Memphis, Tennessee

Shelby County's certified parcel map names the owner of every one of Memphis's 236,169 parcels free, the Assessor's site adds values and deed-price history, and the Register of Deeds indexes every deed with its price free online, so owners and prices here come straight from the county record.

Can you find out who owns it?

Tennessee records title by deed with the county Register of Deeds; there is no state title register. In Shelby County the Register's index of deeds, with grantor, grantee, date and the transfer amount, is searchable online free, and the Register says many recorded documents 'may be viewed and copied from this website at no charge'. The Assessor of Property publishes each parcel's owner, appraisal, building size and sales history free, and the county GIS serves the certified owner of every parcel. Prices appear because the state taxes each recorded transfer at $0.37 per $100 of the price or value, whichever is greater. Transfers of a leasehold are exempt, which matters in Memphis: many downtown towers are deeded to the Memphis Center City Revenue Finance Corp under tax-abatement (PILOT) leases, so the roll names that public corporation and the private lessee's purchase carries no price.

The index does not say which interest each deed carries, so the owner is left open.

The core land

The most valuable ground in the city, and what the public record says about it.

The county's bulk parcel map carries owners but no values, so the figures below come from the Assessor's parcel pages we opened (2026 appraisals) and from the Assessor's qualified-sales service (Jan 2022 to Oct 2026), not from a sum of the whole roll. Areas are computed from the mapped parcel polygons, corrected for the Web Mercator projection (the Clark Tower parcel maps at 7.95 acres against the Assessor's 7.79). Exempt public land is appraised but assessed at $0.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

The largest holders of Memphis land are public: the Airport Authority (whose land includes FedEx's 967-acre hub, leased), the City, the City and County jointly, Shelby County, the Port Commission and the economic-development boards. Public conduits also hold title to private buildings: the Center City Revenue Finance Corp (141 parcels) holds One Commerce Square and Crosstown Concourse under PILOT leases, and the Peabody, and the Health, Educational and Housing Facility Board holds 415 parcels whose lessees the roll does not name. Areas are mapped polygon areas, which ran close to the Assessor's acreage where both were checked. Every spelling of each public owner was grouped; individuals and family trusts are left out.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

New-home building in Memphis is small and mostly infill. The Census Building Permits Survey place file for 2025 has no line for the City of Memphis. Shelby County's permits are reported as 'Shelby County Unincorporated Area' (923 single-family homes and 172 units in multifamily buildings), plus Bartlett (37) and Collierville (98). The county as a whole permitted 1,058 single-family homes worth $382.9M and 172 multifamily units. National builders hold almost nothing inside the city: D R Horton Inc's 136 parcels in the county are all in Millington, and Lennar, Pulte, Century, Taylor Morrison and Dream Finders hold none. The figures below count parcels in each builder's own name on the certified 2026 roll inside the city. They are lots and homes, not closings.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Memphis's listed landlords are apartment and rented-house owners; the office towers are held by single-purpose LLCs or by the Center City Revenue Finance Corp under PILOT leases (see marquee). Private single-family-rental platforms hold more houses than any REIT: CSMA BLT LLC 632 parcels, Progress Residential borrower LLCs and P Fin VII Mem LLC 567, Goldstar Homes LLC 489, FirstKey's FKH SFR LLCs 393, Home SFR Borrower LLCs 246. EastGroup's FY2025 10-K lists no Memphis property and Prologis's names no Memphis market; on the roll EastGroup holds nothing and AMB-named entities 4 small parcels. Industrial land is held by private investors: Phoenix Memphis Industrial Investors LLCs (12 parcels, about 854 acres) and Olymbec LLCs (59, about 615 acres).

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who owns 100 North Main now. The Register shows two deeds of 9 Dec 2024 from the Parking Authority (to 100 North Main LLC for $500,000, and to Memphis Center City Revenue Finance Corp at $0) and a lease between them; the 2026 certified roll still names the Parking Authority. Reading the deed images would settle which interest each carries.
  • The private lessees behind the Center City Revenue Finance Corp's PILOT holdings, above all the Peabody hotel. The Corporation holds 141 Memphis parcels; only One Commerce Square (from the CMBS prospectus) and Crosstown Concourse (from the Register's lease index) were traced to their lessees.
  • The members of the single-purpose LLCs that own Clark Tower (Clark Tower Owner LLC), the Sterick Building (Sterling Hedrick LLC), 165 Madison Ave (FT Building LLC) and 50 N Front St (50 North Front St TN LLC). No filing we opened names them; FT Building LLC was not found in a First Horizon exhibit, because none was searched.
  • Whether the trustee in the 2020 Clark Tower foreclosure acted for a CMBS trust. EDGAR full-text search finds 'Clark Tower' in a 2007 J.P. Morgan Chase Commercial Mortgage Securities Trust free-writing prospectus, which was not opened.
  • The lessees of the Health, Educational and Housing Facility Board's 415 parcels and of EDGE's and the industrial development boards' 104 parcels; the roll does not name them.
  • Corporate parents of the single-family-rental LLCs other than VineBrook and AMH: CSMA BLT LLC (632 parcels), the P Fin VII Mem and Progress Residential borrower LLCs, FKH SFR LLCs, Home SFR Borrower LLCs, Goldstar Homes LLC and Reven Housing Tennessee LLC. Grouped by name only.
  • A whole-city appraisal total and the single highest-appraised parcel. The county's bulk parcel service carries no values; only the parcel pages opened here were read.
  • Floors for the marquee towers: the roll gives building area and year built but not storeys, and no other source was opened for them.
  • Recent foreclosures: the Assessor's Foreclosures service stops in April 2018, so post-2018 distress was read only from substitute trustee's deeds in the Register index for the buildings searched.
