Madison, Wisconsin

Madison shows the owner of record of every parcel free on its Assessor's Property Lookup and prices sales by address, but leaves owner names out of its open-data parcel file; its largest holders are the State, the University and the City, and its costliest private parcels are student towers.

Can you find out who owns it?

Wisconsin records title by deed at county registers of deeds; Madison's is the Dane County Register of Deeds, whose document index (from 1975) is searched through paid services. The City Assessor's Property Lookup shows the owner of record, mailing address, assessed value and tax of every parcel free, one parcel at a time, and lists sale prices by address and month, without names. The City's open-data parcel file omits owner names, but the State Cartographer's free statewide parcel layer includes them. No deed can be recorded without an electronic real estate transfer return (eRETR) to the State.

Hotel Apple Hospitality REIT (Apple Hospitality Madison)
Apple Hospitality's 10-K for 2025 lists a 262-room Madison, WI Embassy Suites, acquired on 20 Jun 2024 for $79,516 thousand. The 10-K gives no street address. The core land

The most valuable ground in the city, and what the public record says about it.

Madison's most valuable private parcels are not office towers but student apartment towers between the Capitol and campus, a research-park laboratory and two insurers' headquarters. The isthmus and the campus are mostly public and exempt, and exempt parcels carry no value on the roll. Figures are the City's 2026 Property Tax Base Report and 2026 Property Lookup values read 14 Oct 2026. Manufacturing property is valued by the State, not the City.

All locally assessed real estate$51.80 billion
2026 Property Tax Base Report: residential $31.60B (61.0%), commercial $20.17B (39.0%, of which apartments $9.84B), agricultural $0.02B; up 6.1% on 2025, with $984.8M from new construction. Manufacturing, valued by the State, added about $455M the year before. 79,485 taxable parcels.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Madison's largest landholders are public, and the University is the largest after the City. Figures are counts of 2026 City roll records (Property Lookup, read 14 Oct 2026) with every spelling of the owner grouped, and lot area summed by this research. Exempt parcels carry no value on the roll, so holdings are given in acres, not dollars. Lot area is blank or zero on some parcels, and the roll covers only land inside the City, so these are floors. The University of Wisconsin Hospitals and Clinics Authority, the Madison Metropolitan Sewerage District and University Research Park Inc are separate bodies and are not counted with the State or the University. Epic Systems' campus is in Verona, outside the City, and is not on this roll.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Madison builds mostly apartments. Census permits for the City show single-family units of 327 (2021), 314 (2022), 332 (2023), 250 (2024) and 250 (2025). Buildings of five or more units added 3,273 units (2021), 2,032, 2,255, 2,545, and 3,109 in 2025 (34 buildings, $495M in permit value). The roll shows 102 apartment parcels built from 2022 on, with 11,194 units and $2.05B of value. Many are student towers by out-of-state owners near campus, each in a single-purpose LLC. No national home builder (D.R. Horton, Lennar, Pulte, NVR, Toll, Taylor Morrison) holds a parcel in the City under its own name. Builders hold single-family lots in small numbers. No Madison builder league table exists, so the figures are units on the 2026 roll.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Madison has no office REIT of note and few big landlords. The largest commercial values belong to its own insurers (American Family, CMFG Life), to University Research Park, to a mall REIT (CBL), and to out-of-state student-housing owners near campus. The City's sales list omits sales at this scale, and the roll gives no prices, so prices here come from SEC filings. Figures are 2026 City roll values (Property Lookup) unless stated.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Overture Center: the 2026 roll names Overture Development Corp as owner of the arts-centre unit at 201 State St. Whether the City of Madison or the Overture Center Foundation now holds title or a lease was not established, and no transfer appears on the roll.
  • Who controls The Hub at Madison now: Education Realty Trust bought it in 2016 for $188.5M, and the roll still names Core Campus Madison LLC (mailed to Memphis). No later filing about Education Realty Trust's ownership was opened.
  • Who stands behind the single-purpose owners: CG Growth LLC (the '1 Exact Ln' campus), Pinckney Investment Group LLC (U.S. Bank Plaza), Hovde West Johnson LLC (beyond the Hovde Realty care-of on the land condominium), Core Madison Gorham LLC, Madison WI Properties II, 121 E Wilson Investors LLC, WI-UW Holdings LLC and 'Hilldale Shopping Center'. The roll gives names and mailing addresses only.
  • Prices for U.S. Bank Plaza, Ovation 309, Hilldale, 339 W Gorham St and the other large parcels. The Assessor's Sales By Area pages list only small commercial sales, the Property Lookup's conveyance tab says 'No conveyance information is available online', and the State's eRETR records were not used.
  • The Wisconsin transfer fee of $3 per $1,000 (Wis. Stat. 77.22) is stated in the sibling Milwaukee record but was not re-read here: the statute site timed out and the Revenue FAQ returned 401. Dane County's transfer-return page quotes s. 77.22(1) but not the rate.
  • Apple Hospitality's 176-room Madison Hilton Garden Inn: no parcel on the City roll carries an Apple name besides the Embassy Suites, so its location and whether it is inside the City are not established.
  • Camp Randall Stadium has no parcel of its own on the roll. It is placed on the Regents' campus parcel by a point lookup at the stadium's coordinates.
  • Public land carries no value: exempt parcels show $0 on the roll, so the State's, the University's, the City's and the County's holdings are given in acres only. Acreage is a floor, because lot size is blank or zero on some parcels.
  • Epic Systems' campus is in Verona, outside the City, and is not on Madison's roll. Its owner of record was not researched for this page.
  • The State Cartographer's V12 statewide parcel layer was not downloaded. Its owner-name fields are cited from the submission documentation, not from the file.
  • No Wisconsin & Southern Railroad or Union Pacific parcel appears under those names on the City roll. Whether either holds Madison right-of-way under another name was not established.
