Mesa, Arizona

Mesa's assessment roll names the owner of every parcel and the sworn price of most deeds, free in bulk — and it shows a city whose most valuable private ground is now data centres for Meta, Apple and Google, two Banner hospitals and an airport authority's 2,970 acres.

Can you find out who owns it?

Arizona has no state title register; ownership is a county record. The Maricopa County Assessor names the owner of record, mailing address, deed and value of every parcel in Mesa and publishes the whole roll free as downloadable files (the 'Secured Master', updated twice a month). Arizona is a full-disclosure state: every deed must carry an affidavit of value stating the price paid, and the Assessor publishes those affidavits — buyer, seller, address and price — except where a deed is exempt, such as a quitclaim for no consideration or a transfer to which a city is a party. Deeds are recorded by the County Recorder for $30 per instrument.

The core land

The most valuable ground in the city, and what the public record says about it.

Mesa's single most valuable parcel is Meta's data-centre campus, bought through Redale LLC in 2021; behind it come Banner Desert Medical Center, Apple's data centre in the former First Solar plant, the airport and Banner Baywood. The City of Mesa is the largest holder by far, at $3.37B. All figures are summed by this research from the Maricopa County Assessor's Secured Master (files dated 2 Oct 2026) and Sales Affidavits (5 Oct 2026), taking parcels whose tax-area code carries Mesa's city digits (10) — the code on 91.1% of parcels with a Mesa situs address; most of the rest are county islands.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Mesa's largest landholders are public: the City (about 4,000 acres), the airport authority on the former Williams Air Force Base (2,970 acres), the school districts and ASU's Polytechnic campus beside the airport. The large private holdings are on the south-east side: Meta, the NTT and Pacific Proving data-centre land, Commercial Metals' steel mill and Boeing's helicopter site in the north-east. Acreages are the roll's land-area field summed by this research for parcels whose tax-area code carries Mesa's city digits (10) — 180,397 parcels covering 74,618 acres; streets and canals that carry no parcel are not counted.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Mesa is still building out on its south-east side, on the former proving-ground land of Eastmark and around the airport. Census Bureau permit data for 2025 show the City issued 2,015 new housing units: 1,069 single-family houses (valued at $352.0M) and 935 units in 48 buildings of five or more. No Mesa builder league table is published, so the figures below count homes sold by each builder inside the City — single-family sales affidavits since January 2022 on which the builder's entity is the seller. The Assessor's file keeps only each parcel's latest sale, so homes resold since drop out: these are floors, not totals.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Mesa's most valuable commercial property is data centres (see the buildings above), followed by hospitals, a steel mill, the Riverview shopping district and a run of large industrial and apartment sales since 2021. Single-family-rental companies hold hundreds of houses each. Figures are summed by this research from the Maricopa roll inside the City (tax-area code 10), with the owner's own filing cited where it names a Mesa property.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Licence and commercial use. The Assessor grants no licence; its Data Downloads page says commercial users must comply with Arizona law on the commercial use of public records and offers a Commercial Purpose Public Record Request form. No such request was filed: this record uses only the freely downloadable files, quotes single facts and reproduces no rows; republish stays false.
  • Mesa Arts Center: the City holds a run of parcels at 1 E Main St, one carrying 377,452 sq ft of components up to 8 storeys ($69.1M); whether that parcel is the Arts Center was not confirmed because the City's website (www.mesaaz.gov) blocks automated access, so it has no building entry.
  • Dexcom: its 2025 10-K names Mesa, Arizona as a manufacturing location, but no parcel inside the City stands in a Dexcom name and the 10-K does not say whether the Mesa plant is owned or leased.
  • Google: the roll names Stone Applications LLC as owner of the Elliot/Sossaman campus; the link to Google rests on a Phoenix Business Journal report and a Mountain View tax-mailing address, not on an Alphabet filing.
  • Eastmark: DMB Mesa Proving Grounds LLC is the master-developer entity on the roll; Brookfield Residential's role was not established from a document opened here, and builders' Eastmark project entities (e.g. LS-Eastmark LLC) were not tied to a parent company.
  • Fiesta Mall: the owner of the former mall site is Verde Fiesta I LLC (deed type CR, March 2025, no price); its investors and redevelopment plan were not established.
  • Boeing: the 10-K lists Mesa among Defense, Space & Security's major locations; that the McDowell Rd site builds the AH-64 Apache is general knowledge, not stated in the filing.
  • City boundary. 'Inside the City' means parcels whose Assessor tax-area code carries 10 in the city digits; inferred from the roll (91.1% of Mesa-addressed parcels carry it), not from a published code table.
  • Builder figures count only each parcel's latest recorded sale, so homes resold since are missing; they are floors. Single-family rental counts rest on entity names.
