLCs), Tricon SFR entities (91), Cerberus SFR Holdings and FKH SFR entities (82), Bridge SFR and BAF Assets entities (79) and Yamasa Co Ltd (48). Median 2026 value of a single-family house: $264,990.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Mesquite's commercial roll is $6.38 billion across 2,720 accounts (2026 market values). $4.70B of it is 1,501 improved commercial and industrial accounts, and $1.50B is 830 multifamily accounts, among them 83 apartment complexes with about 14,160 units ($1.36B). The money has moved from retail to logistics. The roll records 287 warehouse and light-industrial accounts, 23.8 million sq ft worth $1.90B, along the IH-30, IH-635 (LBJ), US-80 and Scyene Rd corridors and around the airport. Most are held by single-asset LLCs mailed to New York, Boston, Chicago, Bethesda or Carlsbad, and the roll does not name the funds behind them. Town East Mall (built 1972, per the roll), the city's retail anchor, has no 2026 value on the current file (see marquee). The largest apartment landlords are also single-asset entities, and four of the most valuable complexes now stand in the names of public housing finance corporations (see landowners).

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • What any Mesquite building sold for: Texas is a non-disclosure state, the roll records deed dates only, and DCAD's per-account pages (deed references) are disallowed to robots.
  • Town East Mall's current ownership split and debt: the last Brookfield Property REIT 10-K is for FY2020 (90% interest, a $145M mortgage maturing June 2021); BPYU stopped filing after 2021, and no later document was opened. The current file carries no 2026 value for the mall account.
  • Who is behind Rodeo Riders Group LLC, which took title to the rodeo arena on 2025-10-17, and whether the Mesquite Championship Rodeo itself changed hands: only the roll was opened.
  • The sponsors behind Mesquite Owner LLC, DG Mesquite III Property Owner LP, 905 Airport Blvd LLC / 4120 E Schyene Rd LLC, BDPF Alcott Logistics LP, LIT HW1 LP, Texas Sun LP, KL LB Buy 2 LLC and Flurd Corporation: the roll names only entities and mailing addresses.
  • Whether Millrose Properties Texas LLC lots are held for Lennar, and whether HON III LLC (46 houses) belongs to any listed single-family-rental platform: no filing was opened.
  • Whether the apartment complexes titled to the Pleasanton, Pecos and Mesquite housing finance corporations are tax-exempt and who operates them: no HFC agreement or City document was opened.
  • Any part of Mesquite lying in Kaufman County is appraised by the Kaufman Central Appraisal District and is not in DCAD's file; this record covers the Dallas County part only, and no Kaufman CAD source was opened.
  • Acreage for exempt public land is incomplete (many tracts carry no land size), so landowner acreages are floors; airport hangar accounts repeat the airport's acreage and are excluded.
