Can you find out who owns it?

Nebraska records title by deed at the county Register of Deeds. Every deed must be filed with a Real Estate Transfer Statement (Form 521) giving the total consideration; the register forwards it to the county assessor, and by statute 'any person shall have access to the statements' (Neb. Rev. Stat. 76-214). The grantor pays documentary stamp tax of $3.32 per $1,000 of value for transfers before 2032 (76-901). Lancaster County publishes the owner of record of every parcel, and the last twelve months of sales with price, grantor and grantee, free on the Lincoln-Lancaster County GIS service.

Roll: AMERITAS LIFE INSURANCE CORP, 1248 O St, office, 0.53 acre, $17,259,800, mailed 'Attn: WELLS FARGO CENTER 1248 O ST STE 1031', so the roll itself ties the building name to the owner. The County's locator puts 'Lincoln Airport' on one of the Municipal Airport parcels (s13). The roll therefore names the public landlord and hides the private lessee: no document read gives Duncan's lease terms or says which buildings Duncan paid for.

The core land

The most valuable ground in the city, and what the public record says about it.

Lincoln's most valuable ground is not downtown but its two hospital campuses: Bryan Medical Center and St. Elizabeth hold the three highest-assessed parcels in Lancaster County. Downtown's office towers each assess at under $20M. 'Lincoln' here means the 102,600 parcels whose centroid falls inside the City's 2026 limits (s2), out of 122,699 in the county. Values are the 'current assessed value' served by the County's parcel layer on 14 Oct 2026 (s1). The layer publishes no separate land value, and unlike Omaha's roll it carries values on many exempt public parcels (the Capitol at $24.9M) while others are at $0 (the City Campus parcel under Memorial Stadium).

All assessed property, Lincoln$44.35 billion
Sum of current assessed value across 102,600 parcels inside the 2026 city limits: residential improved $27.63B, commercial improved $15.51B, commercial unimproved $0.92B, residential unimproved $0.26B. Lancaster County: $53.44B across 122,699 parcels. Computed from s1 and s2, 14 Oct 2026.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Lincoln's largest landholders are public bodies, and the largest by area is the City itself, at about 8% of the land inside its own limits. The Airport Authority holds the next-largest estate, and on its land the private hangar tenants are invisible: their buildings are recorded in the Authority's name. Acres here are computed from the parcel polygons (GIS area) and are indicative; counts group every spelling of each name. Parcels whose centroid lies inside the 2026 city limits only (s1, s2).

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Lincoln builds its new homes with local firms: none of the national builders checked (D.R. Horton, Lennar, Pulte, Taylor Morrison, Toll, NVR) holds a single parcel in Lancaster County, and Omaha's large lot-holders appear only in single digits (Hubbell Homes of Omaha 5, Richland Homes 8). Census permit files for Lincoln show single-family units of 1,093 (2021), 943 (2022), 699 (2023), 937 (2024) and 859 (2025); five-plus-unit buildings added 1,203, 2,152, 1,259, 777 and 1,352 units (s12). No Lincoln builder league table exists and the City's permit layer names no contractor, so the figures below are Lancaster County roll parcels in each builder's name, the best public proxy for its pipeline.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Lincoln's commercial property is held mostly by local companies and institutions, not national REITs: the hospitals, an insurer (Ameritas), and two long-established local holding companies with hundreds of parcels each. Two listed REITs appear: CBL, which bought Gateway Mall in March 2026, and Centerspace, with two apartment communities. Figures are Lincoln parcels on the County roll (s1) unless stated; many owners are mailed care of managers, and management is not ownership, so holdings are grouped by owner name only.

  • Purchase prices on Nebraska Form 521 statements for the marquee buildings. By statute anyone may see them at the assessor (s7), and the County publishes twelve months of sales (s3), but none of the marquee parcels sold in that window, and the County's own pages sit behind Cloudflare. The only marquee price here, Gateway Mall's, comes from CBL's 10-Q, and that sale is missing from the public sale file.

  • The parent system behind 'St Elizabeth Comm Health Ctr', mailed to Rancho Cordova, California; not stated on the roll.
