Louisville, Kentucky

Louisville's owner of record is free one parcel at a time from the Jefferson County PVA, but sale prices, owner searches and bulk data sit behind a $10-a-day subscription whose terms forbid reuse, so downtown's office distress shows up in loan prospectuses and court-driven sales rather than an open file.

Can you find out who owns it?

Kentucky records title by deed with the county clerk, and every deed must state the full consideration under a sworn certificate; the grantor pays a transfer tax of $0.50 per $500. Louisville and Jefferson County merged in 2003, so one Property Valuation Administrator (PVA) values all 296,466 parcels, including about 60,000 in the 83 separate home-rule cities inside the county. The PVA's free search gives the owner, assessed value and acreage of one parcel at a time; sale prices, deed references and owner-name searches need a paid subscription (from $10 a day), and its terms forbid copying the data for other than personal use. LOJIC's open parcel layer has shapes and IDs but no owners.

The PVA's free search names LOUISVILLE TROPHY LLC as owner of 400 W Market St (parcel 014E02790000, 0.5483 ac), assessed at $50,141,110 (data of 11 Oct 2026). The 2004 GG1 prospectus calls Louisville Trophy LLC 'a single-asset, bankruptcy remote entity' and says the loan financed its purchase of the 35-storey tower for $132,500,000; the sponsors it names are private individuals and are not named here. The roll still names the same LLC 22 years later; what happened at the loan's April 2014 maturity was not established. The 2026 assessment is about 38% of the 2004 price.

Wikipedia (flagged for paid contributions) says the tower was renamed from PNC Plaza in 2020 and is 'currently owned by SomeraRoad Inc.'; no filing opened ties the LLC to SomeraRoad, and the 2011 and 2020 prices reported in the press were not confirmed from a document (US Department of Justice pages, which describe the 2020 sale in a forfeiture case, returned a bot-check page). No price is given.

Humana Building and Waterside Building (Humana Inc. headquarters)
500 W Main St and 101 E Main St, Louisville
Office Humana Inc.
The PVA names HUMANA INC as owner of 101 E Main St (parcel 018K00090000, 1.9607 ac, assessed $40,122,520) and of 500 W Main St (parcel 014E01310000, 0.81 ac, legal text '1998 KBTA PENDING', assessed $684,260), plus adjoining parcels at 502-512 W Main. Humana's 2025 10-K says its principal executive office 'is located in the Humana Building, 101 East Main Street'; the 10-K does not mention 500 W Main. Why the 500 W Main parcel carries so low an assessment, and whether the 1998 Board of Tax Appeals case explains it, was not established. Company-held; no sale.

401 South Fourth (formerly Brown & Williamson Tower / Fifth Third Bank Building)
401 S 4th St, Louisville
Office Louisville Tower Properties LLC
The PVA names LOUISVILLE TOWER PROPERTIES LLC as owner (parcel 014L00010000, 0.7228 ac), assessed at $9,000,000. A Form D filed in May 2023 by Louisville Tower Properties, LLC (Speedway, Indiana) reports a commercial real estate offering of $10.95M with first sale on 31 Mar 2023. The Courier Journal (Feb 2026) says Indianapolis-based KennMar bought the tower, 'formerly the Brown & Williamson Tower', in 2023 for $9 million after it lost its namesake tenant, and that a JW Marriott hotel conversion is planned; it had sold for $34.85M in 2001. The LLC-to-KennMar link rests on that report, hence tier B.

Office Meidinger Building Owner LLC
The PVA names MEIDINGER BUILDING OWNER LLC (parcel 014L00050000), assessed at $10,637,950. The 2019 BBCMS prospectus names it as borrower on a $28M loan and records an earlier default, receivership and foreclosure, with the note bought in 2013 at a $13.3M discount to its $23.5M balance. The Courier Journal (Feb 2026) reports default in Nov 2023, a Wilmington Trust foreclosure suit in Jefferson Circuit Court in June 2024, a receiver, and a proposed $4.5M sale to KennMar, 86% below the 2017 price. The roll (11 Oct 2026) still shows the LLC, so closing was not confirmed.

Title is public; the company controls the track and can take title back for a dollar.

The core land

The most valuable ground in the city, and what the public record says about it.

Jefferson County's whole roll is assessed at $97.8 billion, a third of it commercial. Nobody outside the PVA can rank parcels without a subscription, so the parcel values below come from one-at-a-time free lookups and are the highest found, not a ranked list. The most valuable land found is public or held for public financing: the arena authority's KFC Yum! Center and the Metro-titled Churchill Downs. Downtown office has repriced sharply, and lenders now take buildings back at the Commissioner's Friday auctions.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Louisville's largest holdings are industrial and public: the airport and the two logistics and manufacturing campuses around it, Ford's two truck plants, and the Appliance Park campus. Several famous sites are titled to a public body so that bonds can finance them: Churchill Downs is titled to Metro, and UPS's Worldport bonds were issued by the Airport Authority. Holdings cannot be totalled per owner: an owner-name search on the PVA needs a paid subscription whose terms forbid copying. So each figure below is the owner's named parcel or parcels from free single-parcel lookups, and it understates the full holding. Owner spellings are grouped ('LOUISVILLE/JEFFERSON COUNTY METRO GO' and 'LOUISVILLE JEFFERSON COUNTY METRO GO'). Where the legal description and the acreage field disagree, the smaller acreage is used. The 83 home-rule cities are on the same county roll and are not separated out here.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Jefferson County permitted 3,001 new units in 2025: 1,126 single-family houses, 34 in two-unit and 24 in three-to-four-unit buildings, and 1,817 in 75 apartment buildings of five or more units (2024: 2,863, of which 1,173 single-family and 1,598 in 5+ buildings), per the Census Building Permits Survey (s18). The county is mostly built out, so single-family building concentrates in the south and east of the county. Builder holdings cannot be counted here: the PVA's owner-name search is subscription-only and its terms forbid reuse, so no builder's parcels on the roll were tallied. The national builders below say in their own filings that they build in the Louisville area or Kentucky; none reports a Louisville unit count. Local private builders were not established from a document.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

No REIT owns a downtown Louisville office tower according to the filings read. Downtown towers are held by single-asset LLCs, and in 2023-26 several were sold or taken back by lenders at a fraction of earlier prices. The listed landlords are apartment and shopping-centre REITs, some of whose holdings are in home-rule cities inside the county (St. Matthews, Jeffersontown). Figures are from each company's 2025 10-K.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • A ranked list of the largest landowners by parcels and acres. The PVA's owner search is subscription-only, and its terms forbid copying or reuse, so no roll-wide count was made. A commercial-purpose open-records request ($130 an hour plus the 'Commercial Records Menu') is the route.
  • Builder holdings on the roll, for the same reason. Local private builders were not established from any document.
  • The prices of 500 West Jefferson: $77M (2011) and about $22.5M (2020) appear in press and Wikipedia accounts tied to a federal forfeiture case. justice.gov returned a bot-check page and WDRB's report redirected off-site, so no price is recorded. Whether MTP 500 West Jefferson LLC belongs to SomeraRoad rests on Wikipedia alone.
  • Whether the $4.5M Meidinger Tower sale closed. The roll of 11 Oct 2026 still names Meidinger Building Owner LLC. A WDRB headline says a judge approved the sale, but the page could not be read.
  • What happened to the Aegon Center loan at its April 2014 maturity, and who stands behind Louisville Trophy LLC today. Its 2004 sponsors are private individuals and are not named.
  • Why Humana's 500 W Main parcel is assessed at only $684,260, and what the '1998 KBTA PENDING' legal note refers to.
  • Whether Omni Louisville LLC and Louisville City Stadium LLC are affiliates of Omni Hotels & Resorts and of Louisville City FC. The names match, but no filing was opened.
  • The KFC Yum! Center's bond debt and restructurings, and the Louisville Arena Authority's financial statements (not read).
  • Jefferson County Clerk recording fees and the deed index: the Clerk's site returned an Akamai 403 to robots.txt.
  • Louisville Metro Government's ACFR (land at cost): louisvilleky.gov returned a Cloudflare 'Attention Required' page for the ACFR page.
