Leesburg-Ashburn, Virginia
Leesburg-Ashburn is Data Center Alley: on Loudoun County's free 2026 roll, data-centre companies hold the most valuable ground in Ashburn and Microsoft's 311-acre campus is worth more than everything the Town of Leesburg owns, while the outlets, One Loudoun and the Village at Leesburg belong to listed REITs and private funds.

Virginia has no state title register; deeds are recorded by the Clerk of the Circuit Court, and the owner of record is read from the county assessment roll. Loudoun County's Commissioner of the Revenue posts its whole 2026 roll free as spreadsheets - owner, mailing address, property address, legal description, acreage, class and assessed value for every parcel - with no licence stated. Owners who asked are shown as 'Name withheld by request'. Deed images need a $262-a-year subscription or a per-document fee (the index is free), and the Commissioner's valuation guidelines print dated sale prices by parcel.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
Computed from Loudoun County's 2026 roll (owner file joined to the assessed-values file by parcel ID, values effective 1 Jan 2026), for parcels billed to the Town of Leesburg (16,585) or with an Ashburn property address (42,913; a postal area, not the Census CDP). Values are assessments, not prices; exempt property is valued far below cost; 699 parcels have the owner withheld at the owner's request.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Public bodies hold the land; data-centre companies hold the value. Inside the Town of Leesburg and the Ashburn postal area the school board, the Town, the county and Loudoun Water together hold about 3,600 acres, but their exempt parcels are valued at about $0.8B - less than Microsoft's one Leesburg campus. The federal estate is small (an FAA site, a national cemetery, post offices). Hundreds of homeowners' associations own the common land. Figures are 2026 fair-market values for parcels billed to the Town of Leesburg ('L') or with an Ashburn property address ('A'); exempt property is appraised far below cost.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
New homes here are built by national public builders on the last Ashburn land bays (Brambleton, Moorefield, Broadlands) and a handful of infill sites in Leesburg; apartments come from merchant builders and private funds. Figures are parcels each builder holds on the 2026 roll (lots, unsold homes, parent parcels), not homes built; no starts league table was found. Two entities hold whole rental communities as individual lots: Boulevard Park Ashburn Station LLC (161 residential condo units, $115.0M, Ashburn Station) and Woods at Westpark LLC / Woods at BTCS LLC (154 parcels, 149 of them townhouses, $37.6M). No national single-family-rental platform appears on the roll in either place.
