Macon, Georgia

Macon and Bibb County are one consolidated government, and its GIS office publishes every parcel's owner, deed reference and last sale price in a free public map layer, so this record names owners from the county's own file: a government-held civic core, an industrial authority with some 3,600 acres, and a tax roll led by Georgia Power, Graphic Packaging and YKK.

Can you find out who owns it?

Georgia records title by deed with the Clerk of Superior Court in each county, indexed statewide by the GSCCCA, whose online search costs $14.95 a month (Premium, with PT-61 searches, $29.95). Sale prices are on the record because the seller declares them on Form PT-61 to pay a transfer tax of $1 per $1,000. Macon and Bibb County are one consolidated government. Its Board of Assessors' parcel search (qPublic) sits behind a bot challenge, but the County's GIS office publishes a free public map layer of all 70,077 parcels with the owner of record, deed book and page, and the last sale price and date.

The core land

The most valuable ground in the city, and what the public record says about it.

Values are not in the open parcel layer (its value fields are empty), so the figures come from the consolidated government's audited FY2024 accounts, whose digest tables cite the Tax Commissioner. Georgia assesses at 40% of fair market value.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Most of Macon-Bibb's largest holdings are public. Federal land (the Ocmulgee Mounds park and other tracts), the consolidated government, the Industrial Authority and the State together hold about 17,000 of the 144,554 acres the County's parcel layer measures. The Board of Education, the Water Authority, the Joint Development Authority and the Hospital Authority add more. The largest private holder by area is a timber company, and the biggest private taxpayers are a utility, a paperboard mill and a zipper and building-products maker. Robins Air Force Base, the region's largest employer, is in Houston County (Warner Robins), not in Bibb, and is not counted here. Acreages are this research's sums of the County layer's TOTALACRES across every spelling of an owner's name (May 2026 data). Taxpayer figures are FY2024 assessed values at 40% of market.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Macon-Bibb builds few new homes. The Census counted 143 permitted units in 2025 and 154 in 2024, all single-family, with no multifamily units permitted in either year (s17). The parcel layer shows no national builder (D.R. Horton, Lennar, Pulte and others) holding lots in its own name. The largest lot-holders are regional builders and single-purpose LLCs. 'Parcels on the roll' is this research's count of parcels in the County layer under the exact owner name (May 2026). It counts lots and houses held, not homes built, and no builder league table exists.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Macon has no office-tower landlord class. Its commercial roll is led by one regional shopping centre, and since 2021 by apartment complexes bought by out-of-town investors through single-asset LLCs. The prices are PT-61 sale prices in the County's parcel layer, one deed each. They are what each LLC paid, not current values. Who stands behind each LLC is not stated in the layer.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Kumho Tire, Amazon and Irving Tissue plants: which parcel each sits on, and whether the Industrial Authority holds title under a bond-and-lease arrangement. No parcel in the County layer is in any of the three companies' names, apart from Amazon's 22.4 ac at Mercer Junction.
  • Mercer University's central campus parcel (P0820072, about 124 ac) and the Middle Georgia Regional Airport parcel (P1400095, about 1,076 ac) carry no owner record in the open layer. The airport's owner comes from a County RFP. The campus owner was not established from any record.
  • Who stands behind River Crossing Shoppes LLC, Macon Mall S LLC, RH Macon LLC, Georgia Timberlands Inc and the apartment LLCs. The layer names only the entity, and the Board of Assessors' qPublic site (Cloudflare) and the GSCCCA deed index (robots forbidden, paid) were not used.
  • Whether Macon Mall's interior and anchors other than the former JC Penney are held by Macon Mall S LLC or the Urban Development Authority, and what the UDA paid. Its Dec 2021 deeds record $0.
  • Lease terms between the Macon-Bibb County Hospital Authority and The Medical Center of Central Georgia, Inc. (Atrium Health Navicent).
  • Norfolk Southern acreage: rail corridors are unattributed utility polygons in the layer, and no railroad filing naming Macon land was opened.
  • The parcel layer's sale reason codes (e.g. FM, CC, IT, GF, MP) are not explained in any source opened. Prices are reported as the layer records them, whatever the code.
  • Value fields (LANDVAL, CURR_VAL) are empty in the open layer, so no parcel-level assessed value is given. The FY2025 ACFR was not found on the County's audits page (latest listed: FY2024).
  • Robins Air Force Base lies in Houston County (Warner Robins), outside Macon-Bibb. It is not part of this record.
