Manchester, New Hampshire
Manchester's owners of record are free to read parcel by parcel on the City Assessor's Vision database, with sale prices and deed book references; the City itself holds the arena, ballpark and City Hall, Simon holds a majority stake in the Mall of New Hampshire, and HCA's hospital company bought Catholic Medical Center's campus in 2025.

New Hampshire records deeds by county: Manchester's are kept by the Hillsborough County Registry of Deeds, whose web hosts refused us. Owners of record are open, though: the City's Board of Assessors publishes its whole roll through Vision Government Solutions' free online database, one parcel at a time - owner, co-owner, assessed value, building details and an ownership history giving each sale's price, date and deed book and page - with a Sales Search by date and price and no login or disclaimer. There is no bulk file we could reach; the City's own ArcGIS parcel service did not answer.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
Values are the City Assessor's 2026 assessments on the Vision roll, read 31 Oct 2026; New Hampshire assesses at market value, revalued by the City. The roll could not be ranked as a whole (no bulk file), so 'highest' means highest among the parcels we opened.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
The biggest holders on Manchester's roll are public and non-profit: the City (through its departments, the Airport Authority and Manchester Water Works, which holds the Lake Massabesic watershed), the housing authority, the State, the Roman Catholic Bishop of Manchester and the two hospitals. Counts are owner-name searches of the Vision roll on 31 Oct 2026; acres and values are summed from each parcel page. Name variants matter: the City appears under more than a dozen spellings.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Manchester builds few new homes and no national builder shows on its roll: owner searches for D.R. Horton, Lennar, PulteGroup, Toll Brothers and Chinburg returned no Manchester parcels. The Census Bureau's Building Permits Survey counts 193 units authorised in 2024 (26 single-family, 10 in two-unit, 28 in 3-4-unit and 129 in 5+-unit buildings, 12 months reported) and 222 in 2025 (24 single-family, 12, 18 and 168 in 5+-unit buildings; the City reported only 1 month that year, so Census imputed the rest). New housing is mostly multifamily by single-purpose LLCs, so builders show on the roll only as unsold condominium units in a project LLC's name.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
No national REIT other than Simon shows on the roll: owner searches for Realty Income, NNN, Brixmor, Kimco, Prologis, STAG and Plymouth returned nothing in Manchester, and the single-family-rental REITs (American Homes 4 Rent, Invitation, Progress) returned nothing either. Manchester's commercial owners are regional families' and developers' LLCs, a hospital chain and one mall REIT. Figures are 2026 Vision roll assessments summed from parcel pages.
