Las Vegas, Nevada

The Clark County Assessor names the owner, value and last sale price of every Las Vegas parcel free online, and the City republishes the roll for its own limits as open data, so who owns downtown — casino companies, the City itself, and a handful of single-purpose LLCs — is on the public record.

Can you find out who owns it?

Nevada records title by deed with the county Recorder, and every deed carries a Declaration of Value giving the sale price, which the state form says 'as a public record ... may be recorded/microfilmed'; Clark County charges real property transfer tax of $2.55 per $500. The Clark County Assessor shows the owner of record, mailing address, assessed and taxable value and last sale price of any parcel free online, one parcel at a time, and sells the whole roll and a sales file back to about 1994 for $300 a month. The City of Las Vegas republishes the Assessor's roll for parcels inside its limits as open data. Limits: towers stand in single-purpose LLCs whose members the roll does not name, and sales of an owning company leave no deed price. The Las Vegas Strip is not in the City at all.

Hotel 18 Fremont Street Acquisition (as the roll spells it)

Taxable value for 2026-27 is $411,089,520 (assessed $143,881,332, of which $41,837,497 is exempt), the highest of any casino parcel in the City. The adjoining 118 N Main St parcel (2.03 acres, the garage) is in the name '18 Fremont Street Acquistion LL'. The roll gives no last sale price: the resort was built, not bought. No opened filing names the company's members, so none is named here.

Landry's 2005 8-K says it closed the purchase 'by acquiring the stock of Poster Financial Group' for $140M cash plus $155M of assumed notes, Laughlin included. A Dec 2020 SEC proxy defines GNLV as 'GNLV, LLC ... a direct wholly-owned subsidiary of Golden Nugget', itself 'an indirect wholly-owned subsidiary of' Fertitta Entertainment, Inc. The roll still reads 'Corp'; the link is as of 2020.

No opened filing names STRAT Propco LLC itself, so the link to VICI is tier B. Smaller parcels still read 'Stratosphere Gaming LLC'.

The core land

The most valuable ground in the city, and what the public record says about it.

The Strip is not in Las Vegas: the resorts from the Sahara south are in unincorporated Clark County (Winchester and Paradise), so they do not appear here. Inside the City, value concentrates in two places: the downtown casino core on Fremont Street, where the newest tower (Circa) is the most valuable parcel in the City, and the government and Symphony Park district beside it, where the City, the County and the federal government hold the largest buildings. Nevada assesses at 35% of taxable value; figures below give taxable value (assessed divided by 0.35) for the 2026-27 roll as published in the City's open data on 11 Oct 2026, summed and sorted by this research. The roll gives a land area for parcels covering about 45,900 acres; condominium units and most house lots carry none.

Highest-valued parcel$411,089,520 taxable
8 Fremont St (Circa), 18 Fremont Street Acquisition, 2.76 acres. Next: W M C V Phase 3 SPE LLC (19.85 acres in Symphony Park, $325.1M), a County parcel marked '(Metro) lease' ($280.6M), the STRAT tower parcel ($272.2M) and the Golden Nugget ($256.0M). City open data (s1), Oct 2026; Circa confirmed on the Assessor's record (s2).
All City of Las Vegas parcels$99.97 billion taxable
211,995 parcels in Wards 1-6, assessed at $34,988,212,156 (land plus improvements). City open data (s1), Oct 2026.
Largest recorded sale since 2024$350,000,000
One multiple-parcel price, dated March 2025, on 11 parcels (about 253 acres, mostly vacant, legal description 'Peccole West') now in the name of DRP Solaris NV 1 LLC. Its mailing address is the same suite as Greystone Nevada LLC, a Lennar subsidiary. The roll does not name the seller. City open data (s1), sale code 'M' (s28).
Largest land sale of 2026$94,000,000 for 939.52 acres
APN 100-31-000-002, vacant land in Ward 6 on the north-west edge, to Monument Hills Partners LLC, recorded 27 Aug 2026 (code 'R', arm's length). About $100,000 an acre. The polygon measures 1,059.6 acres; the Assessor's 939.52 is used. Assessor's record (s2).
Trustee's deeds as the last sale10 in 2020 → 65 in 2026
Parcels whose most recent sale is coded 'T' (trustee's deed, the foreclosure sale): 10 (2020), 12 (2021), 26 (2022), 16 (2023), 15 (2024), 31 (2025) and 65 in 2026 to mid-October. Mostly houses. The roll keeps only each parcel's last sale, so foreclosures later resold drop out of this count. City open data (s1), codes (s28).
Transfer tax collected, Clark County$176.5 million (2024)
At $2.55 per $500 of declared value, countywide (the Strip included): $240.5M in 2021, $218.7M in 2022, $150.5M in 2023, $176.5M in 2024. Clark County Recorder (s8, s6).

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

The largest landowner inside the City of Las Vegas is the federal government: 'USA' holds about 14,300 acres, almost a third of the land the roll gives an area for, in whole 640-acre sections on the north-western edge, some care of the Bureau of Land Management and 27 parcels leased to the City. Las Vegas grows when that land is auctioned. Next comes Howard Hughes, with the City's share of Summerlin, then the City itself, the school district and the water district. Counts group spelling variants; acres use the Assessor's stated area, or the smaller of it and the mapped area. Parcels with no stated area count as none.

NameTypeCity roll, Oct 2026

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Las Vegas grows at its edges. The City's new homes are almost all single-family houses in master-planned communities in the north-west (Skye Canyon, Sunstone) and the west (Summerlin's City portion), built by the national builders, often on lots bought from a master developer such as Howard Hughes. The City permitted 2,329 units in 2025 (1,997 single-family, 49 in 3-4-unit buildings, 283 in 5+-unit buildings) and 3,590 in 2024 (2,655 single-family, 929 in 5+-unit buildings); all of Clark County permitted 14,466 in 2025 (s33). There is no official league table. The figures below count parcels each builder held in its own name on the City roll on 11 Oct 2026, mostly lots and unsold homes: a snapshot of land in hand, not starts or closings. Each roll name is tied to its parent through that parent's SEC exhibit.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Commercial Las Vegas inside the City is casinos, hospitals, the outlet mall and rented houses. The Strip's REIT-owned resorts are outside the City. Inside it, VICI owns the STRAT; Station Casinos and Boyd own their own casinos; Simon owns the outlet centre; and single-family rental landlords hold thousands of houses through securitisation LLCs. Taxable values are the City roll's (assessed ÷ 0.35), Oct 2026.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Who stands behind the single-purpose owners: 18 Fremont Street Acquisition (Circa), T-U P R LLC (Plaza), 220 North 4th Street LV LLC (Downtown Grand), DRP Solaris NV 1 LLC (the $350M 2025 'Peccole West' purchase), Monument Hills Partners LLC (the $94M 2026 land purchase) and STRAT Propco LLC. No opened filing names their members or parents.
  • Who sold the 939.52 acres to Monument Hills Partners LLC in Aug 2026, and whether it was federal land. The roll keeps only the new owner and price; the Assessor's ownership-history page refused scripted reads.
  • Whether GNLV is still within Fertitta Entertainment in 2026. The link is from the Dec 2020 proxy.
  • The Smith Center's lease from the City (term, rent) and the City's own Symphony Park asset list (the City's 'Real Estate Assets' open dataset was found but returned an empty body).
  • Fremont Street Experience: the canopy stands over the public street, which has no parcel. The roll shows only 'Fremont St Experience Parking' at 425 Fremont St (2 parcels). Who owns the Fremont Street Experience company was not established.
  • The Las Vegas Strip resorts are in unincorporated Clark County, not the City, and are deliberately left out of this record.
  • 1,104 house parcels carry the owner name 'TAXPAYER', all mailed to the County Government Center at 500 S Grand Central Pkwy. This looks like owner confidentiality, but the roll does not say why.
  • Condominium towers are owned unit by unit by individuals and are not named; any such tower would carry owner null (not-disclosable).
  • Builder figures are parcels held on one date, not starts or closings, and the roll has no seller field, so deeds by builder cannot be counted from it. A count of sales would need the Assessor's $300-a-month AOSales file.
  • Nareit and CoStar-type landlord rankings remain paywalled or blocked (national pack gaps); the commercial list is built from 10-K filings and the City roll.
